March home sales drop to their slowest pace since 2009

Higher mortgage rates and concern over the broader economy are making for a weak start to the all-important spring housing market.

Sales of previously owned homes in March fell 5.9% from February to 4.02 million units on a seasonally adjusted annualized basis, according to the National Association of Realtors. That’s the slowest March sales pace since 2009.

Sales were 2.4% lower than in March 2024 and slumped across all regions month to month. They fell hardest in the West, the priciest region of the country, down more than 9%. The West, however, was the only region to see a year-over-year gain, due to strong activity in the Rocky Mountain states, where job growth is strong.

This count is based on closings, therefore contracts likely signed in January and February, when the average rate on the popular 30-year fixed mortgage was over 7%. It did not fall solidly below 7% until Feb. 20, according to Mortgage News Daily.

“Home buying and selling remained sluggish in March due to the affordability challenges associated with high mortgage rates,” said Lawrence Yun, NAR’s chief economist. “Residential housing mobility, currently at historical lows, signals the troublesome possibility of less economic mobility for society.”

Sales fell despite a sharp increase in available listings. At the end of March, there were 1.33 million units for sale, an increase of nearly 20% from March 2024. At the current sales pace, that is equivalent to a 4-month supply, which is still on the lean side. A 6-month supply is considered a balanced market between buyer and seller.

More inventory and slower sales are starting put a chill on prices. The median price of an existing home sold in March was $403,700. That is still an all-time high for the month, but it’s only up 2.7% from last March. That annual comparison has been shrinking since December and is the smallest gain since August.

    I wonder if Trump walks away from seeking peace in Ukraine if he will basically cut off all US support. Zelensky is very unrealistic in his demands that no territory will be ceded to Russia. As this war goes on Russia slowly gets the upper hand due to their ability to sustain higher losses in manpower.

    ( they had the 3rd largest stockpile) in exchange for guaranteeing their security ( Budapest Memorandum). In 2014 the Russians invaded Crimea, and then supported Russian separatists in eastern Ukraine. Obama imposed sanctions and gave the Russians a firm lecture, but that was all.

    We as a country should honor agreements we sign, and so yes we should continue to supply military aid. As it turns out, Ukraine should have kept their nukes.

    It’s more than that however. Estimates are that in 2024 Russia was able to refurbish and build more than 1,500 Tanks and around 2,800 IFVs (infantry fighting vehicles) and APCs (All personnel carriers).

    Ukraine has no such capability. They are relying on the west to supply and refurbish these all important equipment heavy tanks and transports for their infantry, otherwise they are driving to the front lines in a beat up Renault or Audi.

    How many tanks did Germany send to Ukraine? 60 is the latest number. United Kingdom? 14, How about Macron? Zero..

    Look sure the Germans will build a Rheinmetall plant in Ukraine.. It will last maybe a week before Russian missiles blow it to pieces.

    Be mad all you want a Trump for pressing for peace, he is not wrong for at least trying.

Missiles in Silos, bombers with nuclear tipped weapons, and the Black sea fleet, nuke subs etc. The Soviet troops managing those weapons did not swap uniforms. Ukraine and it’s government never really possessed or had operational control of those nuclear weapons, they were always controlled by the former Soviet army now Russian Army, Russian Navy and Russian Strategic missile forces until they were removed in 1994.

    The afghans never had any real feeling of national identity- just a collection of tribes with temporary alliances. They were never really willing to fight for “Afghanistan.”

    Iraq was just a blunder.

    Ukraine is a developing democracy and it’s people don’t want to live under a Russian dictator (they’ve experienced that before). And they’re willing to fight for a free and independent Ukraine.

    The EU could seize all tankers carrying Russian oil. Every day 1.5 million barrels of Russian Crude oil pass thru Denmark unmolested and untaxed. That oil could be seized and sold to fund the war.

    Over a million Russians travel abroad to the EU every year. They can stop giving them travel visas, no more russians allowed in Europe.

    There is an international treaty that prohibits warships from traversing the Turkish Straits.

    There’s also an international treaty (Copenhagen Convention of 1857) allowing unrestricted commercial passage through Danish waters.

    Federal agents on Friday arrested a judge in Wisconsin on obstruction charges after she allegedly helped an undocumented immigrant evade arrest, FBI Director Kash Patel announced.

    Patel wrote on X that the FBI believes Milwaukee Circuit Court Judge Hannah Dugan “intentionally misdirected federal agents away” from Eduardo Flores Ruiz as agents were attempting to arrest him at her courthouse last week.

    “Thankfully our agents chased down the perp on foot and he’s been in custody since, but the Judge’s obstruction created increased danger to the public,” Patel said in the post.

    For the curious, A Toyota sienna is rated 5998lbs. Honda is smarter and the Odyssey is 6001lbs. I believe the Chrysler Pacifica hybrid is over but not the other trims. For a business it makes a difference.
