U.S. Homes in Foreclosure Average 611 Days Late on Payments

U.S. homeowners facing foreclosure were a record 611 days late paying their mortgages on average as legal disputes delayed bank repossessions, Lender Processing Services Inc. said today.

That was up from an average 599 days in July and 478 days in August 2010 for homes that had received a notice of foreclosure and weren’t sold or repossessed by banks, according to the Jacksonville, Florida-based real estate data company.

“You’ve got this bunching up in the later stages of the process,” Herb Blecher, senior vice president for analytics at Lender Processing Services, said in a telephone interview. “The bottlenecks are still there.”

The time to resolve mortgage delinquencies has grown from a year ago, when banks delayed filings after claims of “robo- signing,” or pushing through documents that weren’t verified, spurred investigations by attorneys general in all 50 states.

Foreclosures take longest in so-called judicial states, which require court approval to seize properties, led by New York, where the average home was in the process for 767 days. It was followed by Florida with 757 days, New Jersey with 708, Hawaii with 681 and Washington, D.C., with 676, Lender Procession said. The shortest averages were in Wyoming at 398 days, Nebraska at 407, Alaska at 411, Idaho at 416 and Arizona at 418.

Once again she didn’t show up at Nieman, Saks, or Nordstroms; you remember her quite fondly, but you won’t be seeing much of her for a while, maybe for much of the next decade. She was a college-educated, middle-class woman with the need to convince herself that she was entitled to some luxury in her life. She’d take care of the family at the mid-priced stores like Macy’s or even Penney’s; then she’d go to the “ritzier” end of the mall, have a latte, and shop for herself at the shoe department of Nordstrom’s (oh, do they sell shoes!) or wander through Saks looking for the one item that would make her day, make her feel special.
Our friend just found out that when her Lexus 350 lease is over next month, the best she can afford to replace it with is a Toyota Corolla, given her deteriorating credit score. Her administrative job is still there at the office park, but she knows that they’ve stopped hiring and some departments are cutting staff. She’s just had “the talk” with her daughter about the difference in costs between SUNY Albany (or Penn State) and Boston U. and made it clear that she can’t sign for an additional $200k for private college over a state school. Her 401(k) is in shreds, as most of it was in her own employer’s stock. Her husband’s commissions are down 35 percent from two years ago when they refinanced the house to add the granite-clad kitchen with the “professional” six-burner oven (very useful for reheating Chinese take-out). The easy-to-afford mortgage on their house is being reset next month, and while her payments aren’t going up much, she knows quite well that it’s now greater than her neighbor got for the same house next door. And, to top it off, her parents stopped those annual gifts of 10 or 20 thousand dollars because the only estate problems they’re left with is staying in their home.
So don’t expect to see her at Saks for a while, or at Nieman, or at the shoe dep’t of Nordstroms. She’s either “shopping in her closet” or running into Kohl’s in the next town (so no one will see her). And, to her great surprise, her 12 year old son doesn’t mind getting his school clothes at Target.

Note: The new reality is 3 years old; it’s not going away whether Obama, Perry, Romney, or Dwight Eisenhower is elected in Nov 2012.

It transcends politics.

    And that doesn't account for the damn cheapskates who are bypassing Kohl's and Target altogether. The damn thrift shops in my area are doing land office business because these damn cheapskates are buying stuff used. Hell, a damn pair of sweat pants can be picked up for $ 4 while the same damn pair in Kohl's cost $ 30.

    I don't doubt that the some of the real estate terrorists got into the damn thrift shop business.

    b of a is a mystery. The stocks keeps getting hammered and hammered. I don’t think it is anywhere close to a BK but that does not mean company could have a zombie stock for many many years. Look at Eastman Kodak and American Airlines. Neither have ever been bankrupt but frankly their best days were back in the era of Nifty 50 Stocks. Big issue is losing investor confidence, customer confidence and killing employee morale regardless of your fortress balance sheet will still evenutally bring you under. Oddly these companies the bond holder has a total different view than the shareholder. Back in 1991 Kodak for instance issued senior non callable 30 year bonds at 9% back when they were investment grade. The stock meanwhile has been in a 20 year free fall. The bond holder already got back 180% of his investment and if Kodak did go bk in a senior position he might get back 30 cents on a dollar in liquidation or if company reorganizes stock in new company. The common long term shareholder in kodak has been pummeled to death.

    S&P’s unweighted methodology for EPS means that large losses by only a few companies due to the recession will drive the index down a greater percentage. Inverse is also true in boom times.

    Question should be got earnings?

    I went to an open house this past weekend in the Great Notch section of Little Falls. For those unfamiliar, this is a leafy, tree-lined part of town with expanded properties, pretty landscaping, etc. It’s the “haughty” part of town. I looked at an expanded cape colonial; nice curb appeal, lots of layout, very expansive, a rear extension over the years, tons of storage and an ingound pool that was “re-cemented” a few years ago . However, it appears to be a snapshot of 1972 so it needs more than sprucing, the place needs to be redone.

    They claim the kitchen was updated 15 years ago but I didn’t question it. It needs to be redone as does the bathrooms. It can be liveable but it needs work. The asking price is $589,000 and the taxes are “listed” at $12,750 which probably means your first tax notice will be 14K plus. I think 75K to 100K is my estimate to give it the panache’ the Jones’ will appreciate. I’d offer $450,000 on the house which is basically what it’s worth.

    Gary 589k in any part of little falls isn’t good. These people are smoking crack, even 450k seems optimistic! I know the area and it is nice, but that doesn’t help the fact that parts of little falls are really crummy and kind of trashy. In 2005 that didn’t hurt prices as much, today it is a killer.

    Yields on 30-year bonds are 2.73, historically stocks are like 8-10% a year. WOW, take one million dollars invested today and compare a 2.73 return to a 9% return the difference is crazy big

    You may be right about the 450K price. The house could be awesome but it needs 100K to get it there, at minimum. Plus the taxes… just insane anymore. I say 450K with much trepidation. This is an estate sale and it’s going to sit. I’m trying not to be a pessimist but again… I’ll wait. The prices are simply still out of whack. And this is Little Falls… not to knock the town but, it’s Little Falls and a coast down the hill does tend to turn into Hillbilly Heaven.

    Gary – The best advice I could give you regarding towns to live in, particularly in this kind of market, would be to buy more town and less house. Bad decision to be in the top 10% of the price structure for a lesser town. Better to be in the middle of the value range of a more desired community.

    The house I grew up in, a 1965 4BR 2-1/2 bath CH colonial in Rockaway Township, had Lis Pendens filed in Sept 2009, no sheriff sale scheduled as of yet. The house is probably worth low to mid $300’s, the current owners have at least $465K in mortgages according to the Morris County clerk, but Realty Trac had it listed as a foreclosure with something like $750K owed. I think they refinanced it to the hilt in 2007 and maybe never made a payment. They could be living there going on 4 years rent free. Maybe it being such a big loss for the bank(s) to realize, it’s way on the lose-lose way back burner.

    My parents bought it new for $23K, btw. The taxes are $8500 now.

    The six large Wall Street Bank Holding Companies which aren’t lending to help the economy and in which the Fed funneled trillions of dollars that it had created out of thin air, are close to exposing their insolvency as their stock prices plummet. The “mark to model” assets, that that the Fed and the taxpayers via Fannie and Freddie did not buy from those insolvent banks at full face value, are imploding faster than a neutron can travel over the Fed’s light speed digital virtual printing presses.

    Question should be posed what will the Fed do next? Probably print and pay the primary dealers to buy up Wall Street bank stocks, and via FX swaps continue to funnel dollars to other Central Banks worldwide to do the same with their failing banks.

    The one thing I can’t tell about that area schoolwise is how Knolls and Hills will rank 20 years from now and in particular what kind of town Rockaway will be more than Denville. Definitely an increasing hispanic population and not sure they’ll be able to hold tax base as well. Of course, that’s the whole argument about most of NJ in the future, isn’t it?

    One good reason to prefer good towns to bad towns is that all the towns charge you nearly the same property taxes for fairly similar houses. In some towns that provides a ticket to reasonably well run state-run education. In other towns it provides a child with diverse experiences seated next to crack-babies and teachers that cannot spell.
    Even if you won’t have kids, the next buyers might.

    I do think that there are some value opportunities in lower upper tier towns though, where schools and services are good, but people aren’t paying big premiums for elite status.

    I agree, Rockaway Township has an uncertain future. I was a Morris Hills graduate class of ’77. In the decade following, school enrollments plummeted as empty-nesters stayed put. By the mid 80’s my generation had the attitude that “You weren’t a loser if you came from Rockaway or Rockaway Township, but you were probably one if you stayed or went back.” Then all the condos sprung up by the Mall, and the Dover border was suddenly breached, causing the hispanic inflow, Birchwood village was next and I have no idea how White Meadow Lake currently rates. Then you have the spotty McMansion developments all around the township and you can say it probably doesn’t look too good for the schools going forward. When I was a freshman at Rutgers, it became obvious how much better a MH/MK education was then the other kids were getting around the state. Now maybe not so much.

    None of my family lives in Morris county anymore, they’re all in Hunterdon and Somerset.

    JJ. CTL was the first equity my investment club purchased when it was founded in 2005. They were (and most likely still are) a wireline telecommunication provider in rural America. If I recall properly, they mainly acquired lots of copper that the big boys no longer wanted to service. We bought in November of 2010 and sold in April of 2011 for a 22% gain including two dividends. We sold it, primarily because we bought it fairly valued and it rapidly became overvalued without any significant fundamental changes.

    President Obama Monday said he does not regret a half-billion dollar government loan to the now-bankrupt solar energy company Solyndra and vigorously defended his administration’s policy of providing assistance to similar entities.

    MS bonds are only listed by MS. They will not even appear on their own website. You have to call an MS broker to get info. Suitablity concerns they only sell it on a taped phone after you get perspectus.

    Trouble is MS sells only at Par. Considering those bonds were created in August and the S&P has fallen a lot since them not as good a deal. But to be honest if S&P fell another 5% and they reset those to uner 800 in the S&P I may be a buyer.

    Right now I think you would do better with a convertible bond of a beat up company. You would get the coupon plus upside.
