Will we ever get through the backlog?

From NJ101.5:

NJ still the worst state for foreclosures

As we move further away from last decade’s housing crisis, its lingering impacts on the real estate market are dwindling.

But the Garden State still can’t escape its role as the No. 1 state in the nation for the percentage of properties in the foreclosure process.

The foreclosure rate was higher in New Jersey than in any other state in the first half of 2018, the second quarter of 2018, and the month of June, according to the newest figures from real estate tracker Attom Data Solutions.

Their analysis of June 2018 found over 5,700 properties in New Jersey with a foreclosure filing — default notices, scheduled auctions or bank repossessions. That means one in every 624 housing units was somewhere in the foreclosure process.

New Jersey’s rate is actually down 2 percent from a year ago, but the foreclosure picture has been so nasty over the last few years, the decrease isn’t enough to erase New Jersey’s unfortunate distinction as the foreclosure leader.

Through the first six months of the year, foreclosure filings hit 26,667 New Jersey properties — one out of every 125.

Forty-seven percent of New Jersey’s foreclosures are linked to loans that originated between 2004 and 2008, the data show.

“I do think that it can’t be blamed anymore on just the legacy foreclosures,” said Daren Blomquist, senior vice president for Attom Data Solutions.

  2. grim says:

Blame it on the increasing property taxes.

At some point, we’re going to realize that doubling the property taxes in the past 15 years are pushing people on limited incomes into foreclosure.

I’m not talking about high income towns, I’m talking about low income towns.

We were talking about East Orange the other day, good example, look at EO, where it’s relatively easy to find houses that went from $5,000 in property taxes to well over $10,000 in property taxes in the last decade and a half.

NJ politicians are blind to this, and they’ll never talk about it, because it’s a problem of their own making. I’m not talking tax liens, although that’s a factor, I’m talking about impact to cash flow and spending, even living in a home owned free and clear.

$300-500 a month in additional expenses for low-income individuals, who haven’t really seen any wage growth in the last decade, is a real problem. Keep in mind, this is not like financing a car, where you have some sort of asset and benefit, this is simply an increase in payments for services they are already receiving.

No lawns in Union City. Every inch of privately owned land has been build out as bedrooms.

Home was sold for $650,000 in 2017, and resold last year for $249,000. Only way to explain that value decline in Hudson County is massive deferred maintenance.

Taxes on the house are $10,000.

  7. The Original NJ ExPat says:

In the mid 1980’s I rented a room in Wayne to an “escaped au pair”. She was an Irish illegal who skipped out on her 6.5 day a week job taking care of 3 kids to live with me and get picked up each weekday morning to go to a manufacturing job in Paterson. She loved living with me. It was the first time she had her own room with no strings attached. We were never physically involved because I didn’t want to ruin a good thing. She cooked for me, cleaned for me, and every Friday she left me $80 cash under the phone (back when phones were desktop-type affairs).

The girls in my office were so pissed off when I told them stories of my domestic tenant. The funny thing was, she used to smoke pot, but that she wouldn’t share with me. What pissed her off was that her boyfriend, a Brazilian guy who worked in the kitchen at the local country club, hated that she smoked pot, but was always being given joints by his coworkers. Instead of giving the joints to her, he used to slip them all to me. He could barely speak English, I like to think I helped him get started. When she found out that he was giving me his pot instead of her, she went ballistic. Obvious Daddy issues.

  8. The Original NJ ExPat says:

That Brazilian guy told me that there were so few qualified men in Brazil that women used to cut each other throats to get to the men. He told me that if a single woman came into a restaurant they would be treated poorly, a married couple would be treated OK, but a single man with decent promise would be given the best steak they had.

That’s the kind of America we need to get back to;-)

  9. The Original NJ ExPat says:

I forgot why the story of that Irish girl came to mind. It was because I was already a year in default of my mortgage. I wasn’t paying anything on my $1000 (or so) mortgage payment, but I was getting great domestic service plus $320 per month cash rent even while I lived there.

  10. The Original NJ ExPat says:

I think I’ve mentioned this before. If you actually go in the hole financially, just

    1. Default on everything.
    2. Never, ever talk to your creditors.
    3. Wait 7 years and just notify TRW, FICO, and Experian that you’ve had no contact with those creditors and you dispute their findings.

YMMV, but my credit went from zero to great in 10 years. The important thing is to never make a payment to your creditors, which is why you should never bother talking to them. If you make even a single payment it resets the clock. You need to have no contact for 7 years with a creditor to have everything absolved.

  12. The Original NJ ExPat says:

My own trip back into the credit worthy went like this:

    1. I still had a Sears department store credit card in good standing.
    2. Sears sent me a legitimate MasterCard to use in place of my store credit card.
    3. I charged the crap out of that card and made payments early and often (BTW, make three payments a month instead of one, it boosts your credit score).
    4. I bought a car, put $15K down, and took a 1 year loan for the other $5K, made every payment not just on time, but early.

Smooth sailing after that. 20 years later I have credit score over 800.

The family is headed up to Maine again this year, spending a week just outside of Casko in Lake Sebago. Just nailed an awesomely priced Air BNB just South of Old Orchard Beach for a fantastic price for two nights as well (the only two nights they happened to have left for the entire Summer). For the night before our 6am flight, using Bidding for Travel as a guide, landed a $175 per night hotel (before taxes and fees) for $70 complete. Even the airfare was a steal. Normally, I’d make the 6.5 hour each way drive. But for $685 for the 4 of us, we’ll take the hour flight instead. Killer so far is the rental car. Costco wanted $579 for 8 days. Autoslash found me a Hertz standard for $457. It’ll go down a bit more as we get closer, but I’ve never paid over $275 for an 8 day rental ever, anywhere. Hopefully, I’ll find a last minute special. This is vacationing cheapo style. All top rated locations and hotels at 2-star prices!

We still haven’t cleared all of the Shadow Inventory since the last crisis. One has to wonder who is paying the taxes etc.

“There is another big difference between today and 2005: Central banks the world over have been buying bonds like crazy for nearly 10 years to keep interest rates down and to fuel the economy via so-called “quantitative easing.” That has artificially depressed bond yields, and it means that this time around the yield curve is not the reliable predictor of recession it used to be. That’s the position of UBS economist Paul Donovan, for instance.

Of course, when smart people start saying a recession won’t happen because “this time it’s different” – that’s also an indicator of impending recession”

    @WalshFreedom

Look, I’m no big deal, but today is the final straw for me. I will never support Trump again. If that makes me a NeverTrumper, so be it.

I am a tea party conservative, that will never change. But Trump was a traitor to this country today. That must not be accepted.

    Speak out.

It’s like Bridgegate. You’ll never pin the Russian thing on Trump. You are mostly wasting your time. Personally, I don’t think he had ANYTHING to do with it, nor did I think CC had anything to do with his scandal. Of course, once made aware of the issues, both should have done a better job cleaning house. But why? When HRC was told of conflict of interest after conflict of interest with her supposed foundation (which has consequently nearly dried up, hmmmmmm), she did nothing to stop it. And when Menendez is called out for his abhorrent behavior, he runs again. Then there’s Rangel and Dodd and all of the other (I didn’t knows) in congress from the mortgage crisis. All relected. And you want Trump to behave differently? Get of it already. You and all of your twittiots are absolutely UNHINGED.

I used to think the birthers were real idiots. I envisioned ignorant dumb retirees, driving old American cars with flags mounted to the windows and FOX news running 24 hours a day on their cathode ray tube at home. I felt bad for them and their ignorance. Then Trump got elected and the people I thought were rational, intelligent, and well informed started donning puss-e hats, wearing pant suits and started making sh1t up to suit their agenda. But this time it wasn’t this tiny faction of tea party morons. This time it was nearly the entire progressive left with their fairweather friends thrown in for good measure. All of my friends who were formerly apolitical for really, all of their lives, were running around claiming the sky was falling at every syllable the Orange one uttered. Give it a rest already Moana. You’re really an embarrassing disgrace. Way worse than those tea-partiers. Suck it up. Lick your wounds and come up with a game plan. The continuous unabated bashing of Trump failed miserably during the election and is doing even worse post election as Trump’s approval numbers are beginning to rise. Only a bonafide moron would continue with the same ineffective strategy year after year.

    NEW from John McCain:

Trump-Putin presser “one of the most disgraceful performances by an American president in memory,” and “marks a recent low point in the history of the Presidency.”

“No prior president has ever abased himself more abjectly before a tyrant.”

    You are truly a moron.

Oh, and do you like McCain again? Because tomorrow, you’ll hate him again because you are really a shallow, thoughtless ignoramus.

VSG, many thanks, been off the blog for a bit so I missed my daily fix of liberal drama queens. Your doubling down today is much appreciated. “Trump refuses to rebuke Putin on election interference…Democracy in America hangs in the balance.” LOL.

So I woke up yesterday morning prepared to loop from Harrison through Rutherford then on to Passaic and Clifton.

Throw the AM news on in the background…..fata1 shooting in Passaic, five injured in a police chase and car crash in East Rutherford, and a Clifton pizza delivery guy randomly sh0t d3ad driving. All Saturday night. No sh1t. Bagged going.

Meanwhile, the bank positions I took all last week including Friday did well, and the Friday longs I put on expl0ded today. Got a little stupid and c0cky and threw some of gains in NFLX longs at 230 today, those will likely be zero tomorrow.

All-in, still can’t figure out why I would want to be in RE instead…..

Police said John Hearring, 63, was discovered unconscious Sunday afternoon in his upstairs apartment on the city’s West Side, according to news station WLS-TV. He reportedly suffered head trauma.

Family members said Hearring — who was known as Nicholas — was survived by 43 kids.

His daughter-in-law, Gwen Bridgeforth, said that he was a long-time resident of the neighborhood.

“He was the nicest man you’d ever want to meet,” Bridgeforth told WLS-TV. “I don’t get it.”

No one has been arrested in Hearring’s death, according to the news station. Police are investigating the murder.

I was watching MSNBC all night for the entertainment value. My wife was in the kitchen for hours tonight, hearing it all from the TV I had on in the family room. She literally had no idea how unhinged they are. Her very words were, “I don’t like Tucker Carlson but these people are crazy!”

Pumps – again, you are such a rube.

How much Russian interference would there be if Hillary was elected?

How much Russian interference would there be if the American public knew in right after exonerating Hillary the FBI was investigating Trump?

How much Russian interference would there be if the American public knew before Trump was inaugurated that the FBI used a document that Clinton and the DNC paid $15 million for to get a secret FISA warrant to spy on the president elect?

This is going to be so much bigger than Watergate, but it probably won’t all come out until 2020…

I’m not, this move has his own party attacking him. Why won’t he acknowledge Russian interference? What gives? That’s all I’m saying.

  96. The Original NJ ExPat says:

I think the progressives would be far, far, far past this Russian bs…if only the economy was bad.
