Kiplinger Housing Outlook: Monthly Home Price Growth Falls for First Time Since 2023

Home prices continue to push higher, but at a slower pace. The S&P CoreLogic Case-Shiller U.S. National Home Price Index, which measures the price of existing homes across the nation, rose 3.4% in March from a year earlier, down from a 4% annual gain in the previous month. On a month-over-month, seasonally adjusted basis, home prices fell 0.3%. While low house affordability continues to weigh on demand, a limited supply of homes for sale is supporting continued price growth. New York reported the strongest gains over the year, followed by Chicago and Cleveland. Homes prices in Tampa fell 2.2% over the year, the weakest return in the 20 cities covered by the index.

The rebound in housing starts in April is likely to be short-lived. Total housing starts rose 1.6%, to 1.36 million annualized units, in April. The gain was the result of a jump in multifamily construction, which was more than enough to offset a slip in single-family starts. Regionally, total starts rose in the Northeast, Midwest and West and fell the South. Single-family starts dropped 2.1%, while multifamily starts, which are very volatile on a monthly basis, rose 10.7% during the month. Single-family permits fell 5.1%, while multifamily permits decreased 3.7%. The decline in building permits indicates that demand remains volatile amid trade policy and overall financial uncertainty. As mortgage rates remain elevated, builders have stepped up their use of mortgage rate buy-downs and other incentives to soften the impact of higher rates. That said, builders are also becoming more cautious on account of rising uncertainty due to the impact of tariffs on the industry.

New home sales rose sharply in April, up 10.9%, to a seasonally adjusted annual rate of 743,000 units. The new home market continues to benefit from a tight supply of existing homes for sale and builder incentives that help make new homes more affordable for buyers. The median price of a new home now stands at $407,200, higher than a month ago but 2% lower than a year ago. While the new-home market has been less sensitive to changes in mortgage rates thanks to the incentives offered by builders, rates staying above 6% will likely continue to discourage some buyers in the months ahead. The inventory of new homes has risen 8.6% over the past 12 months. At the current sales pace, that inventory would last 8.1 months.

Existing home sales fell despite a temporary drop in mortgage rates. Sales of previously owned homes slipped 0.5%, to 4.0 million annualized units, in April. Existing home sales continue to run at a slow pace as buyers contend with elevated financing costs, high home prices and limited inventory. Mortgage applications, which lead sales by a month or two, rose in May, which leaves them just shy of where they were in January and very low by historical standards. The total inventory of existing homes on the market rose 9% from a year ago. This translates to 4.4 months of supply at the current sales pace, up from 4 months in March.

    House two blocks over listed at $795k, 3br/2.5ba split, 1/3 acre, first open house this weekend, plenty of traffic. Nice place, some decent updates, pool in back, but on a busier thru-street. The other house on my block for sale (same price, 4/3, but lacking the updates) went under contract in a day or two after listing, based on the traffic I’m sure this one will too.

    Both feeling pricey, can’t complain as both are good comps for my place.

    Sounds like Israel is close to taking the skies over Iran. If that’s the case, end-game for them. Ideally, Israel obliterates their nuclear and ballistic capabilities as quickly as possible, even Bushehr and Makran power plants. Iran is running out of missiles, not only that but launch capabilities. I don’t imagine fixed launch sites will stand for more than a day, and mobile launch vehicles are likely very, very high on the priority list now. Next on that list probably their aircraft, don’t imagine that would take very long once they bomb the runways.

    Iran only has limited anti-aircraft weapons. Chinese anti-aircraft guns and old Russian S-300 anti-aircraft missiles. Allot of that was taken out last October. They were relying on the deterrence of thousands of ballistic missiles, because they knew they could not defeat our modern integrated weapons like the F-35 and the AGM-88 HARM anti-radar missile, which Obama first gave them in 2013.

    BTW we have B-2 Spirit stealth bombers and B-52s that are both capable of carrying GBU-57 bunker busters at Diego Garcia base in the Indian Ocean. Flight times would be 4 or 5 hours to Iran if Trump decides to join in on the fray.

    When I was looking a year ago for a diesel I did a fair bit of research.
    The Toyota 3.0 D4D and Pajero 3.2 DiD were probably the best 2nd hand diesel engines available. They have exceptional reputations. As far as diesel engines go – they are a little behind the latest diesel engines in terms of torque/power output BUT they are very reliable.

    As with any diesel engine, you need to do your homework. An abused diesel engine will cause big problems – engine/turbo/diesel pump etc. But a well driven – well looked after – D4D diesel will give you 500 000km!
    Find out what you need to look for in a used diesel engine. If those boxes are ticked then 150 000-200 000km on the D4D is no problem at all. It is a fantastic and tried and tested engine. My 5c worth…

    I was listening to an Israeli defense expert on a podcast yesterday – and while he is biased, here are 3 takeaways. I’m sure not everything below is new, but here goes –

    1. Mossad has totally infiltrated the Iranian military and political apparatus for about a year now – since the killing of one of the top brass within a very private residence.

    Israel strategically assassinated the military chain of command – instead of indiscriminate killings. This has totally left Iran without the ability to launch ballistic missiles, not because they cannot, but because there is no clear command to launch them or proper delegation of command.

    In any other context by the way this is a clear start of war and against international laws (but the guy on podcast does not get into that of course).

    2. Then they took out strategic ballistic missile launchers; and have the ability to refuel their planes without returning all the way back to Israel. With the many months in making, this operation has the ability to launch small devices from within Iran as well.

    3. Iran was totally taken off guard because they were expecting the negotiations with the US t o continue through the weekend and did not expect Israel to launch an attack until this week at least. Rubio’s comments that US is not aware of it, is all BS… and, while I am not so sure, is a master class in deception from the trump admin.

    Now, there’s no way to sugar coat this.. Israel launched the attack unprovoked and while this is against all international laws, this is where we are.

    Israel is not the weak victim in the middle-east any more, it is the Goliath in david-vs-golliath and the aggressor.

    And I’ll say this… as an Israeli ally, it is very very difficult to get objective information about this war. All news channels are slanted and biased towards Israel.

But John definitely brought the creativity. As solo artists, Paul sure had a lot of shitty hits. But not a one was terribly memorable. Maybe Jet. The rest was pop crap.     BRT – The construction of new schools performed by the State is a separate budget under the Schools Development Authority that was formed in 1998. Completely separate from Abbott district funding to run the schools.

    Elizabeth needs several new schools for about 6,000 seats costing perhaps $3 Billion.
    Newark is asking for another $2 Billion for just school repairs and maintenance.
    Overall there is around $8 Billion in new construction projects proposed for the Abbott districts.

    Right now they are taking money from an off budget account meant to reduce debt. There is no long-term solution for a revenue source for construction and maintenance of these schools. They will eventually come up with a new tax. Perhaps tax every time you breath in and every time you fart out. BIFO tax or something.

Meanwhile, I get about $300 for equipment while they get marble floors in their new building. I have no software (no word, no excel, no math software). I always compensated by buying my own hardware, software licenses etc. I paid out $650 for an Igor Pro license. Now I can’t even connect to the network because it’s not a school issued computer and they’ll only issue chromebooks because we have a dirt poor budget in an uber rich town.     The NoKings protest was a hit. More people turned out in Princeton than expected – close to 5000. The Pride parade was adjacent to it but the rain hampered it a bit.

    The signs were very clever and it was a bit too jovial. On the other hand, that is precisely why I thought it was a bit lame. There was no anger in the tone.. just harmless do-gooders carrying out a peaceful protest. When you compare that with MAGA rallies that are full of hate and vitriol and so ugly you cannot take your kids to it.

    After the rally I had a gathering at my place.. and talking to one of the guys (who by the way is Jewish and ran a hedge fund before retiring) who agreed that the rally while great didn’t show the situation we are in with this potus. Similar to how Harris made the mistake of calling her campaign a campaign of joy.

    First, a disclaimer. I am not a Zionist. I was raised Jewish, but the indoctrination (especially, the Zionism) was such a turnoff that I no longer practice the religion in any faithful way. Hamas did not attack Orthodox or Hasidic, who are just as against Gaza’s existence as Gazan’s are about the state of Israel existing. Besides the indiscriminate killing of nearly every Israeli Hamas encountered during the attack, they intentionally took hundreds of hostages, some to be raped and others publicly dismembered. All to be driven around the streets of Hamas, in a disgusting display in complete disregard of the Geneva Protocols to war. Hamas was not provoked. Hamas decided that that raping and pillaging of innocent Israelis was fair and the taking of hostages would provide them a path to a better relationship with Israel. Or perhaps, they mistakenly thought their actions would be heralded by the greater Muslim community. Obviously, they miscalculated as until they offered a surrender, Israeli leadership has the right to decimate their territory to keep another miscalculation from occurring again. But worse yet, at nearly every point during the destruction of Gaza, Bibby offered Hamas the opportunity to lay down their arms and return the hostages. Again, Hamas miscalculated. They decided that it was better to keep the hostages and have Israel destroy their lands. This type of thinking is completely misunderstood by the peaceniks. They think a group like Hamas can be negotiated with. A group that sacrificed probably six digits worth of their own innocent countrymen to keep the hostages. Clearly, Israel had no choice. The only option was to completely eliminate Hamas at any cost. And now, as Israel tries to provide aid to the starving residents of Gaza, Hamas blows up the convoys as they want the food for themselves.

    Now tell me again, how Israel was too heavy handed? The only group that was heavy handed was Hamas themselves. This all could have ended years ago. Hamas held the cards way too long (hostages).

    They are jettisoning the $40,000 SALT CAP increase and keeping the cap on deductions for state and local taxes at $10,000. They are also raising the debt ceiling by $5 trillion rather than the $4 trillion proposed by the House. What is after all another trillion between friends and countrymen?
