Homeowners again think their home is worth more than it is … shocker

Homeowner expectations and appraisal values divided as gap widens

The gap between appraisal and owner estimates widened for first time in six months, Quicken Loans said in its latest monthly Home Price Perception Index and Home Value Index for February.

However, the rise is still small, and the HPPI is still at a healthy level.

“While it is always disappointing for homeowners to learn they don’t have quite the home equity they expected, the national HPPI is still within a normal range,” said Quicken Loans Chief Economist Bob Walters. “In an ever-changing real estate market, home values fluctuate and these changes are most quickly realized by appraisers who are evaluating local sales every single day.”

Homeowners’ estimates of their homes’ value exceeded appraiser estimates by an average of 1.99% in February, according the national HPPI.

“Home prices continue their long march back from the big price drops experienced in the financial crash. As more and more Americans gain equity, this increases the number of homeowners who are financially able to sell their home and buy another one. We’re seeing the benefits of this virtuous cycle in rising home prices, which is also being greatly aided by historically low mortgage rates,” he added.

  4. Maybe people are coming to the realization that nominating a lying, scheming, willing victim of spousal abuse (for the sake of career advancement) might not be the best thing…

    Most of what’s been attributed to Clinton over the years as political tone-deafness is really her inability to keep her nasty, dissociative personality from bubbling to the surface. It is as easy for her to tell a lie as it is to tell the truth, and the “bailout” whopper she try to lay on Bernie Sunday night blew up in her face.

    Now, as the pressure on Hillary ratchets up, she will begin to crack. She cracked vs. O, and I suspect she’ll implode vs. Bernie, as the guy (love him or hate him) has integrity and has become sufficiently annoyed with her to not tolerate her dissembling.

    That is already happening. Independents and middle class democrats are not rallying for her. They know she will turn her back on them as soon as she’s in office the way she and her husband always have.

    With the collapse Rubio and any chances of a plausible non-Trump candidate we’re seeing the deep pocketed interests changing strategy. They’ll buy the Clinton platform(it’s always for sale) and try to form a new consensus.

    now back to real estate. and home owner expectations… Of the several open houses I have seen the last few weeks, I still get the same shtick of 1. This is the best school system in nj 2. Act quickly (don’t think) as I have a couple of offers at asking. 3. buy now get priced out.

    I would actually be more willing to work with a realtor if he told 1. Im seeing a lot of homes from boomers looking to downsize. 2. They are desperate to get out as their time is limited on this earth, make me an offer, and between me and the chickens others have offered 20%below asking 3. This is whats wrong with the place -busy road, poor site location etc, I would take another 5% off for these troubles.

    With that kind of work I be happy to tip him $3k on a $175k reduction in price. Has no one thought of this model?

In Missisippi he lost the delegate race 81 to 4. So net on the night he dropped 70 delegates behind. At this point the overall count is 1121 to 571. Hil just have to keep the races close to cruise to the nomination.

    Trump needs Rubio out to have a straight race with Cruz.

The nj citizens with no education or employable skills can leave, they have no impact on the wealth of the state, just increase the need for taxes to take care of them in such a high cost of living state.

In most cases if someone drops out they will rally behind another and effectivle pledge their delegates to them. Or more likely, its like Ben Carson, who has 8 delegates, which is too small a number to make a difference. I think its in the GOPs interest to get Rubio as many delegates as possible to get control of the race.
    Its not nice, but thats politics. You want someone to blame, start with the Framers.
