Zombie Foreclosures Are Rising—These Midwest Metros Are Hardest Hit
Lurking behind a for sale sign could be a home sitting empty. Not because the homeowners already moved out but because the property is vacant due to foreclosure.
Nearly 1.4 million homes were vacant at the beginning of the year, according to ATTOM, a provider of property data and real estate analytics.
ATTOM released its first-quarter 2026 Vacant Property and Zombie Foreclosure Report, which found that out of the nation’s nearly 104.8 million residential properties, at least 230,401 were in the process of foreclosure (at the time of its report).
Out of those properties, at least 7,540 were considered “zombies”—meaning their owners had abandoned them before the end of the foreclosure proceedings.
The silver lining is that the zombie rate of 3.27% in the first quarter of 2026 is down slightly from 3.34% during the same time in 2025.

ATTOM’s data found of the 27 metropolitan areas studied—meaning those that had at least 100,000 total residential properties and 50 or more properties in the foreclosure process that are vacant—the highest zombie rates were in Cleveland (9.9%); Baltimore (9.3%); St. Louis, MO (8.6%); Akron, OH (7.4%); and Indianapolis, IN (6.5%).

Overall, the states with the highest overall home vacancy rates were Oklahoma (2.4%), Kansas (2.4%), Alabama (2.2%), Missouri (2.1%), and West Virginia (2.1%).

NJ property taxes hit a new high. The town of Tavistock in Camden Co has the highest property taxes at over 38k per year. The town consists of 3 houses.
NJ needs those high incomes to pay the ridiculous property taxes. Nothing to brag about having one of the highest incomes in the country, but a big chunk of it is spent on property taxes.

I don‘t know about that. Valero was willing to pay over $1 billion to close their Benicia refinery due because taxes and regulations. California finds itself with fewer facilities to process oil and higher gas prices. I don‘t see lots of interest by other companies to step in and get these facilities working again.

I’m on the board of an old non-profit organization… we hired an executive director a couple of years ago and now we find out she has been lying about financials and cooked some books. Due to various reasons, we actually never had a contract in place for her. Can we just fire the ED without big legal issues? The catch is that, this person has the keys to everything – bank accounts, property keys, emails, accounting systems, etc. There’s a few million dollars in endowment and this person has been trying to get their hands on it.
It’s a mess.. and I’m ready to walk away from it all.

What I would question is this. If you are able to accrue billions of dollars….are you really overtaxed? Esp if the govt is going into debt to lower your tax bill. And I completely understand that most of that money is tied up in businesses…but not all of it is.
Biggest scam is borrowing money at a cheaper cost than selling your stock to pay taxes.

You are stating facts and are spot on, but to provide context, the Trump family has generated more wealth than all those people combined. But worse, it is multiples of the combined amount. Obama is the most analogous comparison in terms of influence peddling and self-dealing. The other are pure theft for nothing. Again, the Obamas are enriched $10’s of Millions, maybe $100M. Trump?
