Where can you afford to buy?

These New Jersey towns have the lowest home prices within 30 minutes of New York City

In a new study from PropertyShark, the real estate data provider found the 13 communities with the lowest home prices within a half-hour drive of lower Manhattan. Each of these locations had median home prices that were less than the metro area’s median sale price of $441 per square foot.

Of the 13 communities, 10 are in North Jersey.

Newark was named the most affordable location. With a median home size of 2,010 square feet, this Essex County city has a median price of $228 per square foot.

The Hudson County city of Bayonne has the second lowest home prices on the list. Also with a median home size of 2,010 square feet, homes have a median price of $286 per square foot.

Six other Hudson County communities made this list: Guttenberg, Kearny, Secaucus, Union City, North Bergen and West New York. The other two North Jersey locations are in Bergen County: Lyndhurst and Rutherford.

The other New York metropolitan areas on the list are The Bronx, Union County and Staten Island.

Other North Jersey communities in the metropolitan area that have the lowest home prices in the region — though not necessarily within 30 minutes of the city — include Wantage, Hardyston, Vernon, Sparta, Wanaque, West Milford, Hopatcong and Ringwood.

    I’ve been telling my younger colleagues for years to look at a few train towns away from Hoboken to live. It drove me nuts that they insisted on living in Hoboken, Manhattan and Williamsburg dishing out ridiculous rent money while a 15 train ride would save them a small bundle.

    Ed- re: “living in Hoboken, Manhattan and Williamsburg”. If you are a 20 or 30 something single you need to be out mingling at least five nights a week. You don’t feel like part of the community if you have to drive or take the train in every few days. Much easier to head downstairs to the local pub for a few with friends.

    I’d look at the rental cost in the context of marriage prospects.

It was really an endless parade of all kinds of dolled up women, looking for the right guy to give them the suburban dream. It really is tough being blue eyed and just shy of six foot…you can even get shoes that make you six foot one too lol…

    My younger brother who is just as good looking as me was a townie. He rarely left his home turf and ended up marrying a girl he went to high school with. Every now and then I would have him and a few of his friends over for a night of fun. They would crash at my place and we would go out on the town. They really could not understand the nightlife of NYC, they were just uncomfortable and out of their element, like riding the subway at night for example just afraid…

    So Bruce and E-Street did not sing Glory Days last night and the See Hear Now in Asbury?

    Ah the days before Facebook and Twitter…..The crew I ran with back then in Hoboken started a local website. Every night we went out we took our Cannon Powershot 3.2 megapixel cameras. All week long we would take drunk selfies with those women and post them on the website with snarky comments. A few of them even had lawyers send cease and desist letters and countless angry emails and sometimes heated arguments in the street about taking photos in public places….. Those were the days….

    Phoenix – Foreign legion is not what it seems. Ukraine only takes in trained foreign soldiers preferrable young ones. He is a middle aged larper, 58 years old. They also make you sign a three year contract. If you are a former soldier they give you 1–2 weeks of training and hand you a rifle and off you go to the trenches etc.

    NY Times did an investigation last year. They said there were only about 1,500 foreign volunteers fighting. Apparently lots of stolen valor, fraudsters and others. Malcolm Nance, former US Navy and MSNBC commentator went Ukraine and joined he tired to bring order and discipline to the Foregin Legion. Instead, he became enmeshed in the chaos that is happening and actually accused the Ukrainian commanders of fraud stealing money etc from fundraising.

They need thousands of armored vehicles, tanks etc, old fashioned mechanized infantry army to push forward and take back the land by crossing trenches and minefields etc. Ukraine started the war with 892 tanks and a bunch of Soviet-era BMP-2 armored personnel carriers. Most of those were probably destroyed?

    US alone have given them about 2,000 Humvees and 300 M113 tracked armored personnel carriers but only 31 Tanks… Allot of that is probably gone now too.

    two-year scheme from 2021 to 2023, bribes involved roughly 30 different projects across NYC.

    My wife and I were on two Holland America cruises last year in South America. I saw five or six men from Ukraine of military age on both ships. No telling how many were working there that I didn’t see. Very disappointed that my tax dollars are funding a war and many in their own country are not fighting.
