High property taxes, high prices — and still buyers: What New Jersey’s housing market looks like right now

New Jersey’s property taxes and home values are among the highest in the nation. Nevertheless, data released in January shows demand for housing held steady in 2025, and many real estate experts expect demand to increase this year.

Jeff Otteau, chief economist for Otteau Group, Inc., said interest rates are expected to continue to drift lower, which will make it easier for people to buy homes. He said lower interest rates will also increase the number of homes being sold.

“Because the average interest rate for homeowners is around 4%, with interest rates that had risen as high as 7.8%, those existing homeowners, even though they wanted very much to sell their house and move on to whatever was next, they didn’t want to give up the advantage of that low interest rate on the home that they’re in now,” he said.

According to a report released by New Jersey Realtors, the median sales price across all property types rose by 5.4% last year to $525,000.

Beverly Brown Ruggia, the financial justice program director at New Jersey Citizen Action, said the Garden State’s home affordability crisis is significant.

“The gap between what is available and what people can afford is astronomical. We don’t have enough affordable homes for people to rent or purchase,” Ruggia said.

For many New Jerseyans there is no rational relationship between what they earn and what they have to pay for housing, she said.

    Across the country on Thursday, many women who identified with the movement expressed similar feelings of betrayal from the president.

    8:10 – My kid’s marching band trip to Indiana was cancelled a week before in 2020. I remember all the families gathering in the cafeteria for an important announcement – something about a virus that may take a few weeks to pass, and some folks did not want to take any risks. The disappointment was so intense some kids cried. They were preparing for this competition multiple years and it was supposed to be the highlight of their high school years.

    I hope Delta does something to make up.

    Dark: Woodrow Wilson the Democrat had people spying on each other during WW. There was large opposition to American involvement in WW 1. Wilson was an enthusiastic supporter, Neighborhood groups were established to drum up support for the war. Some opponents of the war were imprisoned and held until after the war ended, and some even longer. There was a patriotic government newspaper (Pravda) to provide propaganda to the American people in support of the war.

    Wilson also did not like the American system of government. He wanted a strong Presidency and a British type parliamentary system. He was a huge Anglophile.

    3b , interesting, I never really read up on him. I’ll have to find a book. Less screen time is good for the mind. He was an interesting ( mis informed?) character with some of his genetic beliefs from what I understand. As a side note there was a whole culture of blood purity going on at that time, lots of folks in the states were trying to find past relatives from Europe ( england) and it led to genealogy clubs springing up. Many had lost touch with family over the generations. That unfortunately led to some ideas of : these types of people are better because of their ancestry.

    I always remember the genealogy stat of 80 percent of Australians population was derived from criminals, yet in the 1950s 90 percent stated they had no criminal ancestry in their family.

    In keeping with my theme of buy the hardware all these companies use as tech play, worked out great on Semis in general. But what I missed were the companies like Western Digital or Sandisk. The theme appears to be the same….regardless of what these AI companies do or don’t do….are they even useful, can they make money? The hardware gets bought either way and appears to be more profitable based on the results anyway.

    It’s probably the new software where the math doesn’t math. Error Error Error! everyone auto accepted the flight…and phone calls need to be made the old fashioned way.

    “Delta moved trip coverage (at premium pay) from manual scheduler phone calls to an automated crew-staffing app which let Delta contact pilots in groups instead of one at a time, which created nuisance calls (pilots awakened to respond even though only one would actually get the trip, assigned based on union seniority).

    In response, pilots negotiated an “auto-accept” option (in their contract) that provides a 12-minute window to contact the company and acknowledge the trip. Eventually, the airline and union allowed everyone to be called at once, which increased nuisance calls and further increased auto-accept usage. The app was expanded to also cover standard last-minute pickups, not just premium pay trips.”
    With more auto-accept and fewer crew scheduling staff, Delta had trouble covering flights, so it relied on a contract provision called 23M7 that skips the app process and awards a trip to anyone they can reach by phone.

    Delta pays 2x to the pilot who flies the trip, but must also identify a “harmed” pilot who was skipped and give them regular pay for not flying (3x total cost).
    But to be eligible to get paid for not flying (to be ‘harmed’) a pilot must have auto-accept enabled, signaling they were available. So even more pilots started using auto-accept.

    Here’s where things break down. If a trip opens 12 hours before departure and 200 pilots have auto-accept on, giving each 12 minutes successively makes timely coverage impossible. It’s a contractual catch-22. There’s just not enough people calling and not enough time to make it through everyone that needs to be called.

    A sequence of contract and software changes created incentives that ballooned auto-accept usage and pushed Delta toward a manual, expensive bypass (“23M7”) for last-minute coverage. That bypass then further increased use of auto-accept, worsening the underlying timing and staffing problem. And that’s created operational fragility that shows up as cancellations when disruptions create open pilot trips.”

    As for Australians and criminal ancestry, it did not take much crime to be sent to Australia. The British sent thousands of Irish people to Australia during the famine for crimes as minor as stealing bread. They also sent thousands of orphaned Irish girls to Australia too.

    History is important, but most Americans don ‘t believe it is. I think it shows with many of our elected leaders, and those that want to be elected.

Farmers Advance While Mosaic doesn’t produce elemental phosphorus itself, the EO’s designation of phosphate as a critical mineral and the broader tailwind for domestic phosphorus supply chains benefits Mosaic’s long-term position.
    Nutrien (NTR) — The other major player; combined with Mosaic, the two companies control more than 90% of phosphate fertilizer sales to U.S. farmers. Farmers Advance

    Bottom Line for Investment Consideration
    Bayer is by far the most direct beneficiary — essentially receiving a presidential decree guaranteeing its domestic operations, protecting its corporate viability by law, and providing potential legal immunity shields. The stock (BAYRY) has been deeply depressed by Roundup litigation overhang, so to the extent this EO materially changes the litigation risk calculus, the upside optionality is significant. That said, whether the DPA immunity actually translates to protection from existing tort claims is a live legal question worth monitoring. As always, this isn’t investment advice — just the analytical picture.

    NO ONE- Old way to legally do tariffs was Section 301 of the Trade Act of 1974. A long investigation by a committee from the USTR. The USTR committee makes its determination within 12 months after an investigation begins.

    Trump wanted a shortcut (no long investigation) and imposed them under IEPPA.

    Congress is going to have to go back and change the law, it’s not 1974 anymore and the WTO is as toothless as the UN.

    Otherwise goodbye economy. Good news they already ruled on Chinese made electric cars, under the older 1974 Trade Act the 100% tariff amount on Chinese made electric cars should remain.

    We now lack the ability to do so, impose tariffs quickly. Again tariffs are legal it’s the process that must be different, and the law used.     The EU can react swiftly to external tariffs by using pre-approved, accelerated, or revived measures. In April 2025, for example, the EU approved retaliatory tariffs to start almost immediately in response to U.S. metal tariffs.

    We have no such pre-approved process. EU and China for example do not wait for the WTO bureaucrats that is for sure and neither should we.

Simple things like perjury, obstruction, lying to congress, corruption, and henious war crimes, and heck bombing countries to smithereens because you know no boots on the ground!

    Fact is superior strength has always dictated our justice and our policies. We have only two check against this power wielded by the executive and both those checks are wielded by Congress. They aren’t very successful at it that is for sure. Andrew Johnson, Bill Clinton and Donald Trump twice impeached. None of these presidents were convicted by the Senate or removed from office.

    The other check Congress has is the term limits they imposed when they passed the 22nd amendment.. Two terms and you are out…. Lets see what happens in 2028…..

    For years, Dr. Jill Green watched a large chunk of her physician’s salary eaten up by taxes.
    “I was paying a ton in taxes and still writing a check for a hefty five-figure amount every year,” she told Business Insider.

    When she and her husband started investing in real estate about six years ago to create an additional revenue stream, she learned about a little-known IRS designation called real estate professional status, or REPS.
    It’s a strategy some tax experts have nicknamed the “marital loophole.”
    The rule allows qualifying investors to use real estate losses to offset W-2 income, something most high earners can’t typically do.
    Here’s how Green and other couples are using it to significantly shrink their tax bills while growing their rental portfolios.
    Why rental losses usually don’t help high earners
    Under normal IRS rules, rental real estate is considered a passive activity. That means rental losses can offset rental income, but they cannot offset W-2 income, such as a physician’s or accountant’s salary.
    So if you’re a doctor earning $250,000 and your rental property shows a $150,000 loss on paper, you’re still taxed on the full $250,000.
    There is one small exception: a $25,000 “special allowance” for long-term rental losses, but it phases out between $100,000 and $150,000 of income and disappears entirely above $150,000.
    For high-income earners, that benefit isn’t an option. If you’re making over $150,000 and you want to use rental losses to offset W-2 income, either you have to be a real estate professional, or you have to be married to one.
    That’s where the “marital loophole” comes in.
    How REPS works
    If one spouse qualifies as a “real estate professional,” rental losses are no longer treated as passive. They become active losses, meaning they can offset active income, including W-2 wages.
    “You could continue to have your high W-2 income,” CPA and real estate investor Amanda Han said, “as long as your spouse is a real estate professional, then the rental losses can offset both of your incomes.”
    Letizia Alto and Kenji Asakura, both physicians who later scaled back their hospital work after building a large rental portfolio, said they used this strategy to “zero out” their income taxes for seven years and accelerate their path to financial independence.
    The strategy hinges on generating tax losses, not necessarily losing money.
    It’s common in real estate to produce positive cash flow while showing a loss on your tax return. That’s largely because of depreciation, a non-cash deduction that allows owners to write off a portion of a building’s value each year, as well as deductible expenses like renovations.
    The year Asakura qualified for REPS, the couple leaned into upgrades. On paper, those renovation costs — combined with depreciation — helped generate sizable losses. At the same time, the improvements increased the properties’ value and allowed them to raise rents. So, they were improving their portfolio and boosting cash flow while creating paper losses that could offset their physician income.
    What it takes to qualify for REPS
    You don’t apply for REPS. You qualify based on how you spend your time.
    Two main requirements must be met:
    You must spend more than 750 hours a year on real-estate activities
    More than half of your working hours must be in real estate
    “You can’t be an attorney working 80 hours a week and then claim REPS,” said Green. “That means you have to be working a minimum of 160 hours in real estate.”
    She still works full time as a physician, while her husband, who builds custom closets and garages and manages their real estate portfolio, qualifies. “His work was already considered REPS hours,” she explained.
    Documenting your hours is critical. CPA Kristel Espinosa warns that REPS can be closely scrutinized by the IRS.
    “You can have other jobs, but you just have to be able to show that to the IRS if ever audited that the real-estate business really is your main thing,” she said.
    Asakura logs his hours in a Google Calendar with detailed notes, everything from property visits to replacing an air conditioner.

    The short-term rental workaround
    If neither spouse can qualify for REPS, or if you’re a single household that doesn’t qualify, there’s another strategy known as the “short-term rental tax loophole.”
    The IRS treats short-term rentals (where the average guest stay is seven days or fewer) differently. If the owner materially participates in managing the property, losses may be used to offset W-2 income, even without REPS.
    To qualify, investors must meet one of several material participation requirements. The most common are:
    Spending at least 500 hours on the property
    Spending at least 100 hours, and no one else spends more time
    Spending more hours than everyone else combined
    For example, if an investor spends 80 hours managing a short-term rental and cleaners and landscapers spend 50 hours total, the investor may still qualify under the “more than everyone else combined” test.
    Han gives the example of someone earning $500,000 a year in W-2 income.
    “If you invest in a long-term rental and you can’t use it to offset the tax, then maybe you’re paying 37% taxes on it,” she explained. However, if you turn that property into a short-term rental and generate a $200,000 tax loss, “that offsets your W-2, so maybe you’re saving $74,000 in taxes.”
    Unlike the $25,000 long-term rental allowance, this strategy has no income cap.
    “For people with lower income, it’s even more impactful,” Han said. “If you make $1 million and you save some tax, great. It’s not life-changing. But if you’re making $80,000 and you save a significant amount in taxes, that’s a lot more money to invest for that specific taxpayer.”
