A solid portion of Alpine residents are tied to this area through their businesses or practices, etc. Although the influx of Asian/Russian oligarchs/investors may flip that.

My town is doing a property tax assessment. I presume they can assess at just about any dollar amount they want, theoretically. Right? Can they change the tax rate, too? Anyone know how this works? Do I have a cap or can they toss that and change the tax rate?

Tax rate is same for everyone. The value assigned is where the sausage is made, and the result vary according to integrity of the township.
Some are straight up and fair with everyone, this is because their population is usually WASPY, wealthy, knowledgeable and familiar with lawyers, their uses and their costs.

They assessor will look at the current condition of the home and base your property value off that. Though in our neck of the woods the land makes up 60% of the value. So in reality the minor upgrades add little to the value. Or maybe my tiling work sucks and the assessor lowered my rate because it reduces the value of the home:(

Gary, a lot depends on when the last reval was and if you are over or under assessed now and how much land you have and if you have permitted your work.
My town did a reval aboaut 10 years ago after a 40 year break. 40 years before, land accounted for about 30% of the assessment, after the reval it was about 50%. Those with more land paid more, I paid less.
I also permitted all my additions. I found out that many folks never did that so new rooms, bathrooms and even entire stories were now added to their assessments.
Bottom line, my taxes went down by 25%…and I still am paying less than I was paying in 2009. Others saw a pretty big jump but many were underpaying for quite a long time due to unpermitted additions/renovations.

In my opinion, a new addition without a permit is an aggressive move… but a new story?!?! really?
#39…yeah, I was a bit peeved when some guy was bragging he did that, I had checked the taxes and saw he had about 1,000 more sq ft than me but his taxes were lower…saw a bunch of inconsistencies but once the reval went through it seemed things were back to equilibrium. (that house saw about a 4k increase..ouch!) But since there is no real ongoing enforcement process…I assume that in 20 years we’ll be back to mass inconsistencies…..

I can’t give you any advice on this topic, except to say when it comes to assessments you are guilty until proven innocent. For example, if you do not wish for them to come inside and tour your house… they will allegedly assess you at the highest amount compared to your neighborhood. And should you disagree and wish to appeal, the burden of proof is on you of course.
Remember D-FEN’s post a while back about the guy who appealed someone else’s taxes (or threatened to)? which is evidently permitted under the rules in this state.

He was in the process of selling and they flagged his CO.
When he left, they were talking about going after back taxes because it was so egregious. Also making him tear open walls for the rough inspection.
I knew the sale fell through but never kept up.
Yes, it’s a little known and rarely used rule. If you don’t think someone else is paying enough property taxes, you can file an appeal to have theirs raised.
The article was great because some guy was so pissed off, he was going to have the assesor’s house reevaluated.

Fast Eddie – I wouldn’t sweat the reval, just familiarize yourself with the grieve process, the FEMA maps, get a beater car to put in the driveway, don’t have your lawn mowed for a month and practice the JJ grieve-step. I’m sure there will be a lot of grieving after a reval, just make yourself the squeeky wheel. You really only have to do a good job once to get yourself to bottom of the ladder for years and years.
