Irvington residents are reeling from 17 percent tax hike
A 17 percent municipal tax increase here has given rise to resident anger in recent days as the township’s quarterly bills began arriving in mailboxes.
Although the township council adopted its municipal budget two weeks ago, it did so without addressing the substantial tax hike accompanying the spending plan, leaving residents surprised to see the tax impact last week.
Residents’ frustrations were compounded by the bills’ late arrival. Although fourth-quarter tax bills typically arrive on or around May 1, a late budget process pushed back the mailing of the bills by about 10 days, in most cases a day or two after municipal elections held on May 11. That timing led some residents to question whether officials delayed sending out the invoices to minimize a potential voter backlash at the ballot box.
“It was very sneaky the way they did it,” said Berkshire Place resident Marie Vaughan, who said that taxes on her home went from $1,875 last quarter to $2,945.
She said it would be a hardship to make the increased payment, particularly before the June 7 deadline.

Grace Schmidt, who bought a home on Madison Avenue six years ago, said the tax increase is all the more jarring because, she believes, township services are in decline.“Where is it going? It’s not going to garbage pickup, it’s not going to the schools, it’s not going to the roads,” said Schmidt, a single mother who works in retail and as a nurse’s aide.

Are you trying to figure out whether it’s better to buy or rent a home in New Jersey?
A recently published “rental ratio” for North-Central New Jersey shows the relationship between housing prices and rents that’s informative.
The rental ratio is the price of a home divided by theannual cost of renting a similar home. For example, if the price of a home is $200,000 and the annual rental for a similar home is $10,000, the rental ratio would be 20 ($200,000 ÷ $10,000 = 20).
The higher the price of the home and/or the lower the rent, the more financially attractive renting will be, and vice versa. In otherwords, the higher the ratio, the more expensive ownership is compared to renting. Many believe that a rental ratio above 20 indicates that serious consideration should be given to renting.
A recent report by Moody’s Economy.com pegs the rental ratio in North-Central New Jersey at 23.4 in the last quarter of 2009. That ratio, down from 27.8 in 2005, suggests that from a financial viewpoint now is a good time to rent rather than buy.

I would like to have a diesel as its easier to store a small amount of backup diesel, if TSHTF in some manner to cause gas lines my opinion is that diesel would be easier to acquire then gasoline, I happen to like diesels as my first 2 cars were diesel, and yes if push comes to shove its actually pretty easy to make some rotgut biodiesel ( the quality stuff takes a little more effort).

PDFs, particularly scanned pdfs, take up a helluva lot of memory (I think a scanned pdf takes up something like 10X the memory of a converted doc). So you could simply look at the storage capacity of the device to get an idea.
Also, how easy is it to zoom on a reader? My issue with pdfs is having to navigate in the page (eyes aren’t what they used to be and I can’t leave it at 75%). I think that would be a consideration.

Knowing you, when you mentioned diesel, I figured you had bug-out capacity in mind.
I think that this works as a dual purpose vehicle (daily and bug out) only if you can handle the cost differential for daily use, and if you can keep appreciable amounts of diesel in very long term storage (and have the capacity to do so).
You know more about this than I, but for me, I don’t see how it is anything other than a case of the tail wagging the dog.

I was thinking of buying the new four door wrangler convertible at one point as it is the only five passenger convertible on the market, plus cheap gets good millege and 4 wheel drive. Howver, rest of current Chryslers stink, except maybe hte minivans as you can get some amazing deals.
Pretty much I love Chrysler cars made between 1962 and 1973 and still like Jeep products. Hey so what if Chrysler went on a cold streak from 1974 to 2010 in the car department, they will be back!!

Despite a nearly $1 trillion rescue plan, concerns about Europe continue to haunt the financial markets. Late Tuesday, the euro slid to more than a 4-year low against the dollar, triggering another sell-off in U.S. stocks.
Beyond the obvious problems with Europe’s “PIIGS”, investors worldwide are nervously wondering how badly Europe’s sovereign debt crisis is affecting the banking system — both over there and here at home.
“In some ways European banks are worse than ours. They’re certainly less transparent,” says our guest Chris Whalen, managing director at Institutional Risk Analytics. “It’s a strange time. And I think it talks to the basic lack of competitiveness, the lack of productivity really in Europe. And you also have the same problem in the U.S. We just have the flexibility of being able to print money.”
So what does Europe’s end game look like?
“For Europe, basically they have two options: Individual countries can continue to borrow money until they can’t. Then they hit the wall,” says fellow guest John Mauldin, president of Millennium Wave Advisors and author of the Thoughts from the Frontline e-letter. “Or they can willingly throw themselves into a Depression by cutting their deficits dramatically.”
For now, Whalen says politicians aren’t willing to make the tough choices about spending and cutting deficits. Instead, “we’re just managing bubbles here,” he says. “To me we’re on life support right now. We still haven’t figured out as a society, both Europe and the US, how we fix these economies and make them go again,” Whalen says.
Anxiously Watching the Euro
With the global financial markets seemingly hanging on its every move, the fate of the euro is obviously a huge wild-card right now. But Mauldin or Whalen believe it’s unlikely the EU will disintegrate and the euro disbanded, as Paul Volcker suggested last week, but both believe the currency is heading lower.
“I think the euro’s going to parity. The pound’s going to parity,” Mauldin says. “And we’re going to see the yen go to $100, then $125, then $150. Pretty soon we’ll get a bid for $200 and $250,” which will have huge implications for global trade.
“Not one of those countries [in Europe and the rest of Asia], not any of those businesses, and any of those exporters in those countries are going to be upset,” Mauldin says. “They’re going to be happy because they’re going to be able to export with cheap currencies against us.”

I do that now with my price spike emergency stock, but it is in gas cans.
I only keep 7-10 gallons on hand, which I usually buy when I see price dips, and keep until I think I need to dump it, and in the tank it goes.
Doesn’t really save money (price savings cover cost of cans), and the periodic decanting is a minor hassle, but I always have gas on hand just in case.
I’d like to go the 55 gallon can route but for two things: The hassle of filling and moving a 55 gal. drum, and the fact that it would take me months to use that much gas.
I know how to solve all of Irvington’s problems based on what I’ve read on the board.

Well, that would make sense for you then, especially since you don’t have to be concerned with the long term storage issue.
In fact, if you use that much, I would suggest it may be worth it to get a small trailer that could carry 2-4 55 gallon drums. Fill them at the cheapest truck stop you can find in your driving area. Then you could just park it in the garage or back yard or wherever. You would have enough volume to justify the effort as you would only have to get fuel a few times a year, and would have a price spike-bug out backup supply.

I used to drive A LOT when I had 82 Passat 1.6 diesel. 20K+ miles a year. I was getting 50+ mpg on highway and 30+ city. Of course 54hp s@cks in terms of acceleration. No AC and power steering helped too :) Top speed was around 90MPH

You can put 300K on these without sweating plus get 25-30 mpg on the highway out of a damn V-8. These cars are the best kept secret–particularly in the used car market. That is a commercial vehicle. I believe that record is held by a 1920′s or 1930′s Ford Towtruck. Supposedly, it is on call 24/7 every day for 90 years and still running.
The Volvo is operating under one owner, one driver all original rules, same engine and tranny. The guy on Long Island has never let his wife drive, never valeted. The key is one owner driven and documented. Other key is always serviced at Volvo dealership since day one and recognized officially by Vovlo.
Lot of multiple driver commerical vehicles cross one million miles. But when he hits three million I doubt there will ever be a one owner car that can do it. You would have to drive 50,000 miles a year for 60 years to do it.

Further, I now believe that the “exit tax” was a fatal flaw on the part of the USG, as it may well result in LESS revenue from expatriates than the former 10 year inclusion period.
And given that countries like Canada now look like tax havens compared to the US, we are in real trouble.
In fact, based on the structural disparities alone, I can now confidently predict that a great deal of wealth is going to go north and south in the next year or two.
Here’s how I think it will work: The uber-wealthy will apply for citizenship in Canada, which may take years to get, but in the meantime, they buy into St. Kitts-Nevis, or some other country as a stopgap measure while waiting for canadian citizenship. Then they simply carry two (or three) passports until the best time to expatriate, and sayonara Uncle Sam.
If they are simply living on their zillions, they can stay in the caribbean. Or, if they have a business, they can relocate it to Canada for preferential tax treatment, both there and in the US thanks to our tax treaty. Sure, taxes are higher in Toronto than in St. Kitts, but nothing like they would be in the U.S. Best of all, the real killer tax, the estate tax, is avoided forever.
Which leaves the rest of us holding the proverbial bag.

Why would you push it UP? Put the empty barrel in the truck, fill it there, and use the hand truck to roll it off (or just roll it off via ramps and a rope brake of some sort).
As for storing, since diesel will keep for a year at least, and you go through it, seems to me that having just one barrel means doing that work a lot more often. Why not get two and double the capacity with just a small increase in time and effort?

My dad was an independent contractor, fixing gas pumps. Years ago, he was one of only 2 left in the state that repaired the old non-digital style. After the repair, he would test the pump, calibrate the #’s, etc. Testing meant he had to pump gas into the “test barrel” (a 55 gal drum in the back of his truck). He would bring the gas home and syphon it into one of 4 “reserve barrels” in the back of our property. He affixed a pump handle assembly to the drum top. From about 1978 until about 1993, we rarely bought gas.

I was actually looking for something that was oriented more towards tankering/dispensing. It seels like those are just aux tanks to supply the pick-up itself. I’d been looking for something like this, but that can move 30-35 gallons (in one or two tanks), plus a pump to raise the fuel from the truck bed to about 6′ high.
We talk blithely about the masses revolting if we ever hit $5 gas, but in my anticipated application $5/gal is cheap, $6-7 is not uncommon. Tankering road fuel in at $3 is a varitable bargain, and if the tank holds 20 gal, $40 a tankful pays the cost of the tanks rather quickly.

Such as the dispersant used are banned in the UK and there is evidence of them causing health problem in humans when they become airborne. Dont forget there are more effective one available that are less toxic but BP doesnt own those.

Alap, good luck I offered on one and am 70+ days into the process to probably get a no or we want another 75k etc. Short sales suck, between the inconvenience of dealing with the sellers and the BANK(meaning what ever legal entity the servicer is mixed up in) you have to be getting a good deal for it to be worthwhile. Most banks want at the minimum a viable buyer with traditional financing or cash, they don’t care all that much as long the the asset comes off the books and the hit isn’t too bad. It takes a very long time often with no results, if you want to throw sh*t in the wind and see if it hits it’s target, go for it but be prepared to wait and then wait more and most likely they’ll say no.

That reminds me of a guy I knew whose family had a small biz that pumped water out of underground tanks for station owners.
Needless to say, they would siphon off the water and a bit more, just to make sure they got it all.
Then they would siphon off the gas they took into 55 gal. drums.
They also rarely ever bought gas.
Alap you should be able to get below 15% off 2005 pricing, 20-40% is within reason, most banks will take 85%-90% of current market value. Get guidance from a good agent on what the current market value should be and offer 85% of it and see what comes of it.
NOAA says ‘small portion of light oil sheen’ has entered Loop Current
The National Oceanic and Atmospheric Administration released the following advisory at 3:45 p.m. today:
NOAA’s latest observations indicate that a small portion of the oil slick has reached the Loop Current in the form of light to very light sheens.
In the time it would take for oil to travel to the vicinity of the Florida Straits, any oil would be highly weathered and both the natural process of evaporation and the application of chemical dispersants would reduce the oil volume significantly. However, the oil may get caught in a clockwise eddy in the middle of the Gulf, and not be carried to the Florida Straits at all.
Oil entrained in the Loop Current would require persistent onshore winds or an eddy on the edge of the Loop Current for it to reach the Florida shoreline. If this were to occur, the weathered and diluted oil would likely appear in isolated locations in the form of tar balls.

You can have a truck outfitted with a tank that will hold quite a lot, over 100 gallons. I recall a news story about a fleet owner in AZ that outfitted a pickup that way in order to drive to mexico, buy fuel, and drive back to be dispensed into his trucks.
I submit that this is a commericial expense, and not practical for home storage.

Don’t Get Used to the Good Life

I heard there had been riots in Greece. People in Greece rioted because the Greek government cut public sector employees’ wages. The government cut their wages because it paid the employees too much in previous years. The European Union requires its members to keep the budget deficit to 3% but Greece was running 13% deficit and lied about it to the EU so it could pay the wages it couldn’t afford.
Instead of being content about having had some unusually good years, people are mad about being asked to go back to normal because they got used to the good times. Rioters threw fire bombs into a bank. Three poor bank employees who had nothing to do with the wage cuts died of inhaling smoke. How sad.
Lesson learned: don’t get used to the good life. It’s much harder to cut back than to spend the extra money. At the individual level, how do we make sure we are able to deal with an income reduction so we don’t riot in the streets?
Saving money when times are good is too obvious. I won’t bore you with that.
Maintaining a flexible budget would be another way to deal with potential income reductions. I’m very wary of buying anything that requires an ongoing payment. Once you sign up for an ongoing payment, it becomes part of your budget. You keep paying and don’t think much of it. Any cutback will be perceived as giving up something that you got used to.
That’s why I don’t have an iPhone, even though the other day I saw the grocery store cashier has one. If I have the money, I’m OK with spending it on a one-time purchase. I bought a 52-inch LCD TV and a Blu-ray player last Christmas. I enjoy them. They are not that expensive. After Bing Cashback, I paid about $900 for both. They are much less expensive than an iPhone.
When you have a flexible budget, a 20% income reduction doesn’t affect your basic lifestyle. You naturally hold back the one-time purchases you used to make but your basics are still covered. When your basics are still covered, there’s no reason to go rioting in the streets.
Governments don’t seem to understand this concept of budget flexibility. When times are good, they create new programs that require ongoing funding. The programs are no doubt worthwhile, just like an iPhone is nice. Once created, people get used to these programs. When good times pass, cutting back on the programs becomes so much harder.
Lately I received many flyers in the mail about protecting such and such programs against the dire consequence of budget cuts. I wonder if the so called cuts are only compared to the good times. I also wonder if such programs would have been created if we didn’t have a real estate bubble which flooded the government with extra money.
The same goes for tax cuts. It’s clear to me that the Bush tax cuts weren’t sustainable when they were enacted. However, once people get used to them, they become the norm. Even Obama is afraid of sunsetting the Bush tax cuts as scheduled. What a disaster. If the Bush tax cuts were bad, let’s do the right thing and not continue them.
You see how good times can do so much damage?

This is very true. I have seen more than a few people who have a short run of really exceptional years (with large bonuses or above-average commissions) who, instead of taking the extra income and considering it just that, extra, something not likely to be repeated, they adjust-up their entire spending pattern and come to rely upon the extra income.
The good life is more than the sums of our bank accounts. Our health, social connections, self esteem- priceless.

California’s income patterns look like a roller coaster. The problem is, when the revenue from capital gains, personal income, corporate income taxes plus property taxes were up – they spent it all (or committed it to unsustainable pay increases in the public sector.)
No rainy day fund, no “these are the salad days – we better not plan on this in the future” mentality – just: we got it – let’s spend it.
That is the CA budget problem in a nutshell:

Absolutely no fiscal restraint. Now we have a structural deficit that has been in place since those “salad” days. No one in their right mind would run their personal budget in that manner- but TPTB @ the state level sure did.

This is getting a bit more subjective, but I much prefer the Zune Marketplace. The interface is colorful, has more flair, and some cool features like ‘Mixview’ that let you quickly see related albums, songs, or other users related to what you’re listening to. Clicking on one of those will center on that item, and another set of “neighbors” will come into view, allowing you to navigate around exploring by similar artists, songs, or users. Speaking of users, the Zune “Social” is also great fun, letting you find others with shared tastes and becoming friends with them. You then can listen to a playlist created based on an amalgamation of what all your friends are listening to, which is also enjoyable. Those concerned with privacy will be relieved to know you can prevent the public from seeing your personal listening habits if you so choose.

What is happening in Irvington is “taking advantage of homeowners”. Property taxes has gone up and up since the re-evaluation but services had gone way down or non-existent. Even though we won’t see the production version of the standard Audi A7 until this year’s Paris Motor Show, the men and women in Ingolstadt are already prepping a hotted-up version of the swoopy four-door coupe (we still aren’t used to typing that), as seen here in this latest set of spy shots.
