Strongest market in the country?

From NJ.com:

N.J.’s new home listings drop while these states see them skyrocket

Fewer homes hit New Jersey’s housing market last month compared to the same time last year, according to the latest figures from Realtor.com.

A total of 9,508 homes were listed statewide in May, making for a decrease of less than 1% compared to the same time last year.

However, most of the nation saw the percentage of newly listed homes increase.

North Carolina and Wyoming saw the largest increase in newly listed homes at over 18% and 17%, respectively.

According to a recent Redfin report, nationwide new listings hit an almost three-year high.

“My advice to homeowners: If you’re planning to sell in the next year or two, do it now because we don’t know what’s going to happen with home values or the larger economy,” Hazel Shakur, a Redfin agent based in Maryland, said in the report. “Buyers should know that because of the uncertainty in the air, they may be able to get a home for under asking price or get concessions from the seller.”

“Utah and Pennsylvania retained their Gold ratings from last year, but they did not rest on their laurels. On top of its well-designed and cost-effective menu, Utah’s my529 plan continues to offer its unique, custom age-based portfolios that allow investors to build their own glide paths using Vanguard and DFA funds. While the custom options can be misused, the my529 team has placed guardrails and behavioral nudges to steer investors away from overly expensive or niche portfolios.”

I was at the annual Pocono NASCAR race this past weekend. Some unexpected rain delayed the start but it turned hot and sunny quickly. The military color guard presents arms followed by the invocation and then the National Anthem. A lot of military dudes are in the crowd as they salute during the song. The Pennsylvania National Guard fired a howitzer during the singing of the anthem. It was right in front of us on the track so it was damn loud.

It’s awesome to see so many American flags flying everywhere. I looked around during the invocation and told myself that everyone here would die saving our nation if that situation arose. I wondered where the chardonnay crowd would be hiding.

And then, the command to start engines is announced and it feels and sounds like thunder when 40 cars fire up at once. It’s one of the most American things I’ve experienced in my life. Great stuff.

Even if a dirty bomb goes off on campus? Well, then I guess it won’t matter, that student would be dead anyway. Perhaps that student would be on a ski trip in Vail and will be spared. Let some Deplorable take care of it, a pro choice rally is scheduled and the student wouldn’t miss it if their life depended on it. The Deplorables will ensure that it can go on. How ironic… sparing one life to to take two lives.

Personally I prefer Brad Lander – has better experience.

I asked my college kids what they think about the candidates. The older one (the boy), leans very right on social issues. We even made threats to him that if he voted for Trump he wouldn’t be allowed into the house (jokingly of course). The sophomore (girl) is way more left leaning – perhaps more so than me.

Both of them thought Mamdani is the way to go. The guy says “we may as well vote for the guy who sticks to his convictions and not sway to the center just for politics”.

And the stats show the same.. Mamdani has over 40% lead over cuomo among younger voters but about the same % behind cuomo among older voters.

New York intends to build a large nuclear-power facility, the first major new U.S. plant undertaken in more than 15 years and a big test of President Trump’s promise to expedite permitting for such projects.

“I’m going to lean into making sure that every company that wants to come to New York and everyone who wants to live here will never have to worry about reliability and affordability when it comes to their utility costs,” she said.

Nuclear-generation capacity is down more than 4% from its 2012 peak while other means of producing electricity have boomed, including with solar panels and natural-gas fueled turbines. Federal energy forecasters expect nuclear capacity to decline further, though there is interest in extending operating licenses for older plants. Nuclear plants currently produce about 19% of the country’s electricity.

Among notable retirements was the Indian Point nuclear plant roughly 40 miles upriver from Manhattan, which was closed in 2021 because of environmental concerns and its proximity to so many people down the Hudson River.

A consequence of closing Indian Point, which satisfied about 25% of the electricity needs of New York City, is that the state suddenly had to burn more fossil fuels to keep the lights on. That lifted greenhouse-gas emissions as most other energy policies in the city and the state were aimed at reducing air pollution.

    Fast Eddie,

You are the perfect example of someone that benefited from municipal socialism via bossism. You said your father was a Jersey City Fireman. You think there were not better guys, maybe black guys for that job that did not get a chance because of political connections?

You can expect more NYC like results with economic progressives winning for 2 reasons.

First, the present democratic party are septuagenarian corporate owned boomers just milking the system until they die. They are the Andropov and Gromiko like of the old Soviet Union, these fellows were 2 – 80+yrs old appointed by the politburo to serve after Brezhnev and before Gorbachev, both died within 2 yrs or less in office and it showed the systemic rot.

Finally, as the Federal Social Safety net is removed because god forbid a billionaire has to pay taxes. Needy people are not going to just die off. They are going to make noise and there will always be a Frank Hague like that will use those needed people to create a power base for himself and in doing so will address and perform the job of the missing social safety net.

About Bossism from encyclopedia dot com.

The conditions for bossism were most widely present from the 1860s until World War II, with the waves of immigration that marked that period. Political machines and their bosses provided immigrants with jobs, small favors, and a sense of ethnic solidarity, forging personal relationships with new voters. In exchange, voters loyally supported machine candidates. At the turn of the twentieth century, Progressive reformers and many newspapers successfully attacked the inefficiency and immorality of the big city bosses. Civil service legislation forced bosses either to reform or have their candidates turned out of office.

The decline in machine strength after World War II has been attributed to changes in immigration policy and big city demography, the spread of federal social welfare programs, and the decline in voter loyalty to party organizations. In addition, the rise of media such as television and radio allowed individual candidates to reach voters.

    From wikipedia

Hague’s time as mayor was also marked by his direct influence in the construction of several important infrastructure, educational, open space, healthcare and public works projects that became functional civic landmarks that define the city to this day. Some of these projects are the construction of Journal Square and its theaters, the Holland Tunnel, the Wittpenn Bridge, the design of New Jersey Route 139, the Pulaski Skyway, Lincoln High School, Snyder High School, A. Harry Moore School, New Jersey City University, the Heights, Miller and Greenville branches of the library system, Pershing Field, Audubon Park, five public housing complexes, Harborside Terminal, the Seventh Police Precinct and Criminal Court, the expansion of Jersey City Hospital to Jersey City Medical Center, the Jersey City Armory and Roosevelt Stadium.[121] Hague financed several of these projects with WPA funds secured by congresswoman Mary Teresa Norton (1925–1951), the first woman elected to represent New Jersey or any state in the Northeast.[120]

A bunch of Free Goodies! Child Care, Transport, etc.
And of course, paid for by more taxes while creating bigger and new bureaucracies.

    No One,

    You forgot government-run grocery stores.

    What could go wrong?

  80. RentL0rd says:

My wife and I got married and raised our kids – all without family from either side. They didn’t show up to our wedding and our best friends walked my wife. As a college kid I was broke after the wedding expenses! The only letter we got when our 1st one was born (apart from our friends cards, etc.) was our neighbor asking us to mow our fuckin lawn – a week after we got home. We didn’t take vacations and the longest my wife was on maternity leave was 6 weeks.

Not sure why I’m sharing this … but I’ll say No One, you are one lucky guy.

  81. RentL0rd says:

Rent control … or some regulation on rentals is much needed. Just ask anyone who’s young and trying to make it.

Plus, like everyone else there will be some middle ground he’ll come to once he’s in power.

The extra taxes on the rich earning > $1M /year will bring in $9 Billion.

The other day apparently he got paid to create a review for a Lambo.

And oddly, he teaches math to kids via video call, and he is popular. Who would think asians would want an American teaching math!

Congratulations to Zohran Mamdani and his thousands of grassroots supporters for their extraordinary campaign. You took on the political, economic and media Establishment- and you beat them. Now it’s on to victory in the general election.

Let’s see the results of actions if he win the mayoralty.

But the free bus thing would make up for all the irritation caused by the bus lanes.

Housing, well there were a lot of co-ops built by government, non-profit and for-profits developers well before developers went in all condos.

The city owned grocery stores is not that. What I have read in the past was to create the equivalent of Food & Farmer’s Market in municipal properties in inner city food deserts with police presence to ensure security. So each business person has a stall/store front and lockable storage area that is rent free and protected to encourage business to open and create variety and competition among the sellers. In short, these are the fruit sellers in the street sidewalk that now would go to a central place in a controlled environment.

    Forgot,

The Post Exchange in military bases and Canteen Stores in VA hospitals sell cheap and no state sales tax. So yes, there is a history for public stewardship of supermarket like entities.

However, the best thing is to let Wal Mart in and spread like the cancer they always do, along with those Food/Farmers market facilities.

I fail to see how declaring a crypto asset on a mortgage application is going to change anything.

On the Uniform Residential Loan Application they already ask about assets and liabilities. Bank account balances, investments, and retirement accounts.
Liabilities including credit card debts, loans, and any other debt.

You are going to get a better rate or a bigger jumbo because you own crypto?

  94. SmallGovConservative says:

If ever you needed proof that all of the semi-rational, relatively-moderate libs have abandoned the Dem party, you got it yesterday in NYC. Never mind the socialism, the city with one of the largest Jewish populations outside of Israel is about to get a proudly antisemitic mayor, who wants to see the Jewish state wiped off the face of the earth. Maybe DJT will end up having to save the self-loathing and useless Dem dead-enders like Unstable and Rant, by dropping a couple of bunker busters on city hall.

  95. RentL0rd says:

6:54, this is an attempt to raise the value of $TRUMP coin and his newly established trump exchange so he can draw out more from his 60% stake. He needs $500M to settle new yorks civil cases.

Along the way also prop up his family’s and friends asset valuations.

Why do you fail to see the grift?

On addition, A small crash in crypto will put everyone- not just those who own crypto at risk

Enjoyed pristine top down motoring in my little relic.
On the way to the Net, One of my favorite spots, ever. Saw lots of cool planes and even a drone of two cruising around the Seabee Base there. Truly badass to see these war machines in motion. Rising above the mountain ranges and along the open fields around Pt Mugu.

Stop spreading lies and fear. Learn some before you comment. Brad Lander is a proud zionist Jew and he supported Mamdani. Do you know more than him?

The real fear should be how Trump is manipulating the market. But you keep sucking his orange balls.

Private Planes and Luxury Yachts Aren’t Just Toys for the Ultrawealthy. They’re Also Huge Tax Breaks

Mori Hosseini made his fortune as a Florida homebuilder and has owned a plane since at least 2006. When Trump’s tax bill began to gain momentum in Congress in the fall of 2017, he decided it was time for a new jet.

The $19.5 million he paid for his nine-seat Bombardier Challenger 350 appeared as a deduction on his 2017 taxes, leading to almost $8 million in tax savings right off the bat. But there were more deductions to come. Even the interest on the loan he’d taken out to buy the plane was deductible, and his 2018 taxes show a $600,000 expense.

Soon, Hosseini, a longtime Republican donor and close adviser to Florida Gov. Ron DeSantis, was helping the governor and his family travel in style. In 2019, DeSantis’ wife, Casey, flew on the jet from Tallahassee to Jacksonville to attend a fundraiser held by a defense contractor. It was just one of several times that the DeSantises or the campaign have used the jet over the past few years, according to campaign finance records. Such flights are generally allowed under Florida law as long as they are disclosed as in-kind contributions. Hosseini did not respond to questions from ProPublica.

Same old hate attacks. How about dreaming of a state with equal rights, who wouldn’t want that? Perhaps those supporting “pure” ethno-religious, i.e. apartheid.

There are city-wide economical enhancements like opening affordable non-profit stores. One or two per borough or where needed. Working closely with meals on wheels or other charities with more coordination. Making some of the busy buses leaving more impoverished locals between 6-8am and 10-12pm free perhaps, and giving some package gifts to newborns (remember TRUMP accounts). These are all good incentives for people in need.

But attacking him cause you don’t like him. Counter him with a good independent of your choice, but play fair. If Cuomo goes in as independent, with Adams or not, it won’t matter. It will empower him further. You’ll see they will try that. The lords in upper east don’t like to see him.
