how long until realtors start screaming panic to get sellers to close sales?

  3. FORTUNE Magazine

How many percent of Carpenters, masonries, builders are UNLINCENSE AND ILLEGAL DAY LABORERS/IMMIGRANTS hired by well-known Homebuilders in New Jersey ??????

Immigration reform could kill the housing boom
Up to 40% of home building is done by undocumented aliens. But no one’s talking about what a crackdown could do to real estate prices.

    It’ll never happen.

    Only 59 more to go!

  6. UnRealtor says:

Is an “undocumented alien” similar to an illegal alien?

  7. UnRealtor says:

My former realtor recently put the house up for sale.

    Times are tough.

  8. Anonymous says:

It would be nice to know how many withdrew their homes from the market.

  9. grim says:

Between 5/1 & 5/31, 986 listings were withdrawn from GSMLS (same counties as listed for inventory)

    what does “withdrawn” mean?

  11. Anonymous says:

    Thanks Grim!

That means we have theoretically crossed the 30K limit.

Some if not most of the sellers may have a feeling that they can get better deals in the future. IF the housing bubble bursts and anxiety levels increase, we can hope to see most of the 900+ homes for sale again.

Inventory in my zip code has increased by two thirds in the last two weeks, I am truly amazed at how much is coming on, and how quickly.

  14. Inventory put into context.

The link to a Bloomberg radio show I posted last week included a response from an economist regarding the 64% YOY increase in inventory in the Northeast – “It’s remarkable.”

  15. RentinginNJ says:

The Fed just released the minutes from the May, 10th FOMC meeting. They seemed concerned, in their traditionally very calm and non-alarmist manner, that inflation risks were higher than they expected. They even explored the possibility of a 50 basis point increase.

  16. pesche22 says:

and when you speak to people about the problem of inventory build up
    they look at you strange.

i believe most folks dont get it
    yet.

and many still believe that just because your on the water or river
    it commands a higher price.

and what is going to happen to all
the condo’s and townhomes that are being built in Sea Bright, Monmouth Beach, Asbury Park?

Educate me. What happens to all these finished units?

  17. bairen says:

Bye bye to them when a major hurricane hits. 1 in 11 chance of one hitting between NYC and Cape Cod this year. Saw it on CNBC this morning from one of the major newspapers.

  18. UnRealtor says:

    what does “withdrawn” mean?

The seller decided to take the house off the market.

Typically, when a house sits for awhile, the realtors will re-list under a different MLS #.

    Shady stuff.

  19. pesche22 says:

and why are these units still so high priced??

talkin about asbury , long branch,
    sea bright, monmouth beach ,

seems to me still very high.

    unrealtor,

Thanks for your answer, you are always answering my questions.

The house I am refering to is:

    2274523

since you are very familar with Millburn, do you have any thoughts about this one?

  27. UnRealtor says:

“since you are very familar with Millburn, do you have any thoughts about this one?”

At $750,000, the owner probably wasn’t really looking to sell, per se, but instead to make some cash via a Greater Fool buying that crackerbox for $750,000.

Happens a lot, they just throw it out there at crazy prices to see if anyone bites.

Please be patient, and wait until 2007 to spend your $750,000.

Yes, it sucks, but buying now is financial suicide.

  28. Anonymous says:

I like that price is adjusting but hoping for housing market collapse seems childish and dangerous, Bob. In 90s it was a struggle to get a job, many people I know was struggling. Japan is suffering with decreasing population (low birth rate) and depressed economy for years now. And you have to understand if you get laid off in Japan, you rarely get rehired by another company. I wouldn’t compare US with Japan and hope same thing happens here.
