I say flip it, flip it good

From Bloomberg:

Home Flippers Pile Into the U.S. Market, Scoring Higher Profits

Property investors were bullish on the U.S. housing market in 2017, flipping more homes than in any year since 2006, when the real estate bubble that helped upend the global economy was still inflating.

Investors flipped more than 207,000 single-family houses and condos in the U.S. last year, Attom Data Solutions said in a report, which defines flips as sales that occur within 12 months of the last time the property changed hands. More than 138,000 investors flipped a home last year, the most since 2007.

“The long up-cycle that we’re in is giving more and more people confidence to try their hand at home-flipping,” said Daren Blomquist, senior vice president at Attom. Rising home prices are “pulling more people onto the bandwagon.”

Today’s home flippers appear to be more conservative than bubble-era investors. The average flip generated gross returns of 50 percent in 2017, compared to 28 percent in 2006. Thirty-five percent of flippers financed their acquisitions last year, the highest share since 2008 but far lower than the 63 percent who used loans in 2006.

We have about 6 inches of light and fluffy snow in my section of Boston. This baffles me because the temperature never even got down to freezing, 33 right now. At what temperature do you get heavy, wet snow?

  5. grim says:

This storm is no match for the monster 13hp snowblower, god damn this thing is a tank. Eats through 2 feet like nothing.

Had to swap the head this past summer, didn’t want to sink any money into it, now I’m going to see if I can retrofit a 15 hp engine to it. Worth every penny if even out for one storm a year.

  6. grim says:

Dug myself out at about 5:30 to get more gas for the snowblower (she drinks 2 gallons an hour).

Trees down everywhere, hanging off of power lines everywhere. Every curbside shade-tree is pulling on the lines. Saw a couple of cars smashed by trees. Crazy because it was absolutely beautiful outside when the sun started coming up. Super quiet.

Some continued positive news in Essex County:

“County taxes are going up only 0.75 percent this year,” officials stated. “This contributes to the 1.65 percent increase over the last 16 years.”

I find the plan to reduce the debt by 2026 promising:

“Over the last seven years, Essex County has held the increase in property taxes to about 1.65 percent, which is under the state cap of 2 percent.

Over the last 16 years, Essex County has held the increase in property taxes to about 2.5 percent, which is the fifth-lowest percentage rate of increase of all New Jersey counties behind Hunterdon, Monmouth, Burlington and Somerset counties.

In 2007, DiVincenzo implemented an initiative to stabilize the county’s debt service by refinancing existing debt without extending its maturity date and limiting the amount of new debt to a maximum of $20 million annually. In 2018, the debt service payment is $111.8 million, which will be reduced to just $37.3 million in 2026.”

    Hi Patrick,

I did work in a mail room in the early 1980’s but I kind of gave that type of work up when I graduated with my engineering degree in 1984.

Thanks for thinking of me though.

BTW, I did like that mail room job though. They gave me a brand new 1980 Chevy van with a V8 engine, air conditioning, and a gas credit card! That was heaven on earth when I was 20 years old. Even at $4 per hour I thought I was rich because my share of the rent on my college apartment was only $80 per month. Good times, good times.

If I have to drive in blizzard conditions I always avoid highways with large elevation changes. I know my vehicle can make it through the snow, but that does you know good if enough other vehicles can’t. While living in Nutley I once had to be in Long Island (where I had a place) for Monday morning but a blizzard was coming in fast and furious Sunday evening. No way was I going to hazard the Cross Bronx Expwy. No shoulders and enough undulating hills that 5 ill-equipped vehicles could easily close the highway down. Instead I drove in about 8 inches of snow through the Lincoln Tunnel, through Manhattan and through the Queens-Midtown tunnel. When I got through the Q-M my eyes beheld something I had never seen before: A completely empty Long Island Expressway! I had the pleasure of driving on snow at 60+ mph because I had 5 flat lanes all to myself.

Ex-Jersey – what were your feelings when Gennifer Flowers came forward? Did you still vote for Bill? I mean “60 Minutes” gave them an audience of 50 million after the Superbowl to refute and lie on TV about his 12 year affair, which he he later admitted to.

Most Democrats agreed back then in 1992 with Bill Clinton when he said that affairs were between a man and his wife.

Here is the transcript. For the Democrats they still voted from him in the primary and the general election even though he admitted he was an adulter and caused “pain” in his marriage on live TV.

  62. Ex-Jersey says:

Bill was a Rhodes Scholar and pretty decent diplomat. His speaking skills were off the charts. As a raging heterosexual I was unphased. I think he was a wee bit stupid and left the office in a bit of a cloud….but never affected my vote. But I wasn’t aligned with evangelicals and white supremacy either. Black folks liked him and he seemed to like them. That probably bugs the shit out of you.

  63. Ex-Jersey says:

Trump’s nepotism is off the charts btw. Yet somehow that’s OK.

  64. JCer says:

At least the Gennifer Flowers thing was consensual and she wasn’t bad looking(probably the only decent looking women Clinton had an affair with). Doesn’t make his numerous assaults any better. I’m the first to admit Bill Clinton had a pretty good presidency, he was much more of a centrist and really breathed life into the democratic party. Obama’s shift to the left will wind up being catastrophic for the Dems. Clinton was able to work with the Republicans and they kept him in check, there was stability. Bush Jr and Obama were both clowns, Trump is like a game show host from Telemundo.

All things considered, objectively Trump is doing a better job than Obama did by this point. Despite being hellbent on undoing all things done by Obama and trying to destroy the environment. Politically he is winning.

  65. Fast Eddie says:

And did nothing with it. It would have been like shooting fish in a barrel. GDP was anemic during has regime and the only president to not have 3% GDP while having a clean slate to work with. There was no place to go but up and he didn’t seize the moment – a true sign of a weakling. I knew he was a paper tiger the moment he announced a beer summit.

  68. JCer says:

And he handled it with all the grace and skill of Herbert Hoover!

  69. JCer says:

Back to objectivity Obama’s presidency was a forgettable one. The financial world collapsed, the perpetrators were bailed out and got to keep their toys, the economy did not fully recover in the Obama period. On foreign policy we got embroiled all over the world, Osama was killed on Obama’s watch but the direct actions of his foreign policy created favorable conditions for hundreds of more extremists like Osama(one in particular Al-Bagdadi runs ISIS). President drone strike killed more unsuspecting civilians in the arab world than any other president before him, they need to take back that nobel peace prize. Oh and Iran and North Korea obtained nukes under his watch. Obama made some strides for same sex couples and transgenders but also stoked levels of racial strife unseen since the 1970’s.

  70. Fast Eddie says:

And he handled it with all the grace and skill of Herbert Hoover!

Obama’s presidency summed up was one step forward…two steps back. Anything good that he did(and I will admit he did the right thing sometimes) was promptly followed by other actions that were backwards and moved us in the wrong direction. While I abhor Obama mostly because I felt he was duplicitous and lied to our faces while telling us he wasn’t going to lie, his presidency was not bad but it also was not good, it was like an 8 year timeout.

  75. Phoenix says:

Obama had all of these financial fish in a barrel. Why not shoot? I’ve always wondered this. Did they threaten to destroy the USA in some sort of way? Were they really “too big to fail?” Did they have enough money and clout to have him assassinated? One would think so.

“The financial world collapsed, the perpetrators were bailed out and got to keep their toys”

  76. JCer says:

The financial world oversaw the bailout, they were never going to go after their own(they also owned Obama lock stock and barrel). A bailout needed to happen for many banks but prosecution financial penalties, etc should have been on the table. The Swiss needed to bailout it’s two big banks and the way they did it was better for the taxpayer and inflicted pain on the banks without having them outright fail.

  77. 3b says:

    Obama cannot be criticized period.

  78. Libturd says:

O man blew it the moment the porkulous was released. He had full control of DC and he squandered his mandate the moment he took office. What really blew my mind about his two terms was how little he did for the minorities in this country. I know he was not your typical, rise up out of the ghetto black man. But I expected him to do more for them. In the end, his lack of doing was his parties undoing. At least the unhinged Dems are finally accepting that Trump’s gonna be here for a while. Never in a hundred years would I have expected such lack of humility from the left. I guess academics and elitism are not a part of good gamesmanship.

  79. JCer says:

Exactly Lib, the Dems had it, they could have done but instead they squandered it. Obama did nothing for the urban poor or the poor in general besides handing out more food stamps. That is point point of contention when talking with the big Obama lovers.

  85. JCer says:

HRC is the antithesis of “likeable”, there is an innate human quality found in successful politicians. If the Dems want to win the next presidential race they need to dig to find a likable(read electable) candidate. I’d say Cory Booker but I don’t think they can successfully play the black candidate card again and the fact that he’s from NJ is 2 strikes against him in a general national election.

Fair minded people won’t have that judgement Pat. Use the debt calculation that fits the narrative. Obama was the worst..blah blah. Trump adds 1.5 trillion in one year. This with 20,200 Dow and 4.7 % unemployment handed to him on silver platter upon entering office, unlike Barry.

  104. The Original NJ ExPat says:

That’s cart before the horse thinking. If Obama knew how to stimulate the economy higher rates would have followed. Instead he choked the economy through regulation as if he was choking his own chicken. Add the Secret TPP, Paris Climate Accord, attempting to kill coal and steel industries, etc. and the economy had no chance. The only jobs he was interested in creating were government jobs.

I would have had respect for Obama if he got the fed to raise interest rates. What do we need, Dow 50k before they try to raise above 2%?

  105. The Original NJ ExPat says:

Only with Obama era, lowest ever, growth numbers, which I guess lazy Democrats think (or pray) is the “new normal”.

Trump adds 1.5 trillion in one year.

  106. Libturd says:

    By,

Forget Trump’s optics and yes, it’s a little early to measure his success. But Trump hardly had a mandate and he has been crazy successful about keeping his promises. I am not arguing the merit of them here. Heck, at the start of Obama’s first term, he could have erected a wall made of gold if he wanted to. Instead, he focused wholly doing what every politician before him has done in the past thirty or so years. He bravely paid off everyone who got him to where he is.

  107. Bystander says:

And I am not saying that Obama spent wisely. The favored bailouts, cronyism and lack of bank prosecution are marks against his legacy. His legacy was what matteres. He did not want to be first black president who had the second great depression.

  108. Fast Eddie says:

He bravely paid off everyone who got him to where he is.

    $887,000,000,000 non-shovel ready jobs.

  109. Bystand says:

No lazy thinking is believing that a painted Orange blob ushered this all in within a year with his greatness

  110. The Original NJ ExPat says:

And I guess everyone he owed were good with shovels because that $900 billion that he used his super-majority to vote for in record time was supposed to go to shovel-ready jobs. I guess they needed shovels to shovel all of that money into their investment accounts. That’s why the Democrats no longer can raise any money. All of the people that Hillary was supposed to pay off were left sitting and rotating on their shovel handles.

He bravely paid off everyone who got him to where he is.

  112. The Original NJ ExPat says:

LOL. You can tell who here remembers facts and who creates fiction à la carte.

  113. JCer says:

Bystander on the lying. lets not forget how Obama campaigned. Trump’s whole platform is f*ck you, anyone who doesn’t expect him to lie is deluded and he has never proclaimed to be honest. Bill Clinton basically told the electorate that he was going to lie to them because it was politics, Obama ran with the promises of transparency, honesty, changing politics for the better…remember “change you can believe in”. He sold the electorate on that and being anti-war and what we got was president drone strike. A revolution in Syria, Libya, and Ukraine all featuring actors support by the USA who can only be described as “deplorable”. Trumps deplorable’s might be hick rednecks but at least they aren’t being armed by the government and don’t actually have ISIS and literal n*zis in their mist.

  114. Fast Eddie says:

All of the people that Hillary was supposed to pay off were left sitting and rotating on their shovel handles.

They should demand retribution from the Clinton Foundation Uranium slush fund.

  115. Bystander says:

Pat, you must do absolute mental gymnastics to think that things only got better on Jan 20th, 2017 while it was sh*t everyday since Jan 20th, 2009. That takes a lot of ignorance of facts. I liked lil Bushie Jr until I realized that he was starting a war in Iraq to finish Daddy’s grudge and using a bogus doctrine to do so..

  117. Bystander says:

    JCer,

Not disagreeing, hell you don’t get even get to the school board by telling honest truth. Every president is a liar. We can all agree with that one. Slick Willy had that lip biting lie, Obama had that finger pointing lie and Trump has that ‘anything I say is lie’ lie. I guess in the supporters mind that is a strength. I worry that he has so much time to tweet lie with pseudo celebs and D list celebs. How about letting some go by, Don?

  118. Bystander says:

    Eddie,

Hilary, Bush, Obama – all cold blooded killers. Trump will another year before he starts killing campaign. Need to get closer to re-election time. Part of the job too. Any Hillary lovers who thought she was ‘granny in pantsuits’ were sorely mistaken.

  119. Bagholder says:

Feel like there’s been a standing offer for a NK meeting, just seems like he’s the first one to say yes. Will be curious if it happens, spokesperson just walked the whole thing back.

It’s hypnotic but in the words of my firefighter (retired) neighbor “if there is ever a major fire in the Hollywood Hills, there will not only be massive property loss, but also lot’s of casualties as the roads aren’t geared for quick Evacuation.”

  125. Juice Box says:

Ex-Jersey, I was in Malibu just after the 93 fires which was arson. I don’t really know how they do it, but it is part of the Cali lifestyle, nobody died in that fire and nearly 800 homes were burnt to a crisp but they do know how to evac that is for sure.

This recent video of the commute on the 405 freeway is just crazy…

  134. Comrade Nom Deplume, whose sole regret is that he isn't Tom Brady says:

“When I got through the Q-M my eyes beheld something I had never seen before: A completely empty Long Island Expressway! I had the pleasure of driving on snow at 60+ mph because I had 5 flat lanes all to myself.”

In 1983, I drove to LI in a wicked storm. Sat it out in Hicksville until traffic subsided. Then found an on ramp to the LIE and it was empty. Flew to Patchogue in my 1972 Cutlass, kicking up a massive rooster tail the entire way, never seeing a soul.

I found out the next day that they closed the LIE but they didn’t block the onramp I used.
