What’s normal?

As vaccination levels rise and businesses reopen, residential real estate has finally bounced back to where it was before Covid devastated New York.

In Manhattan this spring, the number of apartments that sold was more than double what it was a year ago, when the city was locked down in the early days of the pandemic, according to a half dozen market reports released Thursday.

Though in many ways the market had no where to go but up — apartment showings were restricted for most of last spring — the surge in closed deals is even strong by historical standards. Not since 2015, a time of a major boom, has there been a three-month period with comparable activity, the reports show.

There was more of a mixed picture in terms of prices, with co-ops and condos trading for an average of $1.9 million and a median of $1.1 million, up slightly from last spring. Brokers say the so-so improvement can be explained by an oversupply of apartments, which has fueled discounts.

But the spike in sales volume seems to have the real estate industry wiping sweat from its troubled brow.

“The way people were looking at the city a year ago, it would now be a dystopian hellscape with nine people left in Manhattan,” said Jonathan Miller, the appraiser who wrote the report for the brokerage Douglas Elliman, referencing early fears that many New Yorkers would decamp permanently to the suburbs or second homes outside the city. “But it seems that cooler heads have prevailed.”

    Only a dipshit would be ignorant enough to dismiss institutions that were set-up generations before one race was allowed to live free, read and write or vote as a citizen of this country. I always love when white Europeans claim has easy it was to integrate into US society after second gen but how hard it was for pappy. Almost like there was no physical traits that separated black and whites from having different experiences. As James Baldwin said the ignorance with white America is that they believe civil rights allowed blacks to “integrated” into US society when they had been integrated for 450 years.

    BRT, That’s because they didn’t have African American “role models” to emulate or the American welfare state system to kill their and their parents’ drive to become self supporting.
    The Woke Warriors will probably assign your Nigerians’ success to some residual “white privilege ” just as it is used to explain anything and anybody doing better than any black person. It’s like a smart bomb for all debates.

    I had a wonderful guy working for me from Guinea, great guy. Held down 2 full time jobs so that he could buy a house within a few years of immigrating here. He did get pulled over randomly at 3am going home in a nicer bergen county town. He didnt seem to let these things get to him as he was used to police corruption in his homeland. Just part of the game.

    Came back from Myrtle Beach SC (Little River). the state was packed with NY /CT NJ plates. Driving back 600 miles and every NY plate was sitting in the left lane doing 65 ughhh.

    A police chief in Cumberland County who promoted his own daughter and offered to promote an officer in exchange for sleeping with the man’s wife and daughter should be demoted to deputy chief, a hearing officer has ruled.

    The hearing officer found that Beu promoted his own daughter, who is a Vineland police officer, to the department’s Juvenile Division.

    The most serious charge concerned an alcohol-fueled encounter the chief allegedly had with an officer and the man’s wife on April 7, 2017 at a sports bar at a Philadelphia Phillies game.

    The couple claimed claimed Beu looked the woman “up and down” and offered to promote the officer if he could take his wife home with him.

    My best friend growing up is black. He had the deck stacked against him. Poor family, no father. But his IQ was sky high. He ended up getting expelled from HS after scoring 1570 on the SATs for vandalism. He went off the path and got into drugs in his 20s. He got a DUI as well. Really worried about him for a long time. He cleaned up and went to night school at NJIT when he turned 30 and got an Electrical Engineering degree. He now holds a full time job as a EE and met and married a great woman from Algeria.
