Inheritances won’t unlock housing supply as the ‘silver tsunami’ may be a gentle wave

The largest generational transfer of housing wealth in modern US history is underway with inherited homes changing family balance sheets, reshaping financial planning and swelling senior net worth totals.

But despite record-breaking property hand-offs, the long-anticipated wave of homes hitting the market (and easing the housing shortage) isn’t arriving, meaning hopeful homebuyers may find affordability remains constrained.

New research from Cotality shows inherited homes are reaching historic levels as more properties pass from aging owners to their heirs, with inherited houses accounting for a record share of all home transfers in the United States in the past year. At first glance, that sounds like fresh inventory for a starved housing market but the reality is different because most of these homes are staying off the open market.

Instead of selling inherited properties, many heirs are moving in themselves or holding onto them as long-term family assets. State tax structures reinforce that behavior as, in places like California, heirs can preserve lower property tax assessments if they occupy inherited homes as primary residences. That incentive encourages families to keep homes rather than list them, effectively removing potential supply from public sale.

Cotality’s analysis pushes back on the popular idea of a looming “Silver Tsunami” of housing inventory. Older Americans, the data suggests, are aging in place at high rates. When ownership finally transfers, heirs frequently choose to retain the property. The result: a massive wealth shift between generations without the broad release of homes that housing-market optimists once expected.

Financial industry analysts estimate trillions of dollars in real estate assets will pass to younger generations over the next decade, fundamentally reshaping investment portfolios and estate strategies. Advisors are already preparing for inherited property to become a central component of household wealth planning — even as housing affordability remains strained for new buyers.

    For sure it’s interesting to see how the dynamic will play out when there is a far bigger focus on generational wealth effects. Historically, I think the mass population looked at this as something that was only a part of wealthy upper classes, but now even handing down a shitty NJ cape to your kids represents a pretty significant windfall.

    Does the dynamic shift from kids fighting over selling the house, to the kids fighting over who gets to inhabit the house? I think we see some of that today, but curious if it becomes a far bigger part of the story – only way you can afford a house is to inherit it from your parents.

    Back in Poland, you see the farms striping the mountainside in thin rows. The properties/plots make almost no sense as you look at them. But then you realize it has to do with generational transfer of property and splitting properties between kids. To do it equally, you split property running up and down the mountain. Why? Because it’s hard work to go higher up, so to equally split the property, you do it “vertically”, even though that logically isn’t not the most efficient use of property.

    I’ve already seen this play out multiple times with my relatives. In a family or 3 or 4 kids, there’s always one that just didn’t ever really work and they give up on upward mobility around age 40 and move back home. Once the parents pass, they feel entitled to the home and their savings as well. It’s already playing out in my own family with my siblings.

    Disagree. I see two trends. Anecdotal. I have no data.

    Scenario #1: adult kids get inheritance and it is the equivalent of dropping a block of ice in scaling water.

    Scenario #2: money is held back and sent directly or indirectly to grandkids. How does a 28 year old have a $200,000 down payment for a Brooklyn condo? Grandma expired and left money to kids. Kids agree to shunt to grandchildren.

Part of the problem was BOE district staff missing multiple staff on the employment roster who were being paid out salaries and benefits and the BOE staff did not know.     My cousins still don’t speak to each other over what happened to their mothers home when she passed away in 1996. It’s been 30 years. They all agreed to sell the home, home was sold and proceeds split up. Buyer was actually the oldest son who then turned around and rented it out for the last few decades. He then decided to subdivide the property and build two additional homes and sold them. Turned out to be a good investment for him. His Brother won’t speak to him, or really any of us. He thinks he was robbed or something. That isn’t the case however he just feels maybe his older brother should have given him a split of the rent or the money made later from sub-divided the property and building homes. There is no convincing him…

    I have an interview for a job I am way overqualified for tomorrow. It pays about 1/3rd less than my former job, but I’m only in it for the healthcare. Will let you all know how it goes.     There have been tons of psychological studies on money. I think the one that is consistently the most born out by behavior is a really curious one. It depends on how much money you keep in your regular checking or savings account. I just had a conversation with a couple last night and they’re sitting on $250,000 in their checking account. It’s the only way they feel comfortable. But in reality they’re overall wealth is driven by other factors completely but as long as there’s $250,000 sitting there, they are confident and comfortable. However, that’s a completely arbitrary thing that they control so it’s all very interesting.

    The Gateway Development Commission said Tuesday that it notified contractors working on the Hudson Tunnel Project, connecting New York and New Jersey, that funding will expire Feb. 6.     While extreme and unprecedented, the Trump administration’s attack on due process for noncitizens is arguably a final step in a longer history of devolving due process in the U.S. immigration system.     In Italy, Greece, Portugal, Finland and more, we are heading toward one retiree for every two workers.
    This is not a political opinion. It is math and it is not sustainable.

    Despite all of this, I am proud to be European.
    Europe invented, researched, built, explored.
    It took two world wars to break us down.

    What changed was not intelligence. It was agency and courage.
    We built generous welfare systems but merged them with bureaucracy, fragmentation, and fear of scale, and fear of individuals standing out.

Politicians can try to evade reality, but they can’t evade the consequences of evading reality.

    The new Democratic Governors of Virginia and New Jersey are worth watching as a signal of what the party has learned from its 2024 drubbing. New Jersey’s Mikie Sherrill kicked off her governorship last week by declaring rising electricity rates a “state of emergency.” They’re not, but her proposals could increase the risk of power outages.

    Ms. Sherrill used her maiden speech to lay out her plans to ease electric rates. “In short, you are sick of the status quo,” she said, “Well, guess what, guys, so am I.” Guess what: Her proposals are more of the same progressive policies that have fueled higher prices: Subsidies, mandates and price controls.

    Rising electric rates were a major campaign issue in New Jersey’s gubernatorial race last year. The state’s rates spiked 22% last summer and have risen more than 50% over five years. As these columns have warned, retirements of baseload power plants have constrained supply at the same time as demand is increasing from data centers.

    Five large coal plants and one nuclear reactor in New Jersey have shut down since 2017. Much of the blame owes to federal emissions regulations, state climate policies and rich federal green-energy subsidies that have made baseload nuclear and coal plants uneconomic. Recent two-term Gov. Phil Murphy required that 100% of state power come from “clean energy” by 2035.

    New Jersey also participates in a regional cap-and-trade program that requires fossil-fuel plants to pay fees, which are passed onto consumers. The state uses revenue from the program to subsidize green energy and reduce utility bills for lower-income customers. Fees are expected to increase in coming years as the program ramps up.

    Ms. Sherrill proposes to use this revenue windfall for “ratepayer relief” to offset the costs to lower-income consumers of anti-fossil-fuel policies. This is income redistribution in disguise. If there are power shortages, insulating customers from higher prices discourages conservation. Higher prices are a market signal that helps curb demand and encourage more supply.

    On the latter, she has little to offer. She suggests easing regulation so solar plants can be built faster, which is fine as far as it goes. But solar can’t provide reliable power all day and every day, even if paired with batteries, which typically discharge power for only four hours at a time.

    Her worst idea is a pause on utility “rate increases or cost recoveries to the extent permitted by law.” This is a price control that will reduce grid investment, including in new supply. Utilities in New Jersey procure power from independent generators and pass on wholesale power prices, along with their costs for transmission and distribution, to customers.

    If utilities can’t pass on their costs, they will skimp on maintenance. It’s that simple. New Jerseyites can look forward to more power outages and longer delays to get their lights back on. When that happens, Ms. Sherrill will blame the utilities. The Governor campaigned as a moderate, but her opening policy salvo looks like standard progressive fare dressed up as reform.

This has always worked well for me. Being that this job is really a test of ones graphic design skills, accuracy and speed and little else, I will focus on those areas, which I managed quite successfully for 26 years at one of the largest printers in the world.     In the wake of the two recent tragic incidents in Minnesota, I firmly believe that a bipartisan Congressional investigation should be initiated without delay to safeguard the well-being and security of our nation and its residents. Now is the time to set aside partisan politics and conduct a meticulous, unbiased investigation into the shootings of Alex Pretti and Renee Good, with subsequent action based on the investigation’s findings. The growing violence is causing irreparable harm to our country, and it is essential that we transcend party affiliations and prioritize the nation’s best interests.
    PS – for everyone posting below I have always supported law enforcement. Wanting an unbiased bipartisan investigation into the events surrounding the two deaths doesn’t change that support. Unfortunately (and as seen in the comments below) we have a portion of the country believing two innocent people were murdered and another portion believing those killed were domestic terrorists and the shootings were justified. Our entire country is based upon a system of free speech, the ability to protest and a fair and impartial justice system. Nephew, renovated and flipped and I’m ok with that. I couldn’t do that from here. My sister and I split the rest. For me I file an FBAR to stay compliant. When the time comes they’ll get my share as I don’t need it.

    Nephew is a lawyer and did probate with my dads lawyer so everything is structured correctly. This to me is a safety net for my kids. They can jump a plane and with their passports and a chunk of local change (along with extended family support) can start a new life.

    Second, I am familiar with the health care system in Ireland which is in the EU, and people generally are dissatisfied with it, particularly wait times and lack of staffing among other issues.

    Germany is also seeing rapidly increasing dissatisfaction with the quality of their health care system . France on a whole is very satisfied with their health care system, but is facing huge structural problems going forward which will have to be addressed. I can go on, but will leave it there.

    Poland by the way is thoroughly dissatisfied with their healthcare system, and it is ranked among the lowest in Europe , long wait times, poorly staffed and limited speciality areas.

    In Germany most people IMHO seem to be generally satisfied with the health care system. However, as George Orwell pointed out all animals are equal, but some animals are more equal than others. If you have public health insurance for example maybe you have to wait a bit longer for a doctor appointment. Maybe you don’t get anything beyond the basic services. Maybe if you are a little older the doctor isn‘t even going to give you all the basic services available. Then you have those on private health insurance. Those people can generally get an appointment for most services very fast. The doctor will be thinking of best practices and schedule you for all the tests related to your symptoms. I‘m likely one of the very few naturalized Germans with a US health insurance plan and they treat it as a private insurance here since I pay upfront.

I think NYC metro will be fine…I think the areas that will be dangerous are the “cheap” locations. They have endless supply of land. Dropping population growth = danger zone if you buy there.

    Yes, I usually pay cash, however there are agreements with some hospitals that are paid directly if you are admitted. Health insurance is mandatory here and having a plan that is accepted for a residency permit or for citizenship isn‘t that simple. Many people are denied a residency permit based on the health insurance they have. I was actually very surprised it didn’t come up as an issue when I applied for citizenship. A US friend of mine in Valencia, Spain was required to get a supplemental Spanish policy for his residency permit.

If we would need to be admitted to our local hospital (a nice WWII era hospital which has been updated luckily) and no room is available they will put you in a bed in the hallway. I‘ve seen this done quite often. But I imagine customer satisfaction varies by area. Where we live we have quite a few doctors. Some areas that isn’t the case. Also I had a Russian as my doctor before and had trouble understanding him. I switched to another Russian but she doesn‘t have an accent. Without foreign doctors and workers the system would collapse here.

    In other news, I absolutely aced the interview. I’m not sure how I couldn’t (humble brag) as the position is so closely related to what I am a true Subject Matter Expert in.

    For example, the interviewer asks me if I am familiar with color correction and gamuts. I explained how I was directly responsible for obtaining G7 Color Certification for our largest print plant in NJ.

    For every question, I clearly knew more than anyone there. Though I was very humble. It’s not a management position, though it is a very independent role. They are bringing me in next week to discuss a package (as he put it). They also asked me how soon could I start. I was even able to make them laugh a few times.

    Will keep you all posted, but I am really looking forward to a non-NJ Transit dependent commute of 23 minutes.

    Executive Editor Isaac Saul: The situation with DHS and Minnesota is actively evolving and changing by the minute — but I’ll offer ten thoughts on where things stand right now, on Thursday, January 29:

    Trump is reactive to public sentiment and polling. This is, and will continue to be, one of my favorite things about him as a president. Enough public pressure can genuinely change his mind, because he is not a particularly ideological person. Even now, on the issue he is perhaps most ideological about, he’s adjusting his course after his enforcement efforts became a major political liability. It’s a good characteristic of Trump’s and a good development.
    I’m fascinated by how often Trump walks people out onto a limb and then cuts it off. A few days ago, the president called the protests in Minnesota an “insurrection” and signalled he was ready to push back with the full force of the federal government. His aides and allies in the media followed him out onto the limb, immediately defending the killing of Alex Pretti and positioning all opposition to immigration enforcement as akin to “domestic terrorism.” Then, Trump felt the issue turning against him, and started distancing himself from people like Kristi Noem who were trying to enforce his stated position. It really is remarkable how often this happens.
    According to Reuters, ICE agents have now been directed not to interact with “agitators” and to only target immigrants who have criminal charges or convictions in Minneapolis. This would be a major departure from their methods thus far, and would also constitute a pivot toward Trump’s previously stated goal to focus on the “worst of the worst.” But the truth is, a finite number of immigrants are here illegally who also have criminal records, and any deportation effort limited to that scope would need to be narrow and well organized. I think it’s an open question whether this DHS, under Kristi Noem, is capable of that.
    Speaking of Noem: President Trump should fire her. One of Biden’s great failings was that incompetence was rarely met with consequence (most notably when the disastrous Afghanistan withdrawal produced zero firings and no leadership shakeups), something Trump called attention to during his campaign. Noem leads an agency that has now killed two American citizens in three weeks, in shootings that the public broadly views as horrific and unnecessary, and she has overseen and condoned systematic violations of the rights of thousands of other people and ignored dozens of court orders. She’s being criticized harshly by Republicans in the Senate, discontent with leadership is widespread among agents in DHS, and her inability to step before a microphone without lying has cost the president any political leverage he might have had on immigration enforcement. Yet, I believe he probably won’t fire her, because he despises a lot of the people calling for it — and the negative polarization effect on Trump makes him averse to ever giving his opponents a perceived win.
    Trump and Republicans look to be playing ball with Democrats over DHS funding in the appropriations package due Friday. The new plan could include provisions that force DHS agents to remove their masks, wear body cameras, halt random sweeps and warrantless searches, and apply the same use-of-force policies that are applied to local and state law enforcement agencies. That last item is critical, as it would mean independent investigations for violent interactions. It’s incredible to me that this isn’t already the case, but I’ll take it. And I hope Republicans do, too. If Democrats get this win, it would probably constitute the most notable successful act of “resistance” since Trump took office a second time.
    Whatever happens in Congress, DHS must allow an independent investigation into both of the agent-involved shootings. To put it simply: We cannot live in a world where agents of the government kill American citizens without any accountability, especially when they’re trying to conceal their own identities. Maybe their actions will be determined lawful. Maybe not. But there must be an investigation.
    Politico published a fascinating piece this week about Minnesota’s chief district judge, Patrick Schiltz, a veteran in conservative legal circles who was a mentor to Supreme Court Justice Amy Coney Barrett, and whose typically low-key demeanor has been supplanted by fury at the Trump administration for violating nearly 100 court orders and laws. In what I believe is an unprecedented moment, Judge Schiltz demanded the head of Immigration and Customs Enforcement, Todd Lyons, appear before the court on Friday to explain his agency’s “rampant violation of court orders,” as Politico put it. Schiltz has since backed off the order for Lyons to appear but reaffirmed his criticisms of the agency’s conduct, saying, “ICE has likely violated more court orders in January 2026 than some federal agencies have violated in their entire existence.” Again, this rebuke is coming from a Republican-appointed judge with strong conservative bona fides — so it tells us a lot about how far the Trump administration has overstepped.
    Immigration has been a swing issue in the U.S. for years, and in many ways it’s “thermostatic.” When the border seems out of control and stories about towns inundated with tens of thousands of migrants dominate the headlines, support for immigrant communities goes down. When the border is secure and masked ICE agents are snatching people who have lived here peacefully for 20 years off the street, support for immigrant communities goes up. Most people interact positively with immigrants (legal and illegal) on a daily basis but want a sense of security in their country, towns, and homes — and most people want those who come here to “follow the law.” A political force that could hold all these sentiments at once could make a lot of progress on this issue, but both sides have trouble walking these lines.
    The new Alex Pretti video is being framed by some people as proof he was not a peaceful protester but a violent agitator. It obviously doesn’t reflect well on him, but his actions in this video aren’t particularly relevant to how agents treated him nearly two weeks later when he was far more docile. The video also doesn’t justify shooting him. I’m most interested in how different it is from the video of his killing. His behavior is worse — he appears to spit at an agent and then kicks out their car’s taillight — while the agents’ behavior is much better. They wrestle him down, yes, but then — seeming to realize the situation is dangerous — let him off the ground. One or two agents even get between Pretti and the agents he’s screaming at to de-escalate. It’s like night and day. It’s both proof that Pretti was more aggressive in other interactions with agents, and it’s proof that the agents who killed him had many other options.
    In Minneapolis, Trump’s enforcement effort has brought scores of non-political people off the sidelines. Administration officials have framed the protesters as “left-wing agitators” coordinated by some kind of deep-pocketed funders, but on-the-ground reporting suggests something different: A lot of normal Americans who had never even been to a protest before just hate what is happening in their towns. This is a seismic event in Minnesota that has major electoral implications across the country, where I suspect a lot of previously unengaged voters are now paying close attention to what is happening. Anytime an enforcement effort looks like this, Trump is bound to face some kind of resistance, because Americans everywhere tend to resist obvious and dangerous government overreach. That’s a logistical and political obstacle that I do not see the Trump administration conquering anytime soon

    One is the red state issue. They are usually public utility hospitals in red states where no one wants to pay higher taxes to support the hospital district. They are also in states that did not expand Medicaid and residents avoid ACA which means a lot of unreimburse care. Because they are financially weak. They can’t pay for permanent full time talent and end up paying way more for contracts/locum tenen staff.

    Two is they attract vulture investors that buy the hospital from the public district. They strip any assets and contract themselves with high consultant fees. Because they have little valuable assets unlike the Hudson County failed hospitals that were bought by investors and they strip the real estate. The only assets they have are accounts receivable from the unpaid medical bills from the local population.

    Which leads to investors suing everyone for unpaid debts, garnishing and repossession of anything of value. Once, they bled everyone then they close up and turn off the lights.

    So Gator is headed to Tampa for the weekend to watch Gator Jr. play. It’s Gaspirilla weekend, where everyone in Tampa thinks they are a pirate, so plane tickets from Newark were atrocious. So she is flying out of JFK. I couldn’t drive her as we are paid from the town to provide D transport. Flights at 2:50pm today. So I drop her off at the Glen Ridge train station at 10:50am, where she’ll transfer to the E and then to the AirTrain. It should take an hour forty in total. Two minutes after I drop her off, NJ Transit announces 60 minute delays in and out of the city. So I head back, pick her up and twenty minutes later, we are at the Allwood Park & Drive. Of course, they are not honoring her rail ticket so she has to pay a second time. Express bus is delayed indefinitely, but the local is running a mere five minutes late. This will put her in the city at 12:40 and she’s on the E at 12:50. Thank goodness we allotted that much extra time. Gator just texted me and now her flight is slightly delayed, which is a good thing I suppose. She’s not checking bags, so she probably would have been fine, though it could still be tight barring problems with the E. The AirTrain is reliable until about 10pm. Then it’s a disaster when they get on the repair schedule and run one train an hour that is too crowded to even board most times. I considered driving her to the LIRR in NY Penn, but with congestion pricing, it’s $26 now plus gas.

    You know, I’ve ridden the rails all over Europe and I have never been delayed even once. Not on the commuter, the underground, the metro, etc. This country really does blow.

    If true that might back the rumors that Gates wife left him because of his trips to Epstein island. I don’t have links to the stories about Gates wife and the divorce. I don’t recall if I heard it from someone else or read it. It was some time ago. Those who are interested can research it if they want.

    Lib: I agree for the most part, but I think ultimately AI is going to win, they will make it win with all the billions invested. If anything I don’t think people are paying enough attention to AI or taking it seriously enough when it comes to acknowledge just how many jobs/ professions will be replaced by AI.

    A neighbor who works for a major newspaper was telling me an interesting story. His buddy works for homeland security as a financial forensics expert to track illegal monetary moves to catch cross border criminals. He is an expert in his field and working for many years in the philly area. Well, he was asked to quit what he is doing and help ICE in memphis. Dude is not happy about it.

    So instead of catching crypto criminals he has to run after brown people now.
