Home Prices Likely Cooled in August. That’s Good News for Some Buyers.
Home price growth likely continued to cool in August. That’s good news for some buyers—while others aren’t feeling the same relief.
Home prices nationally likely increased 1.4% in August, according to FactSet consensus estimates for the S&P Cotality Case-Shiller home price index measuring changes in 20 of the nation’s large metropolitan areas. If estimates are correct, it will represent the slowest such gain in over two years, historic data show.
The data, which are scheduled to be released Tuesday morning, lags behind other measures of home price growth, such as those released by the National Association of Realtors with its existing-home sales measure. The index is closely watched because of its methodology, which is designed to eliminate influence from factors like home size or type in price changes.
Slower home price growth is a positive for buyers in expensive housing markets—but is little balm for buyers in the northeast and Midwest, where prices are likely to have remained strong. In July, the most recent month for which data is available, prices in New York, Chicago, and Cleveland rose 6.4%, 6.3%, and 4.5% from the year prior, respectively.

Montclair Public Schools could lay off or reassign as many as 153 employees if the community doesn’t pass a proposed school tax increase to bail the district out of a huge budget hole, local officials said.
The Essex County district notified all 153 employees last week that they may be reassigned or terminated by the end of December.
“The process of making and communicating staffing reductions is incredibly difficult, but it is important to provide clarity and context about what this means for our district,” Superintendent Ruth Turner said in a statement.
“These notifications were issued in accordance with the required 60-day notice period, with an effective date of December 31, 2025,” she added.
The district will hold a special election in early December to ask residents to approve a tax increase that could help save the jobs.
Only a few months into her new job as superintendent, Turner said she has thought through a chess game worth of moves to address the district’s more than $20 million deficit.
Montclair’s budget woes stem from a mountain of unpaid receipts from past years that add up to $12.6 million and a budget for the current school year that left out $7.6 million in expected expenses, according to Turner and the district’s new business administrator, Dana Sullivan.
Turner and Sullivan said they inherited the district’s financial crisis and are still trying to make sense of all the district owes.
“It is really incompetence. It’s bad accounting,” Turner said during a September appearance on The Montclair Pod, a local podcast.

Mitchell — who once called Adolf Hitler a “good guy” — said he’s “not with Donald Trump no more,” in a video posted to Instagram on Friday.

ESPN pundit Stephen A. Smith delivered a message to his newest foe, FBI Director Kash Patel: “I said what I said, I meant what I meant. I’m not stuttering.”
Smith appeared Monday on NewsNation’s “CUOMO” program to discuss the FBI’s probes into illegal sports gambling and rigged poker games involving current and former NBA players and coaches. And to continue his heated back-and-forth with Patel.
The FBI chief last week dismissed Smith’s claim that the investigation, announced Oct. 23 amid the NBA’s opening week, was politically motivated, as “the single dumbest thing I’ve ever heard.”
Smith on Monday attempted to clarify his comments, saying he was not interested in a prolonged dispute with Patel.
“Now, Kash Patel could act like I’m off my rocker, and, you know, all of this other stuff,” Smith said Monday on Chris Cuomo’s show. “He talked that nonsense all he wanted to. I ain’t got time to be getting into it with no FBI director.”
“I’m not saying in any way that the investigation is not on a legal standing, that it’s illegitimate, or anything like that,” Smith continued. “What I said was for those looking for the President to spare them or to provide a helping hand of assistance, like he’s prone to do from time to time for people he likes, don’t expect that here. … The man (Trump) is not going to forget.”
Smith previously claimed President Donald Trump wanted to disrupt the start of the NBA season to send a message to a league he has long criticized over its social justice campaigns and valuable business relationship with China. “It’s not coincidental, it’s not an accident,” Smith said last Thursday on ESPN’s “First Take.”
The FBI on Oct. 23 arrested 34 individuals allegedly connected to its two federal investigations, including Portland Trail Blazers coach Chauncey Billups, Miami Heat guard Terry Rozier and former player Damon Jones.

DeLorenzo’s Pizza in Hamilton (not DeLorenzo’s Tomato Pies) is a great analog to what happened. The DeLorenzo family built up the business over 50 years in Trenton and later moved to Hamilton about 10 years ago. But the son who took it over ran it into the ground very quickly. Now he got a bailout from the internet and he’s decided to reopen as half pizzeria/half weed dispensary. Reminds me of NYC in so many ways. The keys to a functional prosperous city were handed to DeBlasio and he ran it into the ground.
