Dozens of New Jersey suburbs have more renters than homeowners — more than any other state

In the Garden State, signing a deed to buy a home is being outnumbered in certain areas by inking a lease to rent one. 

As housing affordability continues to decline nationwide, a growing number of New Jersey suburbs especially are now dominated by renters — recasting the classic vision of suburban life.

A new analysis of US Census data by Point2Homes reveals that 39 New Jersey suburbs with populations more than 10,000 are now renter-majority — a figure that leads the nation. 

Once a haven for aspiring homeowners who wanted to maintain close ties to New York City, the state’s inner-ring suburbs are seeing significant demographic and economic transformation as more residents lease rather than buy.

Places like Harrison, Union City, West New York, Passaic and Elizabeth are among the top 20 suburbs in the country with the highest shares of renter households. 

In Harrison, located near Newark, over 81% of households are occupied by renters; in Union City, it’s nearly 80%. The trend isn’t just about where people are living — it’s about how.

The shift reflects both an affordability crisis and changing attitudes about homeownership, according to the National Association of Home Builders, which noted that nearly 75% of US households cannot afford a median-priced new home in 2025 — now hovering around $460,000 with a 30-year mortgage rate at 6.5%.

In New Jersey, the shift is particularly stark. 

Of the 15 suburbs nationwide that flipped from homeowner-majority to renter-majority between 2018 and 2023, four are in New Jersey — more than any other state. 

Bound Brook, for example, saw its renter population jump from just under 50% to more than 58%. 

North Arlington, East Franklin and Secaucus also made the list, each undergoing a similar transformation.

Meanwhile, Elizabeth and Paterson added more than 3,500 renter households each over the past five years, ranking among the top 10 suburbs nationwide for absolute growth in renter households.

The movement isn’t just driven by rising home prices — it’s also a response to skyrocketing urban rents, especially considering nearby New York.

Technically he is not allowed as only Donnie or Millar the acting DoD can give the order. My reading of all of it is that Miller, put his thumb on the scale to hinder or slow any guard response.

    Update, Jan 8. 2021: A Washington Post report laid out how the Pentagon placed tight limits on the actions of the National Guard before the Jan. 6 violence and tried to ensure that the use of military force remained constrained. They prohibited guardsmen from receiving ammunition or riot gear, interacting with protesters unless necessary for self-defense, sharing equipment with local law enforcement, or using Guard surveillance and air assets without the defense secretary’s explicit sign-off.

    Trump also claimed on Twitter that he directed the Guard to be deployed to the Capitol. This was not true. A New York Times report describes how he initially rebuffed and resisted calling them in for help, and White House counsel, Pat Cipollone, had to intervene. Ultimately it was Vice President Mike Pence who gave the order to deploy the Guard.

They could not have been directing traffic in full gear? No drone support, no mutual aid allowed.

    Optics of the George Floyd protests the summer before. As I said the Capitol Police did not want the National Guard there at all.

    The Guard that were deployed for traffic duty etc were there because Washington DC Mayor Muriel Bowser requested them to support the local DC Police but not the Capitol Police.

    This is all clear in the Jan 6th testimony, including Pence trying and failing to assert command.

    I was listening to a geo-political advisor who compared Trump’s policy to China’s one-child policy that is destroying its economy. The average age of chinese is 55. And without a consumption demographic it is getting screwed.

    Similarly, Germany and other european countries are facing a similar challenge with an aging population and are not far behind. Immigration is the only answer… and the reason why American has been such a phenomenal success compared to the other western countries.

    No, it’s just that the left feels awkward as it attempts to find an identity. The American flag is too American. A liberal feels out of place and afraid of the “what if.” Failure is a liberal’s biggest fear as they approach even the most mundane routines of daily life with anxiety. To experience bigger failures is almost unbearable. A child cries when faced with an unpleasant occurrence; an adult liberal lashes out in protest, often violent and unhinged.     Anyone that knows anything about Europe or has travelled there, knows that the current immigration situation in Europe is not working. There are thousands on welfare, and other social benefits. There are thousands not working in Germany as it they get more on social benefits. There are multiple problems with assimilation, and of course Islamic terrorism. The UK is having the same issues, and the government is tightening up immigration policies, because the economic benefits are not materializing. Much more as well. Immigration is supposed to be about coming to a country and contributing to the country, not being a drain on the country’s resources.     64% of all legal immigration is family based. ie., grandma, grandpa, moms and children who are added legally to the population who are not serving members of the economy and do not add much value.

    Only 17% come in H1Bs or J1 or a few other work visas. Of which over 70% are from body shops like the Infosys and Tata consulting. With the ai in the picture, their value to the economy is considerably less than in the past. So the legal immigration policy in itself needs a change.

    So, by saying you only want legal immigration – you are actually saying you don’t want the factory and farm workers and want to create a burden to the society.

    Now, scientists and others in academia are getting pushed out by Trump.. and that stream will also go down.

    A real economic growth engine is when all of these types of immigrations continue in a healthy fashion. We are an envy to the rest of the world. Canada and Germany are trying to emulate our success.

    I read a rumor that some of these ICE operations have been going after Mexican drug gangs. That would help explain how the money for these “spontaneous protests” were found so quickly. But even if not true, isn’t the US immigration department supposed to actually enforce the laws that are in the books, especially if no other arms of the government willing to enforce? Lots of people feel like suckers waiting in line to go through the immigration line at airports, especially when they see that other groups can just break the law, cross wherever, stay however long they want, even get government benefits, and then have people get upset when the government tries to enforce the immigration laws.

    That said, I think immigration laws should be made considerably easier for people willing and able to support themselves. Though China is a special situation since they are sending so many spies and quasi-spies.

    I agree, and I’m not defending the action. But this is no different than Trump capping the SALT, knowingly and intentionally heavily financially penalizing homeowners in blue states. Considering that Trump is all about cutting taxes for the wealthy, then this decision was just as political in nature as the Dems to allow roads to be blocked by protestors if the protest is pro left.

    And this is what our two-party system has become. A back and forth of retribution. Only every four years, the size of the revenge increases and the willingness to compromise diminishes. This is why I believe a central party is so necessary. Call it the compromise party whose policies are a blend of common sense positions of the left and right. Until this happens, this pendulum will continue to swing further and further away from the common sense position which benefits the most.

    She does. She is supposedly a moderate and talks the part. But when Bloomberg threw his hat into the POTUS ring, Mikie endorsed him. Later, we learned Michael paid Mikie a handsome some for the endorsement. Since Mikie flipped her district, the establishment took over her gubernatorial campaign as they see her as someone with POTUS potential. So that’s the end of her moderation most likely. For what it’s worth, when her vote didn’t count as there were already enough supporting votes, she did not vote to keep Pelosi for House Majority Leader. I expect four more years of tax and spend in NJ. Gator thinks ChiTrumpelli will win in November as Dems won’t be excited to vote for a supposed moderate.
