As housing prices rise, Murphy wants a tax increase
With housing prices rising steadily and aggravating affordability concerns, Gov. Phil Murphy wants to hike fees levied on New Jersey’s priciest real estate sales, a tax increase that would be paid by buyers.
Murphy is calling for that tax hike, as well as about $1 billion in other increases, to help narrow a wide gap between how much state government spends and collects from taxes each year.
Under Murphy’s plan, the existing 1% state fee, commonly referred to as the mansion tax, levied on houses and buildings with sales prices topping $1 million would be increased to 2%.
The same tax proposal, which requires approval from state lawmakers, also calls for creating a new, 3% state levy on the sales of properties with prices over $2 million.
While the proposed rate changes appear to be modest, the Murphy administration has estimated the increases would bring in more than $315 million in additional revenue during the new fiscal year that begins July 1.
That’s a significant amount of money for a state that has been drawing down billions of dollars in budget reserves in recent years to help narrow gaps between planned expenditures and revenues, a practice fiscal-policy experts have warned is unsustainable over the long term.
However, it’s now up to lawmakers to decide what to do with Murphy’s budget proposals and his proposed tax increases as they face the task of drafting an appropriations bill for the new fiscal year.

Politicos would argue a big portion of the increase is the larger pension payments being made, but that’s only a nominal portion.
For reference, 2019 was $3.2 billion, and the 2024 budget was $7.2.
Just a few more ways they plan to close this massive “red ink” budget again by soaking companies and any living breathing person actually earning an income.

A great example is raising the gas tax in NJ (which was justified and sensible) which did not account for the fact that any traffic circulating through NY, NYC, CT, PA, DE, MD went out out of their way to gas up in NJ. However, with the incentive either eliminated or slightly reversed, volumes dropped significantly more than expected.

Homes often get passed on to kids, that is one big deal for ownership in places like the Northeast and Western states. These are tough areas to afford anything in.
With extreme house price inflation (Southeast and Southwest) there will be retrenchment, but ultimately without higher unemployment, we will continue to drift through this malaise….. in real estate, if you do not have to sell, then kicking the can is the overwhelming response. People are too ego driven and myopic to accept a loss on real estate. It is some fundamental instinct. “everyone makes money on real estate”. If you can’t, it somehow equates to caveman as low IQ/small penis. They would rather go backrupt than take away the woman’s nest.

The Spring Valley area (Chinatown) is one of the best in the country and also one of the most diverse. They recently opened up a huge two floor mini mall filled with every hip Asian trend from K-Pop to Taiyaki. For years, perhaps the best kaiseki restaurant outside of Japan (chef used to serve the Emperor) has been operating. Last trip, we took the D to a place filled with those crane toys you see at the sure. For $10 we got 4 really nice toys. The coolest part of the place is when someone actually lands a prize, all the lights turn off in the place and the machine where the prize was won flashes. Very cool and very popular idea. And not a complete ripoff. I then had the greatest drink ever. It was a chilled avocado mocha Japanese drink that was thick like a shake. I don’t like boba, so it was perfect. Of course there are all the regular stuff too. Korean BBQ. Vietnamese. Even vegetarian only Chinese. And it’s all really high quality.

Yeah, crippling taxes are the threads that hold the fabric of NJ together. If not, perhaps Carbondale, Illinois may be a suitable alternative for those who can’t compete. Having unicorns on your lawn does come with a price. And besides, we don’t want the riff raff here, let someone else deal with it. Wear the pride and protest flags proudly but don’t make eye contact with the malcontents, don’t offer any of YOUR money and make sure you lock your doors.
I’m all for making my kids work for their keep but if I have the opportunity to give them a major head start, I will.

One of the funniest stories from one of my friends.
The family has grown kids. Dad dies so Mom has the house. Single Mother sibling (My friend) moves herself and her kid in with Grandma. Agrees with the Siblings, in lieu of rent will pay the mortgage, taxes (cheap given the age of the mortgage and the senior freeze) and utils. All Happy. 10 plus years later, Grandma passes.
Now, siblings want to cash out. Single mom agrees to move out and moves to an apartment with the kid. Oldest kid (Executor) starts getting overdue notices for the mortgage and the Utils are overdue. Executor goes to Single Mom, why aren’t you paying? Because I’m not living there anymore.
There is no money at this point in the estate so all the siblings now have to float the house until the house was prepped and sold. They were P1$$ed!

I had a long chat with a friend who is a federal employee. Apart from the DOGE crap that they are going through we did actually discuss this.
So the highlights are that Tesla got a lot of subsidies to install the chargers. There was an agreement for Tesla to run the Chargers for 5 years. I assume that Elmo thought that through DOGE and his other connections he could override that. But as this is state level he has no leverage.
So the upshot is that NJ has awarded a new contract to a AppleGreen to run the Services on the Turnpike and the parkway, that came with the charging rights. So they are yanking out the Tesla chargers for generics. Look to other states to follow.
