Zillow updates its home price forecast across over 400 housing markets
Zillow economists just published their updated 12-month forecast, projecting that U.S. home prices—as measured by the Zillow Home Value Index—will rise +2.0% between November 2025 and November 2026.
Heading into 2025, Zillow’s 12-month forecast for U.S. home prices was +2.6%. However, many housing markets across the country softened faster than expected, prompting Zillow to issue several downward revisions. By April 2025, Zillow had cut its 12-month national home price outlook to -1.7%.
In the second half of this year, Zillow began upgrading its forecast. In August, it revised its 12-month outlook to +0.4%. In September, the forecast increased to +1.2%, and in October Zillow upgraded its 12-month national home price forecast to +1.9%. In November, Zillow slightly downgraded its 12-month outlook to +1.5%. This month, however, Zillow revised its 12-month outlook for U.S. home price growth back up, just a tad, to +2.0%.
While Zillow’s national home price forecast is no longer negative—it isn’t exactly bullish either. They’re calling for a soft national housing market in 2026, one where national housing affordability may improve slightly as U.S. income growth outpaces U.S. home price growth.

Listened to the song probably a hundred times and never once even put a single thought into the line with “Jingle Horse” in it. Came to realize, I had no idea what the hell a jingle horse was, did they just make it up because it fit the lyric? Is it even a real thing? Well, shit, now I know.

Heavy, heavy month for me. Next year, probably lighter.
Obamacare was good, people got those knees and hips they needed. Pounded them out before the year was over.

As a working cowboy, one of the most memorable and exciting things I did each day was to “jingle” horses. Jingling the horses simply means to go round up the cavvy before sunrise to get them ready for the day’s work, and it is a job often given to the newest member of the crew. Our cavvy was a herd of 40 horses pastured on 200 acres. Morn-ings at a ranch come early, with breakfast at 4 a.m. The rule was that horses were always fed before people. So that meant whoever was jingling went out even earlier to make sure the horses were at camp ready to be saddled before breakfast. On many occasions, that cowboy was me.
I can still clearly remember riding out those mornings on the one horse left at camp, the “jingle horse,” who was used to help round up the cavvy. When I was there, the jingle horse was often an older one named Illahee. He was always keen to find the herd after a night alone at camp. Illahee and I would walk along quietly, trying to listen for the jingling bells that were tied to a few of the horses’ necks to signal the herd’s location. It always seemed like the herd stayed extra still then be-cause they knew if they were found, they were going to work.
…and knowing is half the battle.

Almost the entire country converted to Presbyterianism which was a hard dour religion, not a fan of Popish and pagan celebrations like Christmas. Notorious CECOT prison? Political hit piece from the CBS.
Fact is there are worse places to be locked up. For example 80 percent of the people confined in a jail that have not been convicted of a crime and endure horrific conditions as they wait for trial, these individuals who cannot afford bail, those serving sentences of a year or less, or people awaiting transfer to other prisons. Over 120 inmates there have died in the last few years, stabbings and beatings are a daily occurrence. But guess what that jail is not a foreign prison. It’s a prison just few miles up the east river next to Manhattan and CBS’s headquarters and is on the list of the most notorious prisons around.
Rikers island. But nobody cares about that hell hole because it’s ours…All that press on a foreign prison… What a joke, they should give Sharyn Alfonsi the CBS correspondent full access to the prisoners at Rikers’s. I would wager CECOT does not hold a candle to Rikers as the inmates run that place not the guards.
