The fever gripping the housing market seems to be breaking. Here’s why
For the past few years, Brock and Lori Harris, a husband-and-wife real estate agent team in Los Angeles, have navigated a red-hot housing market. Lately, they say that’s begun to change.
Homes that would have once been flooded with buyer interest are languishing on the market, Lori Harris said.
“In years past, we would have packed open houses and then get 15 offers. Now, we sometimes still have packed opens but only get one offer,” she added.

More than one in four home sellers on Zillow cut their asking price in June, according to the real estate search engine. That’s the highest share on record for June since at least 2018, Zillow said.
The pullback in demand is hitting newly constructed homes, as well. A Monday report from the National Association of Home Builders said that 66% of housing construction firms employed sales incentives to attract buyers, the highest percentage in the post-Covid period.
As is always the case with real estate, location matters. More than 30% of the nation’s largest markets have seen prices dip by at least 1% from recent highs, according to an August report by Intercontinental Exchange (ICE).

Price declines in Florida continue to lead all states, ICE found, with 85% of counties in the state showing annual price declines.
Along with Florida, Texas has also seen steep price cuts this year, the report found. Parts of California, Arizona, Colorado and Idaho have seen home prices decline by more than 3% from recent highs, according to the report.

“I think it’s not just a story about mortgage rates and affordability,” Fairweather said. “There is some hesitancy to make a big financial commitment when there is so much economic uncertainty going on.”

From a personal perspective, seeing more suicides, homicides, and attemted homicides recently. Add to that the stress related illnesses like heart attacks, or the results from those who are broke and wait for treatment for things like diabetes. Even have people that are depressed and refuse to get skin cancer removed until ti’s too late. Or the alcohol and drug related injuries to them and to those they crash into.
You might think you are all good as you are not drinking, but that depressed guy just ruined your life, and no amount of money is going to keep you from hurting for the next 30 yars. Oh, and those depressed so they gain weight, or those so rich they just keep eating.

Fast – Unlike you, I have worked and managed boomer union labor from the 00’s through 15. As a young gen x’er I can tell you they were not hard working, but did make a ton of money. Many of these High School educated grads lived in some nicer towns like Franklin Lakes, and Wyckoff besides the usual upper Bergen county towns. They all had vacation homes and drove nice cars. The stories they shared about screwing off , or literally screwing on the job was interesting to say the least. Getting a job back then was about who you knew not what you knew. Literally you graduated in the 60’s and 70s and said what should I do ? maybe Ill just get a job a the plant. No skill required, a union card was issued if you were the right type. My job in the end was to help close down the plant and let them go.
Its nice for your picnic friends to say they worked hard but I can tell you from managing them it was just plain lazy work that they performed. In the end they shipped the work to North Carolina, where they are just as smart but work harder for a lot less. (and no unions) .
I also remember telling y’all that TN, NC and SC were getting a ton of these transplants as they could make a pretty penny from the sale of their homes and live like kings from the pension. Many laughed at the thought of moving to Nashville. Well here we are today and these guys probably had another good run up in their real estate portfolio.
BTW – I took the pension buy out/lump sum payment a few years ago. The company stock was in the shtter for 10 plus years and the company pipeline was iffy. Why risk the pension going to zero in some sort of private equity sale. With the runup we have had post covid it looks like taking the cash now into an IRA was the right move. If these boomers taught me anything is they will f you over if you dont watch them (boomer management).

An exhausted mom whose husband was dying of cancer said she was ‘withering away’ during a tragic downward spiral in the days before killing her family in a murder suicide.
Emily Long, 34, shot her two eldest children, eight-year-old Parker and six-year-old Ryan, dead in the early hours of Monday morning inside their stunning New Hampshire home.
She also fired several fatal shots at her husband Ryan, 48, before ultimately turning the gun on herself. The couple’s youngest child, aged three, was unharmed.

Then he gave an example of owning a publicly traded stock for the audience. It is no different privately held or public it’s all shares.
Was he being honest? Technically yes it’s in a Trust and he does not run the company. Profit and losses who really knows.
Kristen Welker should have asked does he have an App on his phone that tracks the companies in the trust and those coin holdings. The Trust does hold lots of different crypto, including bitcoin.

To cut off at 2023, is going to create an (intentional?) environment to make fixed income look as uncompetitive as possible.
Support? Again, just skimming….. Table I: Empirical properties of real returns for bonds and international stocks on p.42 suggests
Mean real return on Bonds is 0.95% and mean real return on International stocks in 7.03%…… talk about a stacked deck. Again, that is just evidence. Anecdotally, a 2023 cutoff on that data WILL DEFINITELY make bonds look bad.

thoughts on this, which nearly nobody is doing, but promises a higher sustainable withdrawal rate than conventional alternatives. By telling people to pretty much ditch bonds and own 30% home market stocks, 70% foreign stocks for the long run.

Directionally I was already tending that direction, but have a hard time stomaching nearly 100% equities, even with international diversification, knowing how highly correlated they are in the short term.

Practitioner perspective: take a step out of your role as asset manager, and think more from the perspective of household income statement…..
Through the remainder of your life what will each year’s income and expenses be. It seems as if it is a ridiculous exercise, but is it? If you can perform a DCF on a company, you can also render one for your household.
Through this lens, do not focus on the entire pool of investment capital. Instead, consider what you need for this pool to yield, or further, what drawdowns will be required based on your household DCF. Consider that piece of the investment pool as the critical part to manage risk, with an emphasis on income and cash flow generation.
The rest of the portfolio is free to manage in the most shrewd way possible.
The two buckets are very liberating.
This approach requires ongoing monitoring…… several times a year you need to ensure that the income portion still fulfills its long-term purpose.
Your initial question was one of efficiency, not scarsity? So, I assume this approach is appropriate.
