NJ real estate market predicted to heat up. Here’s why

If you live here in NJ, this probably won’t surprise you at all.

A new real estate forecast says the housing markets most likely to heat up in 2026 include the outskirts of New York City.

That list specifically calls out Northern New Jersey right alongside Long Island, the Hudson Valley, and Fairfield County, Connecticut.

In other words, once again, Jersey is the overflow valve for a lot of people.

The prediction is pretty simple. More companies are pulling people back into the office, at least part-time. So the “work from anywhere” dream is fading for a lot of folks. That means people still want space and sanity, but they also need to be close enough to commute. Enter New Jersey.

…And it’s not just about work.

A lot of New Yorkers are leaving the city because they’re exhausted by the politics, the quality-of-life issues, and yes, what some are calling the Mamdani factor. Whether it’s crime, schools, taxes, or just feeling like the city isn’t what it used to be, people are voting with their feet. And many of them are landing right here.

If you already own here, that probably means higher values. If you’re trying to buy, buckle up. More competition is coming, especially in commuter-friendly towns.

New Jersey keeps ending up in these “hot market” lists, not because we’re trendy, but because we’re practical. We sit right next to one of the biggest cities in the world, and we offer things that the city can’t like space and stability, and (even though we’re the most densely populated state), the breathing room.

    3b – Our Schools superintendent already put in her papers, she knew it was coming. They threated to close the same schools last year and got NJ to waive the cap and our taxes went up 10%. Now the schools are closing anyway and taxes are still going to go up again allot perhaps another 10% not really sure yet.

    Estimates are state aide is down about 7 Million a year in the last six years or so. The money goes elsewhere…It is what it is, we have about 1500 less students than a decade ago, smaller families. They probably should consolidate districts, but we cannot even get towns to share snow shovels as home rule is supreme.

    mathematically, this is a joke. I stated 8 years ago on this blog about demographics and decreasing student populations. This should have gone two ways. Lowering class sizes, or not renewing retirement positions and having less teachers leaving more money for salary bumps. Well, the student populations are down, but none of that followed materialized. Admin positions went up. The assistant super needs and assistant assistant super and then they need a secretary. The business admin needs an assistant business admin and then they need a secretary. It’s just like any other industry…administrative bloat.

    I’ll tell you what is happening. They are just eliminating teachers and jacking up class sizes. According to the people I talked to last year, Basking Ridge cut 40 positions and was due to increase class sizes to over 30 in the high school. Even in the middle school 15 years ago, they were running over 30 per class. This is horrible for learning.

Less people marrying and having children, no really need for the 4 bed 2 bath house with a 15 to 20k tax bill, and a crappy commute on a crappy transit system.     I waited and waited and waited to book an appointment as well my birthday is next week and my license is up for renewal. Got an appointment and went in and handed over my passport, birth certificate from NY and my other documents like a utility bills, dog license etc.

    I however am not happy with the State of NJ having all my paperwork. Those fuckers scanned it all in to their imaging document system. Nowhere in the application does it say they will do that. I would have opted out if I knew they were going to scan in my documents and store them.

    I have no doubt now the State of NJ systems are like swiss cheese. Identity theft for me is now another issue to worry about.

    Prosecutors in Warren County in 2023 charged that an elementary school vice principal had sexually assaulted a young student at a Lopatcong school where he had taught decades earlier when she was just 12 years old.

    He denied it happened. She called him a predator.

    But two and a half years after the Warren County Prosecutor’s Office announced the arrest of Kenneth Lutz on charges that could have sent him to prison for a very long time, Superior Court Judge Robert G. Wilson earlier this month took an extraordinary step.

    He tossed the entire case, finding it had been so poisoned by the gross misconduct of prosecutors and the office they represented that it could never be fairly tried.

    As the now 40-year-old alleged victim sobbed, and Lutz, sitting in the fifth-floor courtroom just feet away with his wife while they shed their own tears in the short but emotionally fraught proceeding that would change all of their lives, the judge blasted the conduct of two Warren County prosecutors involved in the matter. Characterizing their behavior as “surreal” and “truly shocking,” he accused one of deliberately acting in bad faith in his zeal to obtain a conviction.

    Both were referred to the Office of the Attorney General to consider possible further action.

    “Even if a prosecutor is certain of a defendant’s guilt, he cannot, and must not, put his finger on the scale,” said Wilson, labeling the misconduct of the Warren County Prosecutor’s Office itself as “extreme,” before dismissing the indictment against Lutz with prejudice — meaning it cannot be resurrected.

    But as surprising as the ruling seemed, dozens of court filings examined by NJ.com in connection with the case tell a complicated backstory of how it all fell apart. Amid lurid allegations were actions colored by overlapping personal relationships, long-standing animosity, and lifelong friendships in a small town where key players in the matter had known each other since they had been in high school.

    Among the more jarring revelations were that a senior official in the Warren County Prosecutor’s Office was close to the victim’s family and had dated her sister. While a witness in the case, he coached the sister, advising her to conceal evidence that could have been helpful to the defense, the judge found.

    And while the personal connections complicating the investigation were apparently well known, the Warren County Prosecutor’s Office failed to refer the matter to the state attorney general to review the inherent conflicts as required until very late in the game. Then officials lied to the court that they had in fact done so months earlier, records showed.

    “The prosecutorial misconduct in this case was unimaginable. It is without precedent in the history of this state,” claimed defense attorneys.

    Indeed, the entire criminal investigation appeared to have been incredibly compromised from the moment it was opened.

    The Lutz case was not the first time the office has faced criticism, but the judge’s harsh assessment of the how the case played out is raising fresh concerns about the Warren County Prosecutor’s Office itself.

    Veteran defense attorney Michael Critchley fought a four-year battle involving then-Warren County Prosecutor James Pfeiffer, who had also green-lighted the Lutz case, in a matter that raised similar conflict issues.

    At stake in that case, which was finally dismissed last year, was the prosecution of a local councilman accused of blackmail. The alleged victim was a political rival who it was later revealed had personal ties with Pfeiffer going back to the days when the prosecutor had been an attorney in private practice.

    “It was a ham-fisted investigation,” said Critchley when asked about it. He called it “a classic example of a prosecutor’s abuse of their power and an example of monumental misjudgments.”

    “The Lutz family has a lot of power in the Phillipsburg area,” assistant Warren County prosecutor Gloria Rispoli told internal affairs investigators during a July 2024 interview.
