New housing in N.J. headed for best year since 2006
The housing industry is on track to build the largest number of homes in New Jersey this year since 2006, with multifamily construction making up a record share of activity.
According to the U.S. Census, builders took out permits for 28,114 New Jersey housing units through November, up 10.5 percent from 2014’s pace and heading toward about 30,000 units with December’s figures yet to come. That’s a big rise from the 13,000 average annual pace from 2009 to 2011, but still below the long-term average of about 37,000 a year.
Multifamily construction has accounted for two thirds of home building through November. That’s the highest share ever seen, on records that date to 1960, according to Patrick O’Keefe, an economist with CohnReznick, an accounting firm with offices in Roseland.
Apartment construction has driven the homebuilding recovery for several years in the state, a dramatic shift away from the suburban, single-family development patterns that shaped New Jersey in the post-World War II period.
Builders are responding to the growing demand for apartments, as homeownership rates fell to their lowest in decades after the housing bust. More households are renting because getting a mortgage has become more difficult since the go-go years of the housing boom, when many unqualified buyers got loans, but ended up losing their homes.
And many young households want to be flexible in case they need to move for a job. Moreover, they are not convinced that buying a home is always a winning investment.
“They have seen firsthand that housing prices can decline, and decline dramatically,” O’Keefe said. In addition, younger households like more urban, walkable areas, where apartments are more common.
For now, single-family builders are being more cautious than multifamily builders.
“They’re not going to undertake any speculative construction,” O’Keefe said. “That’s a lesson they learned, and learned brutally, during the [housing] meltdown.”
Drove through Elizabeth the other day and that town is definetly contributing to that number with new apartments, condos & multi families going up in many places. If millenials want to deal with some culture shock they could probably find something in their price range.

Reading the Cosby story this morning, and I’m remembering back in the day when the Cosby Show was filmed at NBC studios in Brooklyn my friend would get me in to be part of the live audience to view the filming. Watched about 20 shows.It’s amazing the work that goes into a 30 minute sitcom, not even when you subtract for commercials about 24 minutes. Actually did two filmings an afternoon and evening with an average of 3 hours a piece than the best of the two are combined. The moving from set to set, multiple takes, who forgot their lines and so on alot of work. Bill would rarely forget a line, he also would talk to the audience during set changes. Remember in between one taping one of the female stage hand’s was walking around with paperwork and Bill sneaked on her and grabbed her butt, papers went fling eveywhere while the audience was laughing. Not forming an opinion though

After someone working with me couldn’t give him the answer to some inane question he called her stupid girl the rest of the day. He complained that there were not enough minority stage hands and insisted that somebody be sent to the city to pick up food at his favorite restaurant. Arrogant, racist, demeaning and grumpy. I told the promoter to get somebody else the next time.

CBS This Morning is so PC blind that the hosts grill Cosby’s lawyer hard on how she will defend the ‘accusations’ by ’50 other women’ in the case. His lawyer, a woman, goes through great pains to explain there are no accusations, just unfiled allegations of potential prior bad acts that are not admissable. The concept goes over the hosts’ heads completely. Guess you need to be a female s1ut for the hosts to tsk tsk and scold when any whiff of prior bad behavior comes up in legal matters. Heaven forbid anyone questions the backgrounds and actions of all these college girls claiming rap3.

Pumps, that’s part of the reason I avoid your posts. Your search for the ‘good’ people in politics and power has all the wide eyed wonder of a baby seal looking at an impending club, and the same outcome. There are no good politicians, only good political systems that limit the bad these sociopaths can do.
That’s why I align with the right. If they are going to knife you they do it in the gut in the daylight. The left coat everything in righteousness and act like they are in your corner, then sneak in the window and smother you in the dark of night with your own pillow.

Had to read that twice to make sure you weren’t talking about Bill CLINTON. Definitely quantity over quality guys.
Might be my favorite line from this blog in 2015, and it arrived on the last day. Powerful statement. Wish they could teach this in school. Teacher would be dead on arrival for stating the truth.

Come to think of it there isn’t much difference between either Bill when it comes to their predatory nature. But have chased down a few dogs back in the day. I can only imagine the excesses that slick Willy allows himself these days.
