U.S. Mortgage Foreclosures Rose in Fourth Quarter
A record number of Americans were in danger of losing their homes in the fourth quarter, even as new delinquencies declined, the Mortgage Bankers Association said.
Loans in foreclosure rose to 4.58 percent of all mortgages, while those more than 90 days overdue — the point at which lenders usually begin the process of seizing a property — climbed to 5.09 percent, the Washington-based trade group said in a report today.
“We have a hard-core block of unemployed who have been out of jobs for a long time, and that’s keeping the long-term delinquencies high,” Jay Brinkmann, the association’s chief economist, said in an interview. “New entrants to the ranks of the unemployed have been falling, and that’s why we see the early delinquencies dropping.”
Government efforts to prevent foreclosures have been thwarted by the biggest employment contraction since the Great Depression. U.S. companies shed more than 7 million jobs since December 2007. The unemployment rate fell to 9.7 percent in January after hitting a 26-year high of 10.1 percent in October, according to the Bureau of Labor Statistics.

Jet-setting British developers are set to lose their prized real estate on a prime stretch of Wilshire Boulevard in Beverly Hills on Friday as a bank controlled by Mexican billionaire Carlos Slim completes a foreclosure.
The property slipping away from brothers Nicholas and Christian Candy is the site of the former Robinsons-May department store at 9900 Wilshire Blvd., next door to the Beverly Hilton Hotel at the boulevard’s intersection with Santa Monica Boulevard.
The Candy brothers, who planned to develop condominiums and a hotel, made headlines in 2007 when they bought the eight-acre parcel for $500 million. The jaw-dropping sum made the transaction one of the largest in the history of Los Angeles County.

Housing’s Crystal Ball
HOME buyers heading into real estate’s busy spring season face a tricky question: should they buy soon, before mortgage rates increase, or wait a few months, when housing prices are finally expected to hit rock bottom?
Of course, the assumptions at the core of that question could easily fall through. But rarely in recent years have economists from the mortgage and housing industries been so closely aligned in their short-term nationwide forecasts as they seem to be now.
Economists are generally predicting that mortgage rates will begin to edge up in late March, settling at about 5.5 percent, possibly as high as 6 percent, for a 30-year fixed-rate loan. The rate today is around 5 percent. They also expect that the inventory of foreclosed homes will grow through the summer, saturating the market with cheap properties and keeping overall prices low.

Wow. The seller only paid 33 million for that property 3 years earlier. So on a 20% downpayment of 6.6 million the seller to the brits made about 75 times their initial money.

WSJ — Teacher seniority rules are meeting resistance from government officials and parents as a wave of layoffs is hitting public schools and driving newer teachers out of classrooms.
In a majority of the country’s school districts, teacher layoffs are handled on a “last in, first out” basis. Critics of seniority rules worry that many effective and talented teachers who have been hired in recent years will lose their jobs.
Unions say that seniority rules are the only objective way to carry out layoffs, and that they protect teachers from the whims and bias of managers, who might fire effective teachers they don’t like.
This year, because of cuts in state aid to New York City, the city could be facing a loss of about 8,500 teacher jobs out of a total of 80,000. The last time the nation’s largest school system laid off a teacher was 1976.
If New York City is forced to lay off some of the more than 30,000 new teachers it has hired in the past five years, it is “going to be catastrophic,” said Joel Klein, chancellor of the city’s school system. “We’re going to be losing a lot of great new teachers that we hired” in recent years, the chancellor said.
Mr. Klein added that another problem with “last in, first out” was that because newer teachers earn less than veterans, more teachers will end up losing their jobs.
“Last in, first out” is a guarantee that many of the worst teachers stay.
This is all done by design. Pretty soon, there will only be 100,000 educated, thinking people in the US, and they will own the rest of us and run our lives completely.

On that chart, note that the various “innovative” loans started to appear enmass right around 2000. I only have incomplete data for the various ninja and Arm type loans, but the take off around 2002 from the data i have in a similar curve as to drove the 80’s bubble as interest rates crashed.

I am also wondering how tight the correlation between rates and prices will be this time around. At the very least, I think there will be a big lag between rates rising and prices dropping. I understand why this should not be the case, but I also think that most sellers remain fixated on peak prices and think prices should start going up again, not down.
#34 I agree and disagree. I think sellers do remain fixated on peak prices, why they would think prices would rise again lokking at the economic landscape is beyond me. However one reason they remain fixed on peak prices, are low rates, take away the low rates, and the fog will clear for many of these sellers, and prices will drop.
For others it will make no difference they either bought at peak, or HELOC’d away their equity. They are desperately seeking just one sucker to bail them out.

Fannie and Freddie were great for Frank when they were writing blank checks.

Second, public disclosure disappears as they are taken on the federal balance sheet. They move from rigorous SEC disclosure to a line item.
Third, as a consolidated, obscure, and non-transparent part of the US government, what do you think will happen with all those underwater homeowners?
Option 1: Frank, et. al. hold these borrowers to their obligations, and let the housing market find its natural equilibrium.
Option 2: The biggest principal forgiveness program around. The ultimate ‘freedy’.

Doesn’t matter. There is no housing or mortgage market left. We are in the process of destroying what shreds and tatters remain, and when Phony/Fraudy/FHA again collapse, it will be the kill shot for 20-40 years.
At that point, you will either find small handfuls of people mortgaging through private lenders with 50%+ DPs, or cash-only deals. Everyone else will be fighting in the streets, fighting in one of our endless wars or starving to death.
We are in a depression, and the situation is actually worse than the ’30s. There will probably never be a legitimate, functioning RE market again in our lifetimes.

I firmly believe that nations have the right to defend themselves and to wage war against any other nation at any time. That said, doing so can be counterproductive; e.g., do we need to invade Canada to get their oil, I think not.

As twisted as Yoo was, you should not feel confident that his thinking did not extend to CONUS — I suspect that it did.

The RE deals that have been happening over the past 18 months are just “echo frauds” that are structured like the big frauds that led us into this mess. How is it in any way prudent to attempt to use massive spending on football and the expansion of what was already a perfectly good stadium to enhance the “prestige” of a school that didn’t have a prestige problem to begin with?
Now we are stuck with a giant construction bill, a coach who is NJ’s highest-paid employee, an athletic department that dominates the school (or, tried to) and a modest rise in applications to a school that would’ve seen the extra interest anyway, as it’s cheaper than out-of-state options for NJ students.
What happens when Schiano leaves? What happens when the next 1-10 season hits?
Why doesn’t Rutgers do something really creative and use that stadium for bear-baiting, chariot races and rollerball to draw more attention and interest?

My district is looking at a five-year plan for recovery as well.
The plan anyway is:
2015-2016 – To have replaced the pay cuts and furlough days. So no increases – no COLA for 10 years: 2005 – 2015.
2016 – I will be 67. Retired ? I am very thankful I have a job just now. Otherwise, I would probably be unemployable as well.

There are 2 main scenario’s here. the first is that a rouge group gets a hold of a russian warhead. The second is that they get enough nuclear material to build one of their own, albiet a crude one.
The average russian warhead is 400 Kilotons.
lets assume that is the worst case and that it was detonated in the middle downtown manhatten.
The 100% kill radius is probably only 3 miles. beyond that lethality from the initial blast drops off exponenitally. AT 5 miles you should be able to survive the intiail blast if you have basic cover. This is only the initial blast effects (thermal and nuclear effects). The resulting fallout is a different story and would propmtly cover s swath of land from nyc to boston in potentially lethal levels of fallout.
ALso consider that if this was a ground blast, the intiail blast would be atteuated somewhat due to the high density of buildings in NYC as well as the ground itself absording a fair amount of the blast.

Long time real estate bull, who has finally admitted that yes prices have gone down, but people should still buy,and not worry about prices. Ridgewood has a population of 24,163 and 8,802 housing units. River Edge has a pop of 10,721 with 4,210 housing units. More homes could account for the difference.
Ridgewood just re-assessed in 2008 (I think). Could be that River Edge is out of sync.

Id like to get some feedback on this scenario regarding debt and currencies.
A meeting will be held similiar to the one in the Artic they has a couple of weeks ago.
The will revalue and devalue currencies against eachother. There will be a debt moratorium and default. 2/3 of the debt will be written off between countries and 1/3 will have to be paid. The US will devalue its currency by 30-50%. The EURO will break up with some nations going back to their currencies. This will be followed by a severe deflationary depression.
I went to an Open House in Wyckoff simply because I was driving by and saw the sign. The house was a cape, dormered on the back. Everything was original from the 50s and in real sh1tty condition. al, some type of agreement is plausible to me especially among our allies in eu and japan, etc. The only problem i see with your scenario is first you say there will be default and then you say they will agree to write down. this contradicts.
If debtors and creditors agree to a cancel out eachother’s debt then there would not be default but that wont happen because most of our debt is owed to countries who dont have any debt of their own (like china) and they wouldnt agree to a negotiated write down – unless maybe we gave them some collateral to make them whole.
But if not and we can’t pay, we will simply default and yes the dollar will take a huge hit.
deflation will be the culprit of our debt problems imo. inflation would help our cause by pushing asset prices up and inflation also usually helps employment and it would obviously make our fixed rate debts smaller and more manageable even though overally our living standard would prob be diminished.
Honestly, im not an intl macro economist so i dont really know but this topic interests me the most out of all the crap that is going on right now so im interested to find out how it plays out.
