Why banks are salivating over 50 year mortgages

Buying a House Has Become Less Affordable. A 50-Year Mortgage Is Not the Answer.

Buying a home increasingly feels out of reach for middle-income households—and for good reason. On a national level, house prices are up over 50 percentsince late 2019. Over the same period, 30-year mortgage rates have risen from 3.74 percent to 6.23 percent. Property taxes and hazard insurance have also risen sharply in the last few years. According to the Federal Reserve Bank of Atlanta’s Home Ownership Affordability Monitor, the median total monthly payment required to purchase the median-priced house is up a whopping 90 percent in the last six years. In comparison, median household income is up 29 percent over the same period.

Unfortunately, longer loans would help a little but hurt a lot. Most of the potential for 50-year loans to improve the affordability of monthly payments would be offset by higher mortgage rates. And because equity builds much slower with a half-century-long mortgage, buying a house with such a long loan would rob the homebuyer of the very wealth they are seeking to build. Overall, costs would far exceed even potential benefits.

In theory, a 50-year mortgage could make housing more affordable through lower monthly principal and interest payments compared to a 30-year mortgage. In practice, it won’t. Why? Government guarantors, private insurers and investors in mortgage-backed securities collectively set mortgage rates. Because this trio would carry more interest rate risk, prepayment risk and credit risk with a 50-year home loan than with a 30-year loan, they would charge more for the half-century mortgage.

Because of the same elevated risk, this trio currently charges higher rates for 30-year mortgages than for 15-year mortgages. There likely would be a similar difference in rates between 50-year and 30-year mortgages, and higher rates for half-century mortgages would offset most of the benefit of the longer term on the monthly payment. Under this scenario of similar rate differences, a person who buys a median-priced house today (about $410,000) with a five percent down payment and 50-year mortgage at 6.95 percent would save about $65 a month compared to a 30-year loan at 6.23 percent.

A 50-year mortgage doesn’t improve affordability if house prices increase as a consequence. In a supply-constrained market, a 50-year mortgage may simply increase purchasing power, which will quickly be capitalized into higher home prices. House prices need to rise just three percent due to the availability of the longer loan to offset that $65 in monthly savings. In this case, the primary result would be higher prices, thus benefiting sellers rather than improving access to homeownership.

And even if a borrower manages to capture some short-term savings, the homebuyer pays a steep price in lost equity. If a homebuyer stays in their mortgage for seven years, they would accumulate $5,400 in monthly savings from the lower monthly payment of a 50-year loan. However, because borrowers repay principal much more slowly in the longer loan, they would earn $31,000 less in equity over the same period compared to the 30-year loan. On a cash basis, they are out $25,600. Where did the money go? To pay that additional amount in interest.

This equity drain gets worse the longer the homeowner remains in the half-century mortgage. By year 15, the homeowner would have accumulated $12,000 in savings from the lower monthly payment but lost $87,000 in equity. For perspective, a borrower with a 30-year loan would own their home free and clear after making all the required payments over the loan term, but – after those three decades—a 50-year mortgage holder still would owe over $300,000 in principal, which is 75 percent of the original loan balance. The extra interest paid over the 30-year period is an astronomical $279,000. The households that can least afford to give up equity and pay more in interest are lower-income, minority, and first-time homebuyers.

    There’s a conversation I’ve had with my son on numerous occasions. More recently, he wanted to cross out into the walkway even though the driver wasn’t paying attention. He’s supposed to yield. If you insist on assaulted and interfering, there are going to be instances where people are unfortunately killed. But none of you are doing that. You and the politicians want them to keep fighting.

    It’s no different than when Pumps was screaming about his road raging tendencies. Sorry, I don’t get into nonsense with people on the road. That incentive encourages families to keep homes rather than list them, effectively removing potential supply from public sale.

    Cotality’s analysis pushes back on the popular idea of a looming “Silver Tsunami” of housing inventory. Older Americans, the data suggests, are aging in place at high rates. When ownership finally transfers, heirs frequently choose to retain the property. The result: a massive wealth shift between generations without the broad release of homes that housing-market optimists once expected.

    Financial industry analysts estimate trillions of dollars in real estate assets will pass to younger generations over the next decade, fundamentally reshaping investment portfolios and estate strategies. Advisors are already preparing for inherited property to become a central component of household wealth planning — even as housing affordability remains strained for new buyers.

    Record home equity
    At the same time, senior Americans are sitting on unprecedented levels of home equity. According to new data from the NRMLA/RiskSpan Reverse Mortgage Market Index, homeowners aged 62 and older held a record $14.66 trillion in housing wealth in the third quarter of 2025. Rising home values pushed the index to its highest level ever recorded, underscoring how much property wealth is concentrated among older households.

    “At a time when inflation pressures and the fear of outliving one’s retirement savings remain top concerns for retirees, home equity stands out as a powerful — yet often underutilized — financial resource,” said NRMLA President Steve Irwin. “When incorporated responsibly into a broader retirement strategy, this wealth can help seniors offset rising costs, reduce income shortfalls, and gain greater peace of mind about their long-term financial security.”

    That combination — seniors holding record equity and heirs retaining inherited homes — means housing stock is recycling within families more than it is re-entering the market. For first-time buyers and renters hoping demographic turnover would open doors to ownership, the math doesn’t work in their favor.

    Policy discussions in Washington reflect growing awareness that supply constraints won’t resolve themselves. The administration has recently signaled interest in limiting institutional investors’ purchases of single-family homes, aiming to reduce competition for everyday buyers. At the same time, new tax proposals including floated ideas to extend home-depreciation tax benefits to individual homeowners.

    However, even aggressive financial or tax reforms won’t change the basic structural challenge that too few homes are being built, and too few existing ones are reaching the open market. Inherited homes may represent a generational wealth engine, but they are not a supply engine

    Chgo: I saw your article yesterday, and had a few comments but got busy. I think there is hype surrounding this too, as far holding on to an inherited house, and the surrounding costs. I am also skeptical regarding values going forward. The decline in the birth rate is a huge issue and not factored in.

    I have also read multiple articles discussing how away from real estae, many baby boomers don’t have as much in wealth (cash/investments ) as many might think. Also 42 percent of the 84 trillion in wealth transfer is coming from theand that top 1.5 of households.

    There are also seniors out there with reverse mortgages, I don’t know the total loan amount outstanding, but I do recall recall reading in the WSJ or Barrons that California had the highest amount of loans outstanding, you can read into that from there.As well there will be seniors who need the monies from their houses to pay for assisted living facilities at some point, so that has to be factored in.

    And anecdotally, I understand there is a movement of seniors who plan to spend it all before they go. The thought by many of them is we took care of our responsibilities and obligations and in many cases went above and beyond (college,weddings down payment on house or some combination), and that’s it, you are not getting anymore.

    There is also a lot of younger people on social media complaining about this and how upset they are that their parents are spending their inheritance.

    I suspect that eventually the next generation will sell those inherited homes. Maybe in small towns where the kids stay in the same town, which I suspect is mostly low-end housing, the kids move in and stay. But more expensive homes, what’s the chance that the parents house is ideal for where the kid wants to live and stay, and that they can afford? Looks like California regulations skew that market, but even then, I suspect they own to keep the taxes low, then rent it out to someone it’s more desirable to. Resold homes is always the biggest supply of housing, so I’m not sure about the conclusion of the article. Eventually heirs will get shaken out by the costs of a second home, if they can’t afford to hold on.

    California’s biggest problem is their anti-development attitude.
    In Florida my town will not permit a net increase in housing units – period. Any new build has to replace an old one. As a freedom supporter I’m not a fan, but on the other hand, traffic is constrained by the whole town being connected by one double lane road and two bridges in and out.

    Thanks for re-posting. A house is part of the portfolio, an heirloom. As I’ve mentioned, to own a house is akin to owning a Mercedes 50 years ago. It’s out of the reach for most. Any asset that has value will accelerate in price, reach a plateau and stay for a few years or the next generation. We’re witnessing it now.

    BRT: NJ is just building pod housing, and its not very affordable. They throw in a few affordable housing units, but for the most part they try and get market rent for them. That said we may be reaching the saturation point in Bergen Co. But yes, they are not updating the roads etc to go along with the new pods. They do not even want to add left turn signals on high traffic roads.

    UPS announced another 30, 000 layoffs in its operational areas, after the 48,000 last year of operational and mgmt positions. I remember UPS drivers got large wage and benefit increases a few years ago, and air conditioned trucks, I guess they have to make up for that with all these layoffs. UPS says it is still rightsizing its business after losing its largest customer, Amazon.

    Nope, my kid, like many of her friends, are pretty, happy, and don’t let the world get them down. They focus on what they are in control of, which are their own choices, and they find jobs, find friends, and work on staying physically and mentally happy.
    My kid silences her phone much of the day, avoiding the traps out there.
    Buys her own food, and is saving money.
    Having a wealthy father is a big help of course. It feels good as a male provider to offer that, rather than bleak nihilism, to my child.
