    The irony of it all is the heavyhanded ABC that seems hell bent on protecting liquor license holders have zero regulatory authority over THC beverages, which are sold widely, in a very very gray area.

    Not to mention, we are prohibited from manufacturing any of these, yet held to an impossibly higher standard (there is essentially no standard or regulatory body over THC beverages). The equivalent of if every alcohol regulatory body was completely disbanded tomorrow. No ABC, no liquor licenses, no manufacturing licenses, etc – is where THC beverages are now.

    Homeowners insurance costs are surging. See the double-digit rate hikes in N.J.

    Nearly half of the state’s 127 homeowners insurance companies have asked New Jersey for rate hikes this year — with nearly a dozen asking for double-digit increases. More than 50 received a thumb’s up from regulators.

    St. Paul Protective Insurance Company, owned by Travelers, asked for the biggest hike at 40%, but it was approved for less than half that at 19.8%.

    The largest rate increase approval was granted to Founders Insurance. It asked for — and received — a 23.6% increase.

    The next largest approval went to Farmers Property and Casualty. It received a 21.6% hike after asking for 30.7%.

    The companies did not respond to request for comment.

    According to Kelley Blue Book (KBB), the average transaction price of a new vehicle in the US topped $50,000 for the first time, reaching a record high of $50,080. KBB, which is part of Cox Automotive, said prices were up a hefty 2.1% sequentially from August and up 3.6% year over year. The 3.6% jump in September was the largest gain in over two years.

    “We’ve been expecting to break through the $50,000 barrier. It was only a matter of time, especially when you consider the best-selling vehicle in America is a pickup truck from Ford that routinely costs north of $65,000,” Cox Automotive executive analyst Erin Keating said in the report.

    Keating said wealthier households drive the current auto market for new cars because those buyers have access to capital, along with attractive loan rates that prop up the higher end of the market.

    US Banks and Investment divisions are beating expectations. Someone is investing and someone is spending. Anecdotal… I was at Paramus Park Mall on Saturday which we all know is miniscule compared to Garden State Plaza and it was really busy. I remember post COVID it looked like it was left for dead. Now, I see the empty stores are now occupied. Is everything on borrowed time? Overtime? Capitalism never sleeps?

    Insurers make fairly thin margins, higher insurance costs are mostly inflation pass-throughs for car and home building costs. Regarding rising insurance costs, higher tariffs means a higher cost for car parts, higher car replacement costs, higher tariffs and higher minimum wages plus less immigrant labor equals higher costs for home repairs. Wood, roofing and metal costs have generally risen, and the labor to fix/build things.
    I also think that Covid was a turning point for increasingly stupid driving. Maybe people are also driving high more than ever – I saw a report suggesting a high % of deadly car accidents involve high marijuana levels. As always, Phil Murphy had our backs. Crazy high drivers on the road, but you can’t pump your own gas, and not allowed to receive paper or plastic bags from stores in NJ, for your safety.

It’s a trip. I look back and after the first dot com crash I went back to “safe” infrastructure jobs, but I found them boring. You know?     I was sitting in a hot tub in AZ once night over a sales meeting and two complete strangers were soaking at the other end of the tub. I looked up at the night sky and thought about my wife (in Jersey) and why i’d ever want to that house. After she became pregnant it wasn’t an option. I tried to be “be there” as much as possible. That included landing a teaching job in the local district. I’ve got lots of stories. But no regrets. Per se.

    You are on crack. I won’t say how much I’m worth because that’s crude, but even without my home in the equation, I’ve got multiple millions in the bank. How many of them? That I will not reveal. Heck, I have over a million in treasuries right now alone. Since I lost my job, my frugal gene has kicked into overdrive. With all of this extra free time, I’m figuring lots of ways to get by spending nothing. From free car washes to free restaurant meals. And the credit card offers keep getting richer too. The problem is, I have nothing to buy besides car repairs and home improvements. Speaking of, just did the tie rod ends and sway bars on my 2015 Mazda 6. Just $1800. I did them recently as well in our 2012 CX-9. Both are approaching 170K, still without any surprise repairs. Nearly everything is original except for normal wear and tear parts. Since I hand wax my cars every season, the paint looks nearly brand new in all of them. There was a problem with the paint on the rims of the 6 in that half the chrome has peeled off. But I’m too old to care about it. I thought about wrapping them in chrome, but fuck it. At least the car will look cool when I put the winter tires on as they have much nicer rims.

    I’m looking at $780 to replace tires on the EV wife and I are looking to get out of in a year or so. They’re not bald yet but I was surprised at the poor traction and stopping in last 10K miles, and I’m under inflated if anything. My thinking is that $780 now is better than an insurance claim mid-winter or a tow out of a ditch.

    Yeah, I’ve heard most EV tires suck for snow traction as is, since they are made for minimal resistance to extend range. Snow tires are grippy. Especially when it’s above freezing. Definitely check the tire-rack. Rakutan is giving 3% back too. Have Firestone or EDS mount them. Usually saves me $100 to $200. Lot’s of tire rebates now too. Good luck.

    Local installers are greedy. This will be a Costco Tires purchase. Install, rotation, and balance are included in the price. OEM tires were fine for the first 38K or so, and I’m replacing them with the same tire. It’s just that I think they’re at the end of their life. I’m at 48K and I (intentionally) power slid up an onramp the other day. I can also casually break tire patch contact on rainy days.

    I want to get through the winter and ditch the car next year, but the prudent side of me wants functional all-season rubber for the winter.

    Michelin CrossClimate 2 are supposed to be some of the best in terms of all-seasons that can handle snow. I have dedicated winter tires and wheels, but now that I spend maybe only four weeks in NJ through the winter, I haven’t bothered to put them on for the past four winters. Leaving me a little vulnerable when I’m in town in the winter running all-seasons (I’m in a hilly area where the snow isn’t cleared so quickly so traction matters) I’ve been fortunate to not be here during snows but eventually it will happen. So when I had to replace my old all-seasons I replaced them with the CrossClimates. A bit pricey, but performance during the summer was fine. I think they drop gas mileage a bit (but I only drive this car 5,000 miles/year)

You’ll have to wait a few hours for the email but 9% on a $700 purchase is a pretty good discount. You guys are right about the winter tires in New Jersey the last few seasons they’ve been a complete waste of time. On the bright side, they allow my all season tires to last a lot longer.
