Nearly 1 in 7 Home Sales Are Falling Through, a Record For This Time of Year

Nearly 40,000 home-sale agreements nationwide were canceled in January, equal to 13.7% of homes that went under contract that month. That’s up from 13.1% a year earlier, and the highest January share in records dating back to 2017.

This is based on a Redfin analysis of MLS pending-sales data. The data is seasonal; typically, there’s a higher share of cancellations at the end of the year and a lower share in the spring. That’s why we compare this January to past Januarys. Please note: Homes that fell out of contract during a given month didn’t necessarily go under contract that same month. This data is subject to revision. 

Sales are falling through at a higher rate than in the past largely because it’s a buyer’s market, with hundreds of thousands more U.S. home sellers than buyers. That gives buyers negotiating power; they may back out during the inspection period if they see a home they like better or an inspection issue arises. 

Another major reason buyers are backing out of deals is financial uncertainty. While housing costs have come down from their peak, they are still near historic highs. Some would-be buyers are canceling purchases because they’re getting jittery about buying a house when they’re anxious about things like layoffs, tariffs and geopolitical tensions.

“More buyers are backing out,” said Alin Glogovicean, a Redfin Premier agent in Los Angeles, where 16.7% of home purchase agreements were cancelled in January, up from 15% a year earlier. “They’re second-guessing the wisdom of making a huge purchase when there’s a fear in the back of their mind about the state of the economy and the uncertainty of their finances. That’s particularly true when they’re first-time buyers who don’t have equity from a previous home sale, and they’re using most or all of their savings on a down payment.”

In San Antonio, more than one in five (21.2%) home-purchase agreements were canceled in January, the highest share of the 47 major U.S. metros Redfin analyzed. It’s followed by Atlanta (18.5%) and Cleveland (17.9%). Riverside, CA (17.5%) and Orlando, FL (17.3%) round out the top five.

    The super-rich are paying up to £260,000 to flee the Middle East on private jets, it has emerged.

    Wealthy elites are fleeing to Saudi Arabia to evacuate the Gulf, as Iranian missiles and drones rained over Abu Dhabi, Dubai, Qatar, and Bahrain last weekend – regions inhabited by the rich and previously perceived to be safe countries.

    Riyadh is becoming a key exit route for those looking for a safe route out of the Middle East, as the airport in the Saudi Arabia capital is one of few still operating.

    But the journey is costly – private security companies are reportedly booking fleets of SUVs to transport people on the 10-hour drive to Riyadh from Dubai and then are chartering private planes.

    Among those being evacuated are senior executives at global finance firms and high-net-worth individuals who were holidaying in the region or were there on a business trip, according to Semafor.

    The sharp rise in demand for an emergency exit is pushing prices for SUVs and private jets up, as it has been reported that private jets from Riyadh to Europe now cost up to $350,000 (£260,000).

    Impossible to monitor, but like the Chinese economy, just look for the information exhaust through the passage of time.

    When they begin popping up on billionaire rankings and lists of richest people, you will have your answer.

    I think a good proxy would be David (son of Larry) Ellison of Skydance who just snatched Warner Brothers from Netflix. If he is worth $500M-ish, then each of Eric, Don Jr., Barron and Jared are going to each want to be tracking him. That is probably a good bogey.

    Just to be clear, the insider trading, influence peddling, and regulatory capture are laying the groundwork for structural graft that may be unprecedented in modern U.S history. We would have to go back to Standard Oil, JP Morgan and Andrew Carnegie style stuff. But the problem there is those were great people, these are a bunch of clowns that have been given access to the lovers of power. It’s kind of taking the Biden crime family, but adding on ambition and decades of mendacity.

    Everything you need to know is captured in the condition of the east wing of the White House. Just go forward do what you want rip a hole in the ground. Make a public spectacle, leave wreckage and essentially extort your way and complete the job before anyone has a chance to respond.

    It’s been 15 years now and Gaddafi’s son was just killed in February. In both war’s the opposition party typically prioritizes congressional authority and constitutional limits, while the President’s party tends to emphasize national security or defending freedom.

    Either way Congress won’t stop the President. They could not stop Obama in 2011 with a vote and won’t stop Trump in 2026 with a vote either. It would actually take a full on impeachment at this point.

    From yesterday about your condo conversion that can’t get a conforming mortgage.

    Rental apartments to Condo conversion has always being a big scam in the industry. It allows the landlord to have the same or greater earning power albeit with less tax breaks but it transfers the financial risk to condo buyers.

    The conversion developer sets the rules of the HOA and they keep control of it until the laws allows based on state if any law is applicable or a certain number well over majority (75%-85%) of condos are sold. They always keep ownership of a number to ensure that magic number of condos sold is never reached.

    Twenty years ago, things were so bad in areas of Florida that Fannie and Freddie put rules into effect after the financial crisis/bank bail out that restricts conforming mortgages from majority investor owned building and other sets of rules apply doe non-independent HOA.

    You still see it a lot with condo conversions or newly built buildings that set up themselves as condos. Because it allows the developer to bypass any rent stabilization rules and milk the golden cow that is a HOA that they control but paid by the condo bagholders which got to pay no matter what or lose the condo in foreclosure.

    They keep those owned apartments as rental income plus because they control the HOA they can steer contracts (management, cleaning, emergency repairs) to entities that they own and the cost is borne by the HOA/condo owners.

    When the developer wants to get rid of the rental apartments they own. They usually write an option to buy the apartment in the next lease renewal. The rental, selling price asked and duration of offer, the percentage of the rent applied to the down payment, and the terms of the mortgage which is issued by the developer which they will promptly sell it in the secondary market together, will let you know how desperate they are to get rid of it.

    Some more details of this condo.

    This particular unit is not owned by the developer but an old 74 yo lady who moved out of the country. Her son is doing all the legwork to sell it remotely from DC. It is one of six units, 4 of which are owned by the developer.

    I got hold of the HOA finances. The spend is ridiculous. The whole building is nicely maintained – much better than anynof the others, but I wouldn’t be surprised if they were getting their own units taken better care off with the HOA money.

    A quick glance said they are spending over $100k/ year just on regular maintenance.

    Rent – hope things work out in Pittsburgh. No shame in renting instead of getting into one of these units. I had to split cam charges on a small commercial property so I understand the games played , especially with free landscaping services for the property owner personal home passed through to the cam charge.

    Chi, around 2008, there was a woman in Westfield who “owned” 5 properties and was renting them out. Probably no money down. She was making no payments on those properties but had a lawyer who just kept delaying through the court to extend it out as long as possible while she collected tens of thousands of dollars a month in rent. My college roommate was working for the firm who was representing the lender to try to foreclose on the properties. Took them years.

    Juice, that’s a good price. Tree cutting companies are like mattress salesmen. They will go for as much as they can get and especially flex their pricing when they are not busy.
    From all of the trees I removed, the prices have fluctuated from $400 a tree up to $1500. Pines are the easiest to remove because there are no branches to remove. Nonetheless, it sounds like you didn’t get robbed and this storm took down a lot of pines.

    I had five nasty, dirty pine trees removed from my property a few years ago. They were creating havoc with my pool. We had to take two eight foot sections of fence out to get to them. I can relate.

    Replace pines with arborvitae and plant them about three feet in front of the fence so the neighbors don’t ask you to trim them when they extend into their property.

    I’m a cheap son of a bitch. I bought 12 of them for my property for $8 each. Of course, they were saplings and 14 years later they are about 6 feet tall. But it’s fun to watch them grow a little each year and now they are really taking off.

    Or do what the rest of America does and pay $125 a tree for 6 foot trees.
