This $4.6 million Jersey Shore house is being marketed as a tear-down

If you read the listing for this 125-year-old home for sale in Spring Lake it sounds like it’s being marketed as a tear-down.

It’s being called a “rare opportunity to build a custom luxury home in one of the shore’s most desirable communities.”

But if you ask Susan S. Careatti of BHHS Fox & Roach Spring Lake, the listing agent, she really hopes someone “rejuvenates” it — her preferred word for renovating.

“I’m a purist and this house depicts what the Spring Lake that I know truly is,” she said. “It just has a wonderful feel and flow to it. The design of it is timeless.”

The home is nearly 3,500 square feet, has six bedrooms, three full and one half bathroom and sits on a 0.34-acre, 100 by 150 foot lot. It’s listed for sale for $4.6 million.

    Who in their right mind would knock that Spring Lake house down? And replace it with a bland, non-descript, particle board eye sore? No. If you buy it, then refurbish it. It has details that would cost a fortune in todays dollars to build from the ground up. And then you have some m0ron builder that would put his touch on the construction and turn it into a disaster. Very few have good taste these days.

    Departing Edinburgh tomorrow. It has been a great visit except for the number of tourists. Lots of Americans and Germans here right now. Bank Holiday today so a lot of people out and about. Lufthansa changed the ability to pick a seat without first paying over 11 €. Only a 2 hour flight from Edinburgh to Frankfurt so no big deal, but the airlines have sucked all the joy out of flying. I hate being nickeled and dimed to death.

    Fast: The black and white ones going up all around Bergen Co, are a complete eye sore. There is one on Forest Ave , next to the Synagogue, that is particularly hideous. The builder has been at it on and off for the past two years.

    We were up in Katonah in Westchester for the first part of the weekend, and so far have not seen the building of these black and white monstrosities. But then again it is northern Westchester.

    Covid sent the NY’s fleeing to NJ and PA. The highways are infested with NY plates these days. And they are some really lawless people with a complete inability to drive correctly.

    The tear down thing in around abound way might be the thing that finally forces governmental consolidation at the county level like Maryland or more likely get rid of county government.

    What I’m seeing is the next set of investors that are about to get the clock clean after watching 1980’s reruns of Carlton Sheets, as they are overpaying for old boomer boxes, slightly fixing it and trying to rent at high prices and hold to them until the next bubble’s set of new batch of contractors buy it to tear it down.

    Is a formula that has generally worked in areas that attracts formerly called YUPPIES now called ELITES. However, when you take away FNMA/Freddie, the ability to have low long term rates because Fed independence and Reserve currency go away. Plus add in the right reactionary culture war on higher education and its effect on local economies. Example is that Boston’s universities create around 87k jobs in the metro area, which bas made it one of the most resilient economically nationwide.

    As an example the greater Fort Lee area would not be as is if it was not for Columbia University, its hospital and medical school across the bridge. You got to see Columbia’s shuttle moving people back and forth. Add to it that both Samsung and LG moved the USA HQ to Englewood Cliffs, but the new 25% minimum tariff is going to make a dent in their imports.

    How I see the consolidation push is the high property taxes with underperforming school and public services pushing for smaller towns to merge in arranged marriages. There are many towns that will hitch but only with State of NJ taking responsibilities that even County government could not take because of expenses. So we might look like Connecticut in 30yrs+.

    Pay Your Etc: I don’t think it will take 30 years, more like a decade or perhaps less. Towns will definitely be forced to merge. In Bergen Co, you cannot continue to have 70 odd highly paid police departments, and with a declining birth rate school districts will be forced to merge too. Lots of towns like River Edge and Oradell , and Westwood and Emerson could merge. Same with Norwood and Northvale. There has been resistance to this over the years by snobby and quiet racist white people who did not want to mix and mingle with these so called less desirable towns. As Bergen Co becomes more diverse, you won’t have as much of this. Bergen Co should be one city, or perhaps two.

    With the high crime rate in a town like Old Tappan, a full police force and capable chief is necessary. Too many gun-related shootouts and gang activity is plaguing the town. The safety of the children is paramount! How can the police chief create a strategy on a salary that’s less than $300,000 per year! It’s for the children! And don’t get me started on Ho Ho Kus! The graffiti and caged storefronts is devastating! Think about the children!!

    Fast: And don’t forget about those three he’ll holes , Closter, Cresskill, and Demarest, absolutely frightening driving through those towns, and people talk about Newark or Irvington. I remember some years back the chief of police in Cresskill retired and the town had to take out a note offering to pay him 300k in unused sick time. Small price to pay, considering what a hell hole the place is.

    The things that will delayed it the consolidation are jerzy politics. The followings are things that a little bird told me a while back. The poor bird had been at one of Puffy’s freak off and was severely traumatized, he’s still a bottle of baby oil stuck out his wazoo.

    The North Hudson Regional Fire was created out of Union City, West New York, Weehawken, North Bergen career and Guttenberg volunteer fire department with grants towards the end of the Whitman administration. These are urban and gentrifying working class cities.

    Their association pact is up for renewal; and there a lot of noise about that. Because they are all big political machine towns. Those mayors lost direct control ability over the staff to use them as political machine cronies and make them kiss the ring.

    Second thing is that each machine might or might not like the other one. Union City and North Bergen hate each other. While Weehawken’s mayor and machine boss is also the Business Adminstrator for West New York and well known for being discreet but openly gay dude with a taste for handsome young men in uniform causing certain lawsuits which are rapidly settled.

    Because, Weehawken is the most powerful politically and has its hands in the cookie jar. Other cities have to come up with the money. But Weehawken’s control of top staff makes the organization spendthrift with administrators getting things like new big SUV with more expensive stealth lights/sirens packages like unmarked police cars which are not needed and stupid on fire department equipment. Considering that Union City before merger fire chief had a more than 10yrs old cruiser that he babied.

    So is not just merging services ot town. But ensuring the shenanigans are kept in check. The reality is that every little town has vested interest that run it for their own benefits. Just take a look at Teterboro whose only residents, many employees and town masters live in Huyler Street between James Hanson Way and Chippewa St. These people are never merging unless forced, they hit the industrial tax base lottery.

    The only way things are kept in check is when you got new people moving in and demanding a change. Just look at Hoboken or Jersey City politics before and after gentrification.

    Those big ugly black and white mcmansions might do the job. When just back like the financial crisis rooms were rented to families. People get upset enough to overcome the political machine which always stays in power as long as they do a good enough job not to piss off people and get them involved. Political machines work on the principal of keeping everyone uninvolved.

    Here is what you are missing on the po po funding. Is done at the state level. They set the staffing ratios. Its about one officer per 300 residents so if you have Jersey City with 300K residents you get the 975 in the department. If you have 3000 you have 10.

    The only real crime in this area is dumb asses leaving the keys in the G Wagon. Even with that, its not many as the PoPo get tipped off when known members hit the area. Its also hard to make a fast getaway down Kinderkamack .
