Price Correction ‘Worse Than 2008’ Coming To US Housing Market—Analyst

The only transactions that continued happening in the U.S. market at volume this spring and summer, she said, were for higher-priced homes. “You have this bifurcated housing market, but the majority of folks transacting are in these upper tiers, so your median [home price] is going to be higher,” Wright said.

“However, what I’ve been seeing over the last three months, and this is—I get into the dirty dirty details—underneath the covers, that $100,000-$250,000 sales price, we are starting to see incremental increases in sales in that category,” she added.

“And so as it continues, it will start to drag the median down. It’s happening already and that’s where we’re seeing the deceleration,” Wright said, adding that we are going to end the year with “flat” home price growth.

Steeper cuts will come later, she warned. “It’s going to be worse,” she said, when asked to make a prediction about 2026. 

Wright is expecting a big drop in home prices next year, as investors who are not making money from their properties withdraw from the market.

“What happened last time was, we were on our way down to where household median income would actually match home median prices, but we never got there because Wall Street came in to buy those [homes],” Wright said. 

“But now they’re crying on TV,” she said, adding that some investors are claiming they were asked by government-backed mortgage agencies to intervene and purchase those properties. 

“They’re going to start crying a lot louder soon and say, ‘Hey, we saved you, government.’ And so, who’s the buyer now?” Wright said she fears the government might be forced to step in as “the buyer of last resort.”

Another fear Wright has is about the quality of the homes that investors are likely going to be leaving behind. “In the last cycle, remember how many all-cash buyers we’ve had? When these are not on a bank’s balance sheet, there’s nobody that’s going to be cutting the grass, there’s nobody that’s going to be winterizing that home, taking care of the mold problem,” she added.

“And so I think we could see this kind of devolve into chaos a lot faster than we did last time as many investors abandon these properties.”

Wright then said that next year home prices might correct to the point where they match the median household income. In 2024, according to data from the U.S. Census, that median was $83,730.

That is going to be a price decline “near your 50 percent,” she said. “And much greater in certain areas.”

    But is close enough in that Wall Street had all that money accessible to them that would not have been there if there had not been Extend and Pretend, QE by Fed hoovering up MBS and 0% interest.

    Without the above they would have been bankrupt.

    Now, who is going to do the same or equivalent bail out for the upcoming cockroach infestation? Who is going to show the money?

    Not at all, just that if anyone is predicting price declines due to mean reversion (median reversion in this case), it would be a much stronger argument if there was some factual basis for that relationship having had existed at some point in history.

They say the increases in natural disasters and rebuilding costs are responsible. When you look at the cost of property taxes (especially in an exclusive place like NJ) things are really getting unaffordable.

    Another line item society correction: When you’re driving on the right side of a two lane road and a car in the oncoming lane wants to make the left in front of you, especially when there’s a 20-car backup behind them, slow up, tap your high beams and let them turn. Not only will the driver be grateful but the 20 cars behind them will, too. I can’t remember the last time someone slowed up and waved me on to make a left turn. A few times, it was so bad and there were so many cars piled up behind me that I just said ‘fuck it’ and drove on. I didn’t want to hold anybody up.

    It’s yet another illustration of the soft, mediocre populace that would walk over you if your corpse was blocking the way. Sort of like when that girl that was on fire in Chicago and not only did people do nothing, but their pudgy fingers had to record it.

    Another observation: If you’re walking too slowly in a narrow, store aisle on a bike/walking trail and someone is behind you approaching briskly, step to the side and let them go. I understand your oversized girth may be hindering you but yet again, being a ‘selfish me d0uche’ is not acceptable and you need to change your attitude and behavior.

    So, what contribution are y’all going to make over the holiday break? Where will you volunteer your time to assist others or some cause instead of being pissed because you didn’t get your favorite alcoholic beverage.

    Insurance in Germany is interesting. Most people seem to be over insured. We met with our insurance agent earlier this year after buying our neighbor’s house and added a couple of policies. One of the policies covers you from going bankrupt in case you’re sued. It wasn‘t all that expensive for three single family houses (one of those we rent out). The neighbor‘s house is considered empty because no one sleeps in the house but I‘m over there every day as it is only 20 feet away and on the same property. While insurance and property taxes are low here, income tax is high and wages are much lower than in the US.

    I don’t ever let anyone out unless it’s their turn.

    I contend that stopping the flow of everyone else is rude to the people behind you. It’s also more likely to cause an issue. Most people know the rules of the road, doing something out of the ordinary like letting someone else go out of turn is going to cause more problems than it solves.

    I do like the Pittsburgh left in theory, it the only place it is always used and therefore expected, is Pittsburgh.

    Join NATO unlikely to happen, it would require unanimous consent from all existing NATO members. Heck they won’t be allowed to join the EU either for the very same reason.. All 27 EU member states must unanimously agree to a new member’s accession, and that is if they can meet the standards to join. There is a massive concern already about Ukrainian grain being dumped on the markets, imagine if they got unrestricted access the rest of the farmers in the EU would be out of business.

    End the war, hold elections, rebuild the country, reform the corruption and become a good trading partner. This applies to both Russian and Ukraine. Hopefully they can work this out and soon, there have been enough casulaties on both sides.

    Security guarantee is not another article 5, it’s a 10 year temporary plan. There will be no NATO bases and Troops stationed in Ukraine. Ukraine army will be limited in size as well. I am pretty sure if Putin were to accept the deal and then turn around and attack again US won’t be sending Army Rangers parachuting in to the front lines. Same for the rest of the EU, they won’t be sending their young men to the front lines either. If anything the last 4 years has proven is the EU does not have the will to fight even if it”s their own back yard. They did not mobilize and raise large full time armies in the last four years of war, and won’t do it even it this peace plan fails and war drags on for to the end of this decade.
