NJ still the worst state for foreclosures

As we move further away from last decade’s housing crisis, its lingering impacts on the real estate market are dwindling.

But the Garden State still can’t escape its role as the No. 1 state in the nation for the percentage of properties in the foreclosure process.

The foreclosure rate was higher in New Jersey than in any other state in the first half of 2018, the second quarter of 2018, and the month of June, according to the newest figures from real estate tracker Attom Data Solutions.

Their analysis of June 2018 found over 5,700 properties in New Jersey with a foreclosure filing — default notices, scheduled auctions or bank repossessions. That means one in every 624 housing units was somewhere in the foreclosure process.

New Jersey’s rate is actually down 2 percent from a year ago, but the foreclosure picture has been so nasty over the last few years, the decrease isn’t enough to erase New Jersey’s unfortunate distinction as the foreclosure leader.

Through the first six months of the year, foreclosure filings hit 26,667 New Jersey properties — one out of every 125.

Forty-seven percent of New Jersey’s foreclosures are linked to loans that originated between 2004 and 2008, the data show.

“I do think that it can’t be blamed anymore on just the legacy foreclosures,” said Daren Blomquist, senior vice president for Attom Data Solutions.

    At some point, we’re going to realize that doubling the property taxes in the past 15 years are pushing people on limited incomes into foreclosure.

    I’m not talking about high income towns, I’m talking about low income towns.

    We were talking about East Orange the other day, good example, look at EO, where it’s relatively easy to find houses that went from $5,000 in property taxes to well over $10,000 in property taxes in the last decade and a half.

    NJ politicians are blind to this, and they’ll never talk about it, because it’s a problem of their own making. I’m not talking tax liens, although that’s a factor, I’m talking about impact to cash flow and spending, even living in a home owned free and clear.

    $300-500 a month in additional expenses for low-income individuals, who haven’t really seen any wage growth in the last decade, is a real problem. Keep in mind, this is not like financing a car, where you have some sort of asset and benefit, this is simply an increase in payments for services they are already receiving.

    Home was sold for $650,000 in 2017, and resold last year for $249,000. Only way to explain that value decline in Hudson County is massive deferred maintenance.

    In the mid 1980’s I rented a room in Wayne to an “escaped au pair”.     2. Never, ever talk to your creditors.
    3. Wait 7 years and just notify TRW, FICO, and Experian that you’ve had no contact with those creditors and you dispute their findings.

    YMMV, but my credit went from zero to great in 10 years. The important thing is to never make a payment to your creditors, which is why you should never bother talking to them. If you make even a single payment it resets the clock. You need to have no contact for 7 years with a creditor to have everything absolved.

    1. I still had a Sears department store credit card in good standing.
    2. Sears sent me a legitimate MasterCard to use in place of my store credit card.
    3. I charged the crap out of that card and made payments early and often (BTW, make three payments a month instead of one, it boosts your credit score).
    4. I bought a car, put $15K down, and took a 1 year loan for the other $5K, made every payment not just on time, but early.

    Smooth sailing after that. 20 years later I have credit score over 800.

    Not talked about much anymore. There are a few Shadow Inventory homes Bank REO around you know the house nobody lives in the lights aren’t on but the taxes are paid and the grass gets a rough cut twice a month.

    We still haven’t cleared all of the Shadow Inventory since the last crisis. One has to wonder who is paying the taxes etc.

    Federal Reserve still holds 1.7 Trillion in MBS mostly bought during the financial crisis. Even though the Fed talks the talk about gradually reducing the MBS in their balance sheet, it doesn’t have to and probably won’t sell any of the junk MBS securities it has purchased.

    Folks on our block did not make a payment (except property tax) since 2009. They were finally evicted a couple of months ago. Always had new cars etc. Looks like they also Heloc’d the heck out of the house as well.

    Got back to Texas last night. Drove 3,800 miles in two weeks from Dallas area to jersey shore with detours for sightseeing. Nastiest part of the ride was dc Baltimore area. The only nice thing I can say about Arkansas is that it has 41 Waffle Houses.

    The blue ridge parkway in Shenandoah is amazing. Also did part of it around Asheville. Stopped at Hattie b’s in Nashville and the pyramid bass pro shop in Memphis both parts of the trip.

    Pigeon forge Tennessee was like every weird person ever spotted in a Walmart went on vacation to the same place at the same time. We wanted to fish in the mountain streams in the smoky mountains national park. Unfortunately we couldn’t since every possible fishing pool in the streams were full of hillbillies. They were just standing in the streams, most were wearing cargo shorts and t shirts. The roads in that area of the park were very narrow, not like Acadia in Maine or the blue Ridge Parkway.

Apparently they claim to already have most of the building cost funds already available. I don’t buy that. And based on FB comments most don’t want it. Asking questions about cost to run including people to run it. If this was 10 to 15 years ago it would be treated as a huge positive for the town
