Home prices keep moving upwards

From HousingWire:

CoreLogic: Home prices maintain pace, increase 6.3%

Home prices nationwide, including distressed sales, posted similar results to last month, increasing year-over-year by 6.3% in December 2015 compared with December 2014, according to the most recent report from housing data and analytics provider, CoreLogic.

On a monthly basis, home prices are up 0.8% in December 2015 compared to November 2015.

“Nationally, home prices have been rising at a 5% to 6% annual rate for more than a year,” said Frank Nothaft, chief economist for CoreLogic.

“However, local-market growth can vary substantially from that. Some metropolitan areas have had double-digit appreciation, such as Denver and Naples, Florida, while others have had price declines, like New Orleans and Rochester, New York,” said Nothaft.

Looking ahead, CoreLogic’s HPI Forecast predicts that home prices will increase by 5.4% on a year-over-year basis from December 2015 to December 2016, and on a month-over-month basis home prices are expected to increase 0.2% from December 2015 to January 2016.

  3. plume, it’s always a good time to bash Arsenal. At least we signed Shelvey, Townsend and Doumbia, got rid of Thauvin and are making some sort of effort to avoid the drop.

OTOH, Wanker and his crew have played the same game for the past 19 years. Tactics never change, no clue defensively, no change in anything. Worst of all, a stiff like Walcott (on 140K pounds a week) still gets referred to as a ‘promising young player’.

Downside of Regionalization of school district?

Terry Deakyne loves living on Long Beach Island, a summer haven at the Jersey Shore where the number of families staying year-round has dwindled over time.

Two of his children cross the bridge to the mainland for public school in Stafford Township, like about 100 other teenagers on the island. The price that Long Beach Township shells out annually for their education: more than $200,000 per student.

To Mr. Deakyne, who owns a surf shop, that is money well spent, and he says his property taxes aren’t that high. “It takes a village to raise a child,” he says.

But many island residents balk at what they see as an unfair burden, especially since Stafford Township pays only $3,621 per student for the same regional district.

“You can educate a kid at Harvard cheaper than you can across the bridge,” says Deborah Whitcraft, a former mayor of Beach Haven, another town on Long Beach Island. “It’s a huge issue and it’s only going to get worse.”

    Public Servants (clot Edition):
A high-school boy jumped to his death in front of a Metro-North train in The Bronx Monday — but a cruel MTA worker seemed to care only about the troubled teen making his train late.

“Some guy got killed! I hope the motherf–ker suffered!” the employee declared over a hot mike in a pronouncement clearly audible to passengers on a train stuck at Grand Central Terminal due to the suicide.

Some commuters were so shocked at hearing the callous comments they sent out tweets and texts expressing their dismay.

“You know how sometimes conductors talk to each other but it’s transmitted to the entire train?” one man wrote to his daughter in a text.

“I hear the mic key up followed by a train wide broadcast in the most Bronx accent ‘yeah I think some guy got killed, I hope he suffered like a mothaf–ker.”

Twitter user Miriam Ward recalled hearing “I hope the motherf–ker suffered” and responded by putting up “#speechless.”

The unidentified worker’s ire was raised when the teen — who was a student at Fordham Prep — leaped in front of the train at 3 p.m. near the Botanical Gardens Station, just north of the intersection of Doctor Theodore Kazimiroff Boulevard and Bedford Park Boulevard. He was killed instantly.

The incident caused massive delays throughout the afternoon and evening.
MTA officials said they are investigating.

“Such language and sentiment has no place on Metro-North Railroad,” said spokeswoman Meredith Daniels. “We are aware of these allegations and are looking into them.”

The student was the second from Fordham to be hit and killed by a train in a month. The other was hit by a Hudson Line train at the Philipse Manor station in Sleepy Hollow on Jan. 18.

It’s easy to be callous toward the unknown, faceless whose demise is often for reasons unknown. And when you think about it, if it was a suicide, offing yourself by jumping in front of a train is an incredibly selfish, thoughtless act. Sorry, it just is. It’s a last primal scream of “You wouldn’t pay attention to me so I am going to fcuk up your day with my death.” Callous as the comment was, I can understand why he’d be at least a bit annoyed.

I was on one of those trains once (an Amtrak regional that some guy in PA decided to use instead of a discreet and private gun), and while I didn’t have the motorman’s reaction, I was, on some level, briefly annoyed that he chose my train. Sympathy and annoyance are not mutually exclusive emotions.

I knew a few people who got into flipping around 2000. They were part of the perfect storm that was happening. Easy money (or could have used hard money), raising home prices and plenty of eager buyers to bail them out. It’s (flipping) all fun and games until someone get’s a eye put out (the RE market collapses).

The good times are over: Luxury apartment flippers are getting left flat on their backs

    ‘Everybody’s retirement plan’

A flip isn’t defined by an exact time period, but most brokers would consider it buying and selling for a profit within a year or two (the legal definition technically refers to a much rarer occurrence of reselling a signed contract before the deal has closed). Friends and family members of developers, along with real estate brokers and savvy investors, have been flipping for decades.

“In the ’80s, this was everybody’s retirement plan,” said Jonathan Miller, head of appraisal firm Miller Samuel.

What makes for a good flip varies. The most common explanation for big deals is the simplest: Developers discount some units by as much 30% to entice early buyers. In exchange, builders get something even more valuable.

Fannie Mae Rolls Out Easy Mortgage, Catering To High-Risk Immigrants

Subprime 2.0: The White House is rolling out a new low-income mortgage program that for the first time lets lenders qualify borrowers by counting income from nonborrowers living in the household. What could go wrong?

The HomeReady program is offered through Fannie Mae, which is now controlled by Obama’s old Congressional Black Caucus pal Mel Watt. It replaces the bankrupted mortgage giant’s notorious old subprime program, MyCommunityMortgage.

In case renaming the subprime product fails to fool anybody, the affordable-housing geniuses in the administration have re-termed “subprime,” a dirty word since the mortgage bust, “alternative.”

So HomeReady isn’t a subprime mortgage program, you see, it’s an “alternative” mortgage program.

I’ve been on two euthanizing trains. They really suck for the commuter. I have little sympathy for the jumper much like the conductor, engineer or dispatcher did in this case. If you are the engineer and you witness the jumper, you are subjected to endless amounts of psychological testing before you can drive again. If you are a commuter, you will be getting home no less than 90 minutes later than usual as they won’t move that train until the investigation is completely. As you are switched to another train, you are able to see the whole grim scene.
