kind of reminds of our former real state agent (the ones who have a sickening yellow logo) who told us we should look in Sussex county because prices in Morris County would never go down to the level we wanted to pay. Also, she/he told us the classic: “you are pre-approved for so much, why are you offering so little on the house”.

If and when I buy a house, I will send her/him a picture of the house and inform her/him of the amount of commission she/he lost because she lied to me.

really should not be so bitter. . . .think I need therapy.

#200 is dedicated to the re agent who told me starter homes in need of renovation would never go below 500k in Madison and I should look in North Plainfield. She also told me I was throwing my money away renting.

And in Mighty Madison we have a renovated ranch for 439k.

What’s funny is if you read the agents description she includes the OLP 464k.

POS capes and ranches that hadn’t been renovated in 30 years were listing for 520 to 550k in March 2007, usually backing on the train or under a transformer.

You can rent it for $2,700 or buy it for 699k and pay at lest 2k a month more with 20% down and pay at least 2k a month more then renting.

The quality of rental properties is increasing and prices are dropping.

I know since I checked out all these towns in Feb/March of 2007. You should have seen the pos people wanted $2,500+ for.

It’s only january, wonder what the market will be like this summer. Looks like this summer I can rent a nice ranch/split/colonial for less then I was renting a 2 bedroom townhouse in Basking Ridge for.

The quality has gone way up, especially for the 2 with pictures below 3k a month.

Are these FBs trying to ride out the downturn or who are unable to sell without being a short sale? They would have to be negative cashflow for anything bought from 2004 to 2007, even with 20% down. Taxes on a pos ranch or cape would be at least 6k, depending on the size of the lot.
