North Jersey market stats for April

From the Record:

Is the housing market starting to rebalance? How NJ real estate performed in April

Of New Jersey’s 21 counties, 13 had an increase in new listings compared with April 2024 and 15 counties had an increase in new listings compared with March 2025.

In North Jersey, the counties of Passaic, Essex and Sussex all had an increase in new home listings compared to this time last year. But the counties of Bergen, Morris and Hudson all had a decrease in new home listings.

  • Bergen: 836 new listings (-7.11%)
  • Passaic: 308 new listings (1.99%)
  • Morris: 540 new listings (-0.37%)
  • Essex: 564 new listings (15.1%)
  • Sussex: 272 new listings (27.1%)
  • Hudson: 482 new listings (-6.59%)

Sixteen New Jersey counties had active listings stay on the market for a shorter period compared with April 2024. And 18 New Jersey counties had active listings stay on the market for a shorter period compared with March 2025.

In North Jersey, active listings stayed on the market for fewer days in Bergen and Essex counties in April than at the same time last year. All of the other counties had active listings stay on the market for more days during this time.

  • Passaic: 23 days (-11.54%)
  • Morris: 19 days (-11.63%)
  • Essex: 29 days (11.54%)
  • Sussex: 31 days (-11.43%)
  • Hudson: 32 days (-17.11%)

Median listing prices have continued to rise across most of the state, with 17 New Jersey counties seeing price increases compared to April 2024 and 16 counties seeing prices increase compared to March 2025.

With a median listing price of $632,475 — down -3.7% compared with the same time last year — Hudson County was the only place in North Jersey that saw median listing prices decrease. All other North Jersey counties saw an increase.

    Gen-X had their thing but nothing tops the Woodstock generation. My kid is Gen-Z, talented in too many areas to list, musically inclined as well and admitted that boomer music was the best, among other things from that era. I know, just one’s opinion but the boomers founded an iconic, everlasting culture.

    I feel like boomer music culture was defined by a smaller number of very iconic artists, and genx music culture was defined by the sheer volume of diverse talent. Maybe this is an artifact of how music distribution changed through the 70s and 80s, beyond just the MTV era. The cassette tape made music portable, CDs felt like the future, even further drove convenience and distribution.

    You can see this shift at the tail end of the boomer era, if we use 1970 as the cutoff.

    Suppose you probably need to argue whether we should be considering the era of the artist vs. the album release date. In which case a very big chunk of the 70s would probably shift into Boomer territory.

    Though, I’d probably want to argue that that era feels like it has more in common with the GenX era than the BULK of the boomer era.

    Undergrad degrees are mostly a waste of time unless you’re working towards a Masters in engineering, becoming a physical therapist, a physician’s assistant or working towards a Phd to conduct research. BA and BS degrees are mostly… BS. Colleges exist today to make a boat load of money and sway young minds into the liberal doctrine of nonsense. I’m sure somewhere some college is offering a degree in TDS studies. You’re guaranteed a job in activist anger techniques and s0cial destruction planning.

    Further proof that degrees are primarily useless; I have a friend who didn’t even graduate high school who became CEO for a few companies brought on to turn around the firm(s) and then sold to Fortune 500s for substantial sums. An acquisition dealer, if you will. A little brains and A LOT of moxie yields results.

    Pumpkin, I laid it out for the board years ago. Medical bills are a game, not a contract. They are overcharging and settling for 10 cents on the dollar from insurance. Medicaid/Medicare is even less but the money comes in right away without a fight. When you are presented with a bill for $2k, you can easily negotiate it down to $200. If the medical practice sends you to collection, they settle out of court for 10 cents on the dollar and the collection agency takes 5%, meaning, the provider has only gotten 5 cents on the dollar…which is about what they hoped for the begin with. My father’s practice probably had about a million in unpaid bills each year. That’s money that they would never see.

    There are a few suckers out there that actually bite and pay off the bill in full.

    9:57 – good advise on medical bills.

    After a recent minor accident I took my kid to the pediatrician – I’ve been going to for over 15 years. Got her checked out for any signs of any neck or other injuries. 15 minutes in and out and the bill was $375. Everything was fine and because it is an auto incident the health insurance wouldn’t pay. The auto insurance says that my deductible is high and wouldn’t pay for it.

    So I reach out to the pediatrician billing department and say that I have been bringing my kids here for a ling time and we gave you a lot of business over time, so what can you do about the $375 bill. And they are like “sorry we cannot do anything”… and they just wouldn’t budge. I paid the $375 out of pocket.

    I guess I should not have paid and haggled after a few unpaid reminders.

    The Department of Justice sent federal agents to a prison in Talladega, Alabama, late last month to question Hernandez-Reyes, 38, about Abrego Garcia, the alleged gangbanger at the center of a high-profile court battle over his mistaken deportation from Maryland to El Salvador by the Trump administration.

    Abrego Garcia, 29, was driving a car owned by Hernandez-Reyes when he was suspected of human trafficking during a 2022 traffic stop in Tennessee.

    After pulling him over for speeding, cops found eight passengers in the car but no luggage — despite the group having been on the road for three days from Texas.

    Abrego Garcia told the officers he was transporting the group in his boss’s car for construction work in Maryland and was ultimately let go with a citation for driving with an expired license.

    Hernandez-Reyes told federal agents that he met Abrego Garcia around 2015 when he was operating an illegal migrant “taxi service,” sources familiar with the interrogation told ABC News.
