I’m sure everyone here is going to be excited by the news that Joey’s will remain open, and is not going condo. Dust off that IROC, get some new muscle-tees, and spike that hair up high, because summer is comin’ quick! I can almost hear the ‘thumpin’ now!

Surf Club’s new life has boss stoked
“Joseph Barcellona Jr. wants everyone to know that Joey Harrison’s Surf Club is open for business.”
“And it’s likely to stay that way.”
“That’s good news to the Surf Club’s thousands of summer patrons, who feared the venue would close forever after the Dover Township Planning Board approved a plan to convert the property into 28 luxury townhouses last year.”
“But Barcellona said that plan has since stalled, and he does not believe the club will be sold anytime soon. So the music will go on this summer at the club, which will be open seven days and seven nights a week starting June 23.”
“The beachfront club has coexisted with the residential neighborhood for at least 60 years. Beachfront bars, once common in the area, have been steadily disappearing over the past two decades, victims of a soaring real estate market and a less tolerant populace.”
“The Tradewinds Nightclub, located next to the Sea Bright seawall, shut down in 2003 and was replaced by luxury oceanfront homes.”
Ok it’s confession time.. How many of you were regulars at the Joey’s on Van Houten Ave in Clifton?
Wonder if a decision was made to hold back on the redevelopment due to the glut of million dollar homes at the shore..

Anyone know if owning one of these clubs is profitable? It always seemed like a fun idea to own such a place.
I’m sure it is; there’s tons of cash flowing, but then again tons of headaches along with owning them.
Liquor license, angry neighbors, police, fights, employees stealing $$, etc etc.

Not a Joey’s guy, but a little fyi on the Tradewinds property
Yes, it was razed for high end beach houses, but the high end recently got shaved a bit when the developer, Kara Homes, dropped the price by $1Mil from 4.75 to 3.75.
Also, last month I read on the housing bubble blog that Maine had something like 443 homes on the statewide MLS with a list price of $1mil or more. I checked the Monmouth Cty MLS’s and found something like 779 homes (some of them condos).

Million dollar listings update:
I don’t have any new numbers from Maine, but Monmouth County now has 856 $1mil + listings
Ocean Cty adds another 248 to the Shore Mil+ listings.
Monmouth County’s MLS is broken into three parts with the smallest being the Southern section which includes Brielle and Spring Lake total listings there are 1019 with 235 being $1mil+
