Home prices almost never go down
Beginning in the 70s and into the 80s, baby boomers who were coming of age and entering the housing world fueled a boom, so home prices generally rose (as did mortgage rates). An economic downturn began in 1990, but it was pretty mild; unemployment peaked in 1992 and home prices were already beginning to rise again.
Then there was the Great Financial Crisis, the big bad wolf. From the end of 1991 up until what would become the early aughts of the crisis, you can see home prices rising. It’s a slow burn at first, but by the early 2000s, home prices are leaping. In 2004 and 2005, values were seeing double-digit increases. But of course that all came to an end, because as housing was becoming more and more unaffordable, lending was crazy. “There was no money down and liar loans,” as “Poison Ivy” Zelman once told me. Zelman was one of the only analysts to call the housing crash in 2006 as it was developing and before it turned into the financial crisis.
Home prices nosedived and didn’t really begin to recover until 2012. Even so, given the severity of the crash, which saw multiple large lenders filing for bankruptcy and millions of homes foreclosed on, you might have thought it would be worse.
“By my count, there have been just seven down years for the U.S. housing market over the past 75 years,” Ben Carlson, author of A Wealth of Common Sense, a well-recognized blog on all things wealth and finance, wrote recently on why housing is everyone’s favorite investment. “That’s losses just 9% of the time. And five of those seven years occurred after the housing bubble popped.”
More than a decade later, here we are. Home prices have only gone up since—exponentially so during the pandemic. Interestingly enough, in this latest cycle, mortgage rates soared in a small echo of the 1980s, and home sales plummeted, similar to the financial crisis. But home prices haven’t really fallen. The latest reading showed home prices rose 5.4% in June from a year earlier, another all-time high, despite showing signs of slowing.
Either way, it doesn’t seem as though home prices will fall anytime soon, even if they’re no longer rising as rapidly as they had during the pandemic. Housing policy analysts, urban economists, regular economists, and even some real estate executives will mostly tell you why with one single reason: there aren’t enough homes. The deficit of homes in this country didn’t happen all of a sudden. It’s the result of years of underbuilding, and in some places, decades of policy failure that made it almost impossible to build anything but single-family homes, thanks to zoning and land-use regulation all controlled by localities. That was all happening before the pandemic housing boom, which only worsened things and helped. Housing crises that had been somewhat contained to coastal, blue states spread.

I can’t recall the last time I saw a single family house being built in my daily travels. Battery on the 13 was true trash. I replaced it twice and I’m careful about charge cycles.
I pay with iPhone credit card so I get 24 installments no interest, plus 3% cash back

Still works fine. Replaced battery at 80 percent at Apple store. Still works fine.
Only thing I don’t like is it doesn’t like any sunlight. When it gets warm the display darkens. Right when you need it brighter that is.
Other than that it’s been flawless.

I replaced mine with a 13,000 mAh Battery, phone runs forever now….too bad there will be no more IOS software updates after this year.

Was hoping for a new Apple watch ultra 3, and not just a new color. I would have dropped the $800+ on it.
But, they came out with the 10, which now has better specs than the Ultra, so it makes no sense at all to buy an Ultra.
So I’ll buy nothing, keep my old Series 7 apple watch, which still has the “infringing” pulse ox functionality that’s still enabled. So yeah, “upgrading” to the new Ultra would end up losing me functionality.
Product strategy is a bit of a headscratcher on this round. They have enough money to just settle the damn pulse-ox fight, instead they sit out. Try to develop sleep apnea detection without pulse ox, only the accelerometers, which is clever, but clearly a massive compromise because they can’t use pulse-ox.

Look up South Korean history. Very tough and brutal road for a long time. The average citizen started to get breathing room in economics and political freedom after the 1988 Olympics shined a light on the military dictatorship and ruling families.
For government, it is known that the dictatorship made known homeless, mentally ill, and problem people disappear before the Olympics. Economically, the big names you known LG, Samsung, Hyundai, etc are public companies but majority family owned conglomerates that are intertwined in politics. One of the Samsung heir just got sentenced over there.
Because most of the population was in severe poverty 50 yrs ago. Plus it is a “Face Saving and Looking the Part” culture. Which requires a lot of constant effort to look the part constantly. It takes a lot of energy and money if you want to appear to be a semi-millionare Ken and Barbie couple. That was energy that would have gone into having kids, which makes you spend money and make you poorer financially.
It is a well known trade off in societies globally. Well off and single or small family or large poor family. Hell, in The Sopranos – Christopher picked bumping off the girlfriend when he realized a life with her meant poverty for ever.

Got a few quotes on grading our lawn. The winter and summers have been very dry last 2 years with lots of rain in the fall and spring. Has caused all kinds of erosion and ground heave. 1 guy wanted $3,500. He must think I’m stupid or rich or both. Other guy wanted $1,500 and that included sod. But he said sod is $200 more a pallet now then it was in the spring and it’s poor quality too right now. he said just do it yourself. Just buy 10 bags of dirt every weekend and use a hand tamper on it to compact it. Probably need 50-70 bags of dirt and a bag of grass seed.
I’ve put down 26 bags of dirt so far. Probably need 25-35 more. Will cost me around $200-$250 for dirt and grass seeds and about 10-12 hours of work.
I thought captain cheapo would approve.
Germany also has a severe housing/apartment shortage as well. This is a country where the majority of people don’t own their own place and are renters. If you live in a big city- Berlin, Frankfurt, Munich, etc., you need to find anything that is affordable. Housing is on the verge of being unaffordable overall and it is getting worse. Please note though that I don’t feel guilty in the least buying our neighbor’s house.

I can appreciate the thinking and the willingness to DIY, but my experience is that the lawn (unless you have a tiny plot) is one of those things that’s worth paying the pros for. Not only is much lawn work back breaking, you’ll never get the manicured look the pros can provide when you do ‘small batch’ work yourself — on any reasonably sized plot. After much trial and error I finally decided that if you want to have a healthy, lush, green lawn you must have: a) a sprinkler system to ensure deep root moisture during dry spells, b) correct and timely application of fertilizer, fungicide and weed control, c) wide-deck mowing with a mulching mower and d) manicured edging every time the lawn is cut
Captain Cheapo approved HMB. Did something similar with a $500 truck full of clean fill and a $10 homemade water level. Also took like 12 hours, but saved thousands.

You CAN do it yourself, but watering and fertilization/weed killer is really the key.
My tools are a big Honda mower. A big Scott’s Rotary Spreader. A 40 year old weedwacker and a gas powered leaf blower that somehow still isn’t banned in my town. I have two sprinklers which cover 80% of my yard. I do move them around a lot. It’s been real dry lately so I watered for two hours the last two mornings. I will water at sunset too tonight. Wanted to give the lawn a break. People don’t realize how much water you need to get to the roots. Especially when the ground is hard (clay). My issue this year is clover. They say if you leave your lawn higher, the grass will choke it out. I resolved to just see what the Spring will bring. A couple of weeks ago, I did my last weed and feed. In late October, I’ll do one final feed. It’s not hard, but I probably spend an hour a day maintaining something in my yard.
Also, anyone who does not put down 10-year weed barrier under mulched beds is a fool.
If you want any Honda mower, best you buy it soon. HD has some left but when they are gone that’s it.

The government spent 380 billion more in August than it took in. That works out for a four trillion deficit for the year. The total deficit will be approaching 40 trillion by year’s end. Interest on that debt now exceeds one trillion a year or almost one quarter of the budget. The Fed will lower interest rates which will create more inflation that the government secretly wants. Hyper inflation allows the government to pay off old debt with devalued currency. Plus it throws everyone into higher tax brackets as wage increase.
This is why gold is at an all time record high today.

Good stuff, Lib. Agree that it’s just a matter of time before NJ bans gas leaf blowers — which might make my neighbors very happy. I use the HD paper leaf bags as a weed barrier — quick cut down the side and around the bottom so they open up and lay flat, keep weeds down during the summer, let enough moisture through for the plants, and are 90% deteriorated by Oct. Then in Oct I usually do a light mulch with a mulch that contains preen.
Phoenix: Boomer has been in 3/4 bedroom house for a long time and does not want to leave for a number of reasons. At one time Boomer needed those bedrooms because they had kids. The young people today are not having kids so no need for Boomer house bedrooms, unless of course their dogs need their own bedrooms.

Of those 3/4 are of working age, 200,000 have a job, and 210,000 are receiving unemployment benefits, and another 300,000 are in training. Please note the majority of these people are not paying taxes. Then you have the illegals. The situation has gotten so bad that the chancellor, Olaf Scholz is taking a lot of heat because of crime, knife attacks, graffiti all over the place, anxiety from older people, etc. The government is going to set up temporary border controls. The entire western world seems to be a victim of open borders.

In my area all the developments have a brick wall in the back yards of the houses that line the main roads you have to drive on to get into the development. Sections of my development wall were in danger of collapse due to ground heave. That said, there is a good chance my kid will end up on a plumbing apprenticeship.
My kid initially got accepted into Montclair for Elementary Education. The High school were happy as they reported another kid accepted into a 4yr mainstream school, but I knew that was not going to fly. The kid would be an awesome teacher, but would never survive the Administrative side of teaching. For me, the kid was not ready for that.
I put them into the local community college for an Associates Degree in 3D Manufacturing Technology which they are loving. Last night was Plasma cutting on the Welding course.
I would rather spend $6K at community College a year and let them work out what they want to do, than whatever Montclair is these days to keep a High School happy.
