We do rent out a single family house on Oahu. I can verify that Hawaii is a very expensive place to maintain real estate. Gardners and tree cutting/trimming are especially expensive. The upside is that rents are very high so you can make money.
Maintenance and taxes are the killers in our neck of the woods. As if that 500K box house in Waldwick wasn’t a big enough slap in the face. The only way to buy anything as a young couple in the NY/NJ/CT sphere is to have family support behind you. Like a one way flow control valve, price will not retreat so if you’re waiting for a reduction, ’tis ain’t happening.

I don’t have a next Gen tuner TV so I’m just getting regular hdtv with old school dolby. My 55 year old eyes think Sunday football looks fine. We shall see what spring time brings once the trees bloom, there could be some signal loss. My Internet is down to $80 .

Mish is a terrible analyst. Spent the better part of 2007 to 2014 claiming deflation is unstoppable and no amount of printing could lead to price increases. 10-15 years later, consistent price increases across every single asset class. Never made any sense as he was a “gold bug”.
He also had a fund, Sitka pacific, that consistently lost money in that same time period. How you pull that off when stocks did nothing but rise is beyond me.
When I was on Oahu, I went to the pier and went to Uncles restaurant there for a quick bite. They take the fish straight from the boats. I didn’t know fish was able to taste that good.

The only thing that will reduce prices even in the slightest is if they keep building these particle board pods like mad. Or, if interest rates somehow drop through the floor and the fence-sitting sellers decide to pull the trigger all at once.
My son in law spearfishes fluke and black fish off our beach here, filets it on the jetty and we grill it immediately at the beach. Delicious!

Cost was $10,000 and will really cut into our profits there for this tax year. And that was after my property manager shopped around for a few months. Still able to make money though. Other places where you‘d think you’d make money there is just way too much overhead. A friend of mine from grad school bought a house in Kailua with her husband for $1 million. It is a very simple house, but the beach in town is great.
