US Home Price Insights – March 2025

Home price growth remains largely flat in the U.S. as we come out of winter. Although prices are expected to eek out gains in the coming year, there are stark differences between regions.
The Northeast continues to buck overall national trends, remaining unbothered by slower job growth, elevated interest rates, and ongoing affordability concerns.
Meanwhile, in the Mountain West, prices are the furthest from their record highs. In Hawaii, prices declined by 4.4%.
Despite this, national single-family home prices are forecast to reach a new peak in March 2025. Currently, the median sales price for all single-family homes in the U.S. is $375,000.

So, Bridgeport doesn’t surprise me nor does New Haven, another area that is turning. Hartford and especially West Hartford was an area I said for years is underrated. Yeah, it’s a distance from Boston (Baastin) and New York (New Yawk) but housing was a steal even after the pandemic. That ship has sailed now. I like the area just outside of Manchester, CT… good shopping, a New England feel, etc.
The NY/NJ/CT area is a world of it’s own regarding RE. It may sag but not crash relative to the rest of the U.S.

A shocking new report is blaming the nationwide egg crisis not on bird flu, but on ‘greedy’ companies that upped their prices long before an outbreak.
Among them is a single egg producer from Mississippi, which has made billions from egg sales since 2023.
According to the new report by Food & Water Watch, the company — Cal-Maine — jacked up its prices even before it was hit by the avian flu outbreak in December 2023.
The company sold 7 percent more eggs in its 2022-23 financial year than in 2021-2022.
But because it upped prices and pocketed an extra $1 off every dozen sold, its profits jumped sevenfold to $1.2 billion that year, the report says.
‘Cal-Maine fleeced $1 billion in additional profits from its customers — mainly retailers, who often pass along price spikes to families,’ says the report.
‘Cal-Maine’s shareholders especially benefited. The company’s stock is roughly three times as valuable today as it was at the start of the bird flu outbreak.’

I volunteer for some non profits that provide legal, temporary housing and other assistance to low income victims of domestic crime. These are folks who often are immigrants in abusive relationships. The 503c s often have student volunteers. Most often the students are well off and provide translation services and other help. This will intimidate students from doing good volunteer work.
It is heart breaking that this president wants to do everything he can to hurt the poorest of the poor.
There is another news where the very definition of “fraud” is being rewritten in legal language so that legitimate work is classified as “fraud” and “waste”. To what end?

With prices so high, a FHA loan borrower could just sell and walk away… now.
