Residents win rent control battle; landlords face steeper hurdle to raise rents

Landlords looking to raise rents on rent-controlled buildings will have to meet a higher threshold to do so under new measures passed by the city this week.

The City Council approved a resident-sponsored initiative to tighten rent control laws, last week. The measure requires a landlord spend 12 months worth of rent to rehabilitate a vacant apartment in order to raise rent by up to 10 percent.

“From the perspective of ensuring that we maintain housing affordability from every level, from low-income through moderate-income, the rent control ordinance is another extremely important piece of the puzzle to do that,” said Richard Cammarieri, a housing advocate who works at New Community Corporation.

Homes for All Newark, a coalition of housing advocates and renters, collected enough signatures to submit a ballot initiative to the city last month requesting these changes. If the council failed to approve the measure, it’d be up to the voters to decide.

The rent control measure essentially reverses changes South Ward Councilman John Sharpe James proposed early this year. In March, the council agreed to lower the amount a landlord must spent in rehabilitation costs to raise rents: Eight months worth of a unit’s rent would allow a landlord to raise rent by 20 percent. The new legislation caps increases at 10 percent.

Cammarieri said rent control changes were one part of making sure the city remained affordable amid new waves of development. The city is also pushing an inclusionary zoning ordinance requiring new developments to set aside low- and moderate-income units.

    Crazy iPhone issue. It doesn’t want to let me charge it. I checked all the usual suspects. When I connect it to my PC via USB I get an error that says device malfunctioned during last connection. When I check USB under device manager, one line lists a failed connection and another line says unknown device. When I plug it into a charger, I don’t get the lightning bolt and it charges at about 1% an hour. Though every once in a blue moon, like after 100 tries with 10 different cords, it works. Usually after I plug a different device in first. If I can get my iTunes to see the phone, I’ll blank and restore it. But can’t get my PC to see it on the USB. Did a reset all settings on the phone, a DFU reset and a forced restart. Any other ideas?

    buy Android? I used to be a big Apple fanboy until my brother in law got me into Android. Now, I don’t have to wait a year for the crew from Cupertino to bless us with one technological morsel ever 365 days. I’ve enjoyed super fast wireless charging for quite some time now.

    FIL had the same issue and it turned out to be lint in charging connector. Uncoiled paperclip and go to town. I’m sure you’ve tried, just saying.

    Pumps I am a Bronx boy. Lived with minorities. I never said anything about Mexicans in my town. I did say the rental apartments in my town are filling up with immigrant families and their is overcrowding in the schools. That’s a fact. And they are from around the world. What I find amusing is that so many of the liberal homeowners are freaking out about this. So they are liberal as long as it does not affect their property value. Typical liberal hypocrite like yourself.

    My father was in his early 20’s when he was arrested by the federal govt. He cleaned up his act and was deported by Obama for crime committed over 30 years earlier. He did his time, changed, was a productive citizen, and was screwed over by the govt. Leave me dad alone, he wasn’t the best guy, but he was an honest guy. He payed the ultimate price, so stfu.

    I would wager with 90% confidence that Pumpkin is real. You can cross reference his stories using the NJ property tax database. There was a person who went by his original handle that owns property in the two towns in the stories and works in “finance” per their linkd’in account.

    They are either a real person who is trolling (or perhaps just incredibly hateful and ignorant), or a real troll who latched onto one individual’s ID and who is trolling under their name.

    Co-worker just told me a story today about their kid who identifies as non-binary. Kid is attending a $65k a year school where they are studying all kinds of let’s just say non-traditional subjects with other kids who identify as non-binary.

    I reminded said co-worker of what happened to the hippie counterculture in only a few short years after the MSM lost interest. My co-worker’s face lit up like a light bulb after that realization was turned on in their mind. Let’s just say my good deed for 9/11/17 has been completed.

    In other annoying news, the USB female on my iPhone is permanently broke. One month before the new iPhone comes out and when I’m upgrade eligible (would have saved $30 so no biggie). Apple Store was overloaded and couldn’t get an appointment until Wednesday (SHM) or Thursday (Willowcrook). Went to Geek Squad at Best Buy. Said repair cost more than phone. Ran to Verizon store and bought an iPhone 7S. Saw Apple offers a cheap 32GB model and then jumps to 128 for a sweet $100 profit margin increase. If I was smart and had some free time, I’d buy a used 6 and would resell it in a month. But there are too many apps I use for work that I need immediately. Verizon salesprick tries to sell me everything under the sun and then doesn’t tell me and adds the $12/month protection. I easily removed this at home. Restore of crap from old phone to new phone worked flawlessly fortunately and I’m up and running a mere $800 over 12 months later. Definitely NOT a Captain Cheapo day. On the bright side, it all went so quickly I had time to mow the lawn and transferred the two year old fuel from my generator to the car and loaded the generator with fresh ammo. She still starts first pull everytime. In other news, I smell like a gas station.

    My work gives me an iphone, personally I have been buying Chinese androids(huawei or oneplus) usually for $200-$300 I get a phone that will work for 2 years, they aren’t iphone good but generally they are really close. Other people at work use the corporate phone as their only phone, I don’t trust it. Too much spyware and if you get laid off they will remotely lock and wipe your phone, my smartphone pretty much contains my entire life so losing it would be debilitating. I welcome my iphone flaking as I can go buy a new one on their dime. Stu, iphones are not for cheapos, my father-in-law otherwise known as worlds cheapest man has a “blu”… phone even I won’t stoop that low, if you really were captain cheap-o that is what you would have. Worse than the “blu” phone is the fact that he hasn’t really purchased any new clothing since 1978, he proudly proclaimed at my wife’s cousin’s wedding that he was wearing the same shoes he wore to his college graduation.

    father-in-law, I’m not laying claim to that. We went on luxury cruise with him and my Wife’s step mother….that was interesting…..we certainly got some stares from the way he was dressed. A man who pretty much never wears anything more formal than a Hawaiian shirt is now asked to wear somewhat formal clothing, lets just say his collection of 1970’s cruisewear would make Frank costanza from Seinfeld proud.

    @The Whitest Guy, dumped all my (four) iPhones for S8s a month ago. Switched from Verizon to ATT. Couldn’t be happier. And yea, wireless charging is awesome. No more messing with the female ports at night (ok, I had to add that to get everyone’s attention).
