Report shows N.J. office market doing better than national average

CommercialEdge report says office vacancy rates in the nation’s central business districts continue to struggle as declining listing rates and high vacancy levels persist as the effects of the pandemic linger. The New Jersey office market, as well as the Northeast as a whole, appears to be doing better than the rest of the nation.

According to CommercialEdge’s latest U.S. office market report for April, CBD vacancy is currently at 19.2%, up 730 basis points from early 2020, as demand continues to shift toward suburban locales. New Jersey edged up slightly to 18.9% after an 80-basis-point annual increase.

All Northeastern markets were below the national office vacancy rate in April, with Manhattan recording the lowest rate in the region at 16.2%—a figure that continued to decline both year-over-year and month-over-month. Philadelphia posted a steeper rise of 320 basis points to 19.2%. Boston saw the sharpest shift in the region, with a 470-basis-point increase in vacancy to a 17% rate. This was likely tied to the construction boom seen during the pandemic coming from the high demand for life sciences space. This, however, has resulted in an oversupply, and, as of late 2024, availability for life sciences properties in Boston reached 26.9%, one of the highest in the nation.

The average U.S. office listing rate was $33.34 per square foot in April, rising 5.4% year-over-year despite weak demand and elevated vacancy (19.7%). At $33.45 per square foot, New Jersey stayed above the national average.

    Office vacancies: The parking lot by the train and crowd on the train is reminiscent of pre-covid levels. A balance is good even though I will be fully remote soon. One to two days in the office is a good mix. Though, for me, I’m closer to retirement each day. I’m looking forward to the next step, wearing jeans, gloves and work shoes. I find working a blue collar shift one of the most satisfying.

    Recently released court records show that the CEO who was allegedly murdered by his own driver owed the man a “substantial amount of money”.

    46-year-old ATG Truckload CEO, Dane Koteski, was found “lying face down in a pool of blood” in his office as it burned on March 5th in Crestwood, Illinois. On Sunday, March 16th, 53-year-old Josif Suclea, a truck driver for ATG, was charged with first-degree murder for the incident. Now, court documents point to a potential motive for the serious crime.

    According to ABC 7, Suclea was a long-time truck driver for ATG, and Koteski had recently told him that ATG “was going bankrupt.” Koteski also “owed a substantial amount of money to Suclea,” but “was unable to pay him.”

    I had to get a knee replacement five years ago. One knee. The Hyaluronic shots weren’t helping the bone on bone anymore. And the lower lumbar sometimes needs readjustment for sure. My back sometimes goes south and wow, the pain is real. It comes back to life, though. If I had to do it again, I’d become an electrician.

    However, my corporate life has been good to me. But I do look forward to cleaning, scrubbing or hauling something in my next career.

    If you don’t like people in states like NY, NJ, and CA paying in more income tax than (other) people in those states receive, then the obvious way to achieve that is to cut income tax rates on the rich, and to cut social security and Medicare benefits on the less rich. I fully support that dynamic and the shrinking of the federal government’s entitlements systems.
    The current state tax and spend flow dynamic is fully consistent with egalitarian leftism and its principles of redistributing income.

    The cost of advisors, consultants, experts, specialists and planning boards would be beyond comprehension. Of course, the allotted budget would double because of delays and what not. Then we’d need to hire investigators, commissions and a panel to find out what happened. And then there’s the travel expenses to the Bahamas to fine tune the project plans after discovering the root cause of all the issues which is impossible to do over a Zoom or Teams call.

From a purely academic point, I compare what I was taught in my urban Catholic grammar and high school, vs what my kids were taught, and not all that impressive, amenities wise my kids hands down had it great with various sports activities and clubs etc, but what they were taught vs what we we’re taught, I don’t think in that regard their public school education was better. Now, it just may be a function of where American public school education has changed over the last 20 plus years or so, I don’t know. But, I think for the amount of money people pay in property taxes, each year it’s not all that impressive. People scream about how great the public education is here , and then many of them send their kids to Univ Delaware , and URI, and James Madison, and even to schools in the south, and many of these states are considered to have poor public school education. If you look at the attendance make up, the majority of the students are from in state , from the same supposedly poor public schools. I never really understood that, but it is what it is. As I said, I am not bashing NJ public schools, I think on a whole they are OK, just not worth the amount of property tax money to pay for them.
