It’s ‘The Hub,’ and Murphy swears it will help make us a tech magnet

It’s called “The Hub” — a redevelopment project in New Brunswick that Gov. Phil Murphy says will help realize his goal of making New Jersey a magnet for scientific and technological innovation.

Plus, he said, it will bring “lots” of new jobs to the state.

Murphy and a bevy of state, local, education, and business officials gathered Monday at Rutgers University to tout the long-planned 12-acre complex, which will mix residences, retail and research facilities.

The governor’s office referred to the project as a partnership between the state, private corporations, and Rutgers, New Jersey’s largest university.

Murphy stressed that it falls in line with his effort to “grow the darn economy” in the Garden State — especially what he calls the “innovation economy.”

The hope, he said, is “The Hub” will attract top talent and businesses in the science and tech industries, as well as start-up companies.

Murphy added this will also be an opportunity for Rutgers, which he said is already one of the nation’s best research schools, to reach “another level.”

Murphy said the project will be developed over “a couple of years,” and he was uncertain as to who will pay for it or how much it will cost.

    Innovative states are doing this today, it isn’t taking “a few years”, and sure-as-hell, public sector isn’t funding it.

    The fact that this gets so much hoopla, is that NJ is so anti-development, that the mere thought of building something new creates excitement.

    There most certainly was something there. The “there there” was that McCabe, Comey, & company were about to be exposed for sitting on them for a month. Try to play that out in your mind. Really, really, try. What happens if Comey takes no action prior to the election? When the existence of those emails come out, guess who else is out? Comey, that’s who. There is absolutely no way that Trump or Clinton keep him on. You see that, right? Let’s say Comey sits on his hands and does nothing. It truly doesn’t matter whether it comes out before the election or after the election or who wins the election, Comey is automatically gone. Even if he had a Quid Pro Quo with Clinton and she saw an opportunity to kick him to the curb, she absolutely would have. If Trump wins by a cuticle width, Trump not only fires him, he announces that he is firing him on day one because he spoiled the landslide. There just is no way Comey has any chance of survival unless he gets out ahead of it. I think that is logical thinking that everyone should be on board with.

    Now here is where I’ll depart with my conjecture, and it is only mine. When Trump wins all kinds of machinations start to happen. Whether Obama finds out then or he already knew, I have no idea. But…from election day until inauguration day there are a whole bunch of Obama higher-ups from all over the swamp who know at least a part of what happened. Everyone except Trump, that is.

    Grim, agree public financing of some sort will be part of the hub. Ideally J&J will take the entire site (acquired and demolished and donated by the government) and rebuild street level retail with parking and office above. Downtown New Brunswick has changed for the better during past 20 years, helped by Devco public private partnerships, so the odds of a boondoggle are lower than say a minor league baseball stadium in Newark or Camden. One impediment is research and tech companies don’t want grow in central New Jersey. Prefer New York City, Boston, California, and Seattle. Finding tenants will be a challenge.

    Although it looks on paper like his (linked in)job history is continuous, he did receive a “Masters Certificate in Business Essentials” during 2016, preceding his new employment in 2017. Since he already has an MBA my thinking is that Certificate is something like a program that job seekers get themselves into, particularly when they are on severance pay, when they are in between jobs so it looks like they are deliberately unemployed to while achieving an advanced degree.

    JJ’s probably doing what he advised someone here to do once. I think he said you can earn a government pension and lifetime health insurance after 10 years. He’s almost old enough to withdraw from his 401K, so even the salary doesn’t matter much if you are racking up lifetime benefits in a (relatively) short time.

    I don’t see how American Dream covers its debt service of roughly $200 million per year. The project would need to generate 2 to 3 times the rent revenue as Mall of America, a property that has been in business for 20 years and is a proven success.

If she wins, it gets harder for her to kick him to the curb, because he was just being “Honest Jim”. If Trump wins, then he is Trump’s buddy.
