Greater Philadelphia Tops National Housing Market Price Growth in January
Greater Philadelphia saw the strongest home price growth among 40 major metro areas in January, with prices rising 8.6 percent year over year, writes Ryan Mulligan for the Philadelphia Business Journal.
In January, the region’s median home price increased to $380,000, up from $350,000 a year earlier. According to a recent report from Homes.com, this growth is more than three times the national increase of 2.8 percent, with the national median sale price at $374,900.
The report follows Zillow’s prediction that the Philadelphia region would be one of the top ten housing markets this year.
However while home prices increased, the number of sales declined significantly compared with January of last year, with the housing market impacted by both the usual winter slowdown and low inventory levels.
Greater Philadelphia saw home sales decline by 8.6 percent in January compared to last year, with total sales dropping to 3,621 from 3,963 in January 2025. The month-to-month decrease was even steeper, falling 33.8 percent from December’s 5,471 sales.
Meanwhile, active listings rose 8.4 percent compared to a year ago, reaching around 10,000 at the end of January.

The Epstein Files Should Never Have Been Released

Every day seems to bring new reports of financiers, academics, politicians and royalty (among others) who cozied up to Jeffrey Epstein, a convicted sex offender whose predation took a horrendous toll on innocent lives. With accountability for people in power in short supply, it can be hard to see a downside in the huge dump of documents relating to Mr. Epstein and his various associates.
But we should recognize the release of millions of pages of the Epstein files as both a sign of institutional failure and a cause for concern. If our justice system were working properly, the public would never have such access.
Price up, yield down. Too much liquidity sloshing around looking for a home. All assets are up in price (except crypto). I don’t care if the dollar has lost ground, there is still tremendous demand for dollar denominated assets. Spreads are at historic tights too. Inflation is what it is. Real rates are compressed.

20+ here in Howellbama. Going to go out and make my second and final pass at shoveling out. Town actually has the road cleared curb to curb already. They sub it out for my part and of the town to a big contractor whose home base is in the neighborhood. Ton of equipment.
No cars allowed parked on the road in Howell during a snow emergency until the roads are clear so I stashed my daughter’s car around the corner yesterday which is actually a different town and less likely to get a ticket or towed. It’s plowed in pretty good, but no ticket.
Neighbor just cut down 4 huge Pines on the property border. I’m so psyched for this summer as my sun room will now actually get sun.
Turning now it warmed up to 34 F….
My driveway is clear, drove around a bit most neighbors haven’t even started. I hope they are ready for a slushy shovel it’s getting really heavy now.

The Justice Department has withheld some Epstein files related to allegations that President Trump sexually abused a minor, an NPR investigation finds. It also removed some documents from the public database where accusations against Jeffrey Epstein also mention Trump.
Some files have not been made public despite a law mandating their release. These include what appears to be more than 50 pages of FBI interviews, and notes from conversations with a woman who accused Trump of sexual abuse decades ago when she was a minor.
NPR reviewed multiple sets of unique serial numbers appearing before and after the pages in question, stamped onto documents in the Epstein files database, FBI case records, emails and discovery document logs in the latest tranche of documents published at the end of January. NPR’s investigation found dozens of pages that appear to be catalogued by the Justice Department but not shared publicly.
The Justice Department declined to answer NPR’s questions on the record about these specific files, what’s in them, and why they are not published.

Some of those documents were briefly taken down and put back online last week, while others remain hidden, according to NPR’s comparison of the initial dataset from Jan. 30 with document metadata of those files currently on the Justice Department website.
NPR does not name victims of sexual abuse.
When asked for comment about the missing pages and the accusations against the president, a White House spokeswoman told NPR that Trump “has done more for Epstein’s victims than anyone before him.”
Years before they were convicted sex offenders, Jeffrey Epstein and Ghislaine Maxwell used his wealth to gain access to a prestigious boarding school for young artists in Michigan, using a rental lodge Epstein donated to the school as a base from which to recruit some of their earliest victims, according to Department of Justice records and former campus administrators.
A woman who testified at Maxwell’s 2021 criminal trial said in a lawsuit that she was 13 years old when she met Epstein and Maxwell at the school’s annual summer Interlochen Arts Camp in 1994. She says they began a relationship that started with grooming and led to sexual abuse. NPR does not name victims of sexual abuse.
A document that was included in the Department of Justice release of the Jeffrey Epstein files, photographed Monday, Feb. 2, 2026, shows a diagram prepared by the FBI attempting to chart the network of Epstein’s victims and the timeline of their alleged abuse.
A few summers later, Epstein and Maxwell met a 14-year-old student who said her first contact with them at the school was the start of a manipulative and controlling relationship that lasted years.

When he retired on Dec. 1, 2025, he left with more than just ceremonial praise.
Abbott is entitled to a payout of $787,017.03 for unused vacation, seniority days, overtime and other accumulated leave — a sum that appears to be among the largest retirement payouts to a New Jersey municipal police chief in recent years.
“It is an exceptionally large payout,” said Marc Pfeiffer, a former deputy director of the state Division of Local Government Services and now a Rutgers University professor.
More than two months later, however, the payment remains in limbo, according to interviews and internal documents obtained by NJ.com.
The Office of the State Comptroller appears to be scrutinizing the large sum, and the town is verifying the amount owed to Abbott before issuing the payment, according to West Orange officials.
The town has retained outside labor counsel to review years of records and tabulate the payout, Mark Semeraro, the West Orange attorney, told NJ.com.
“The appropriate payment” was still being determined, John Burke, one of the attorneys hired by the town, confirmed in a statement. He declined to comment further.
The Office of the State Comptroller is also examining the amount owed, according to correspondence between local officials.
In a Jan. 17 email, Semeraro wrote that Abbott’s payout should not be issued “until the comptroller investigation is closed.” The email was in response to a query from Councilwoman Joyce Rudin.
Semeraro wanted to ensure the payment could be made “without fear of it being reversed and creating any liability for the township,” he wrote.
The town’s business administrator, chief financial officer and municipal clerk, as well as one of Burke’s colleagues, were included in the email chain.
A spokesman for the comptroller’s office declined to comment, citing agency policy.
Vito Gagliardi, Abbott’s lawyer, confirmed that his client has not received any portion of the payment. Town officials were attempting to confirm leave balances accumulated over decades of service, they informed him.
“Some of the older records do not exist,” said Gagliardi, adding that the township was reviewing documentation from 20 to 30 years ago to verify the number of days owed.

I just pointed out that it is extremely unusual (as in “has never happened before”) for the DOJ to release all “the files” on any investigation; they only release stuff they present in court.
If, in the course of investigating “Joe” for some crime, the feds find out that Joe’s best friend is secretely gay they don’t release that information UNLESS 1) they wind up prosecuting Joe AND 2) his best friends sexual preference is relevant to the prosecutors case.
And that’s the way it should be. The gov shouldn’t be in the business of publicizing embarassing and irrelevant info on people who are not being prosecuted.
