Why the “Good Ole Days” of Housing Are Gone: Tracking Affordability From 1965 to 2025

In 1965, Gatorade was invented, The Beatles’ “Help!” topped the charts, and The Sound of Musicpremiered. Beyond the pop culture milestones, that year also marked the last time you could buy a home for under $20,000.

Fast forward sixty years, and a lot has changed in the housing market. Not only do homes cost significantly more, but the median annual income now covers a smaller percentage of the total home price. 

So, it’s not just nostalgia that makes everything seem cheaper in the past; the data supports this. Zoocasa dived into the numbers to see exactly how much the median family income and the median sales price of a new home have changed from 1965 to 2025. And one thing is clear: housing affordability has deteriorated. 

In 1965, the median sales price of a new home was just $19,800. That’s approximately $206,000 in today’s dollars, which is still only half the price of a new home in 2025. 

But the affordability gap widens further when comparing income-to-price ratios. Family household incomes in 1965 were equivalent to 34.8% of the total cost of a new home, while in 2025, its equivalent to just 26.4% of a new home. So what caused this nearly 10% drop? 

For a long time, income growth was steadily rising. Between 1955 and 1985, the growth rate accelerated dramatically in each decade. The median family income increased by 56.4% from 1955 to 1965, then by 99.3% in the following decade, and peaked with a 102.2% increase from 1975 to 1985.

However, after 1985, income growth slowed considerably. The rate dropped from 48.6% in 1985-1995 to 40.7% in 1995-2005. Over the next ten years (2005 to 2015), the median family income increased by just 24.4% to $72,165. Most recently, from 2015 to 2025, growth recovered modestly, rising by 50.5%. 

At the same time, new home prices skyrocketed. In nearly every decade, new home price growth outpaced income growth, contributing to the widening gap. 

From 1955 to 1965, new home prices rose by 69%, only slightly ahead of the 67.9% increase in income. The following decade (1965 to 1975) marked the last time incomes exceeded new home price growth until 2015, rising by 99.3% while new home prices grew by 97%. After 1975, home price growth dominated until 2015. Home prices surged, posting decade increases of 116% (1975-1985), 59% (1985-1995), and 75% (1995-2005). 

Though the pace of home price growth has slowed in the past two decades, it will be a while before the affordability gap can close, particularly as other costs are simultaneously rising.

    Anheuser-Busch is closing its Budweiser plant in Fairfield, a spokesperson with the company confirmed Thursday.

    It will be one of three facilities the company plans to close across the country, the company said. The Fairfield plant will close sometime in early 2026, along with the facilities in Newark, New Jersey, and Merrimack, New Hampshire.

    Mark Anthony Brewing also closed in NJ. While not a well known company name, they were pretty famous for producing White Claw or Mikes Hard Lemonade. 143 jobs gone there.

    Doesn’t look like Inbev made the official NJ warn notices yet, but some of the articles are saying 400+ jobs gone.

    Iron Hill (although they are more restaurant than brewer) closed as well, another hundred or so jobs there.

    Maybe 20 or so NJ craft alcohol producers have shuttered in the last two years. Covid probably put a number of them into the red to the extent they couldn’t claw themselves out, especially with the weed headwinds, increasing anti-alcohol sentiment, etc.

    Budweiser is terrible beer. I realize it is kind of a product for the masses but the taste is like water. The area I live at has over 300 breweries, although just like in the US drinking habits are changing. Beer is taxed at a lower rate than soft drinks, so beer is usually cheaper in a restaurant than ordering a Coke. The reason being is that beer is considered a food stapel here (liquid bread). However, vodka is still popular among the sizable Russian and Ukrainian populations residing here to avoid the war (and in some cases military duty).

    Weed is big..and so is the black market for it.

    I drive by the legal Cannabis Retailer store on the highway a few times week. Parking lot has not been packed like usual, and I haven’t seen a line of customers in a long time.

    I believe there has been a resurgence in the common street level dealers and the local convenience stores and gas stations have gotten into the racket are also selling product as well. Remember it was decriminalized, and cops are doing nothing about it anymore.

    According to one lawmaker there are questionable cannabis products in “every single gas station I walk into, every convenience store, every corner store.”

    Law was introduced to crack down on the illegal sales and criminalize it again. I don’t think it passed this year but it is bound to come up again as The taxman did not get his cut after all.

    Anything north of Jupiter / North Palm Beach has hit the wall. Big country club development in Hobe Sound is looking like it will fail for the second or third time. They were pulling out all the stops for prospective members. It was really kind of sad. 100’s of empty lots, homes for sale that were bought a few years ago just sitting with no action.

    Even the Jupiter area is showing cracks if you look past the facade. Wait a few years and deals will be there to be had.

    My daughter and SIL’s brewery is closing for 6 weeks after Christmas for the first time in their 10 years in business. Luckily they have no debt and always wanted to stay a small mom and pop brewery. They self distribute which keeps prices lower. They are happy to be able to take the time to rest and travel. Covid years were their best as they were briefly able to ship beer but that was rescinded.

    Not sure if anyone has been following the news between beer conversations and singing about roasted nuts, but the Secretary General of NATO is saying the organization needs to prepare for a World War size conflict with Russia. Last night on the German news there were comments that Russia will be invading Germany next. This is scary stuff of course, but with Russia not able to get a definitive win over Ukraine I kind of have my doubts that Putin would invade a NATO country. On the other hand if the US were to really pull forces out of Europe maybe Putin would believe he finally had the upper hand over the EU and our military forces.

    They need to mobilize their factories for war and start drafting and training men to become full time soldiers. Bundeswehr in Germany has about 182,000 full time soldiers. Of those only 63,000 are Army…. I don’t think the French even have 40,000 active Army.

    This article covers average home sizes growing over the decades. I’ll note that there’s a lot more advanced equipment in homes vs the old days as well. The typical home is built with an HVAC system. Lots of old homes had much less.

    Hahahahaha: so yeah I wasn’t on Wall St but rather tech for a dozen years before I taught. 2 IPOs, some amazing wins, made the cover of Forbes with my sales team and CEO in 1992. Teaching was great, lots of fun memories and a modest pension to show for it. 20 years in Ed. Yeah, I worked last year but only part time. Had a great year & got the best reference I’ve ever gotten from that. Well worth it!

    My 2014 Audi A6 has the 3.0 supercharged engine and it’s still great. Lots of smooth quiet power and torque. Opposite end of the spectrum from the Integra GS-R 1.8 liter that revved to 8,000 with a five speed stick – fun when I was 24, but not for grown ups.

    But now I’m kind of losing interest in the driving experience.
