It’s Upper Montclair, not Montclair. Get it straight. Make sure people know the distinction. And don’t you dare show me anything on Upper Mountain Avenue with a Little Falls address… totally unacceptable.

  2. Fast Eddie says:

A quick scan of Wayne looks like the number of listings has increased? Am I correct in that assumption? Is it just the spring market and numbers are still suppressed compared to years past? I do notice condos and townhouses are also listed at stupid prices everywhere. Option B is no longer an option. I’m also not surprised to see Wanaque on this list as one of the fastest selling markets; it’s a quiet locale, lots of nature, within reach of 23/287/208 and WAS more affordable. That ship has sailed as well. No bargains to be had anywhere.

  3. Phoenix says:

    Sell now Eddie.

Won’t be long before there is no airflow under the wings. And you best put on your seatbelt as well as the sign won’t be lit when the magic day comes.

re: Chi at MSG for Depeche Mode

My neighbor dumped $1400 to go see Bruce with his wife tonight sold out…

I have seen him a dozen times, I would never pay that kind of $$ for a concert. The most I ever paid for a ticket was SuperBowl in 2012 when the Giants beat the Pats and that was $800 but well worth it.

Saw Foo Fighters in 1995 at Roseland Ballroom for $15, RATM for $10. I saw Tool last year for $130, and that was the worst seat in the house. Goods seats were in the $400 – $600 range.

Adam Yauch passed away in 2012 so it has been a while.

To sit on the lawn at the PNC for the Dave Matthews band show in July it’s $50.. To sit upfront it cost $3,834 from scalpers. Nothing against Dave and band but that is allot of money. I think the scalpers paid around $400 for those seats. That is still allot of money for any show at the PNC.

Fun day today doing lots and lots of yard work the weeds are out in full force already. Spend a good amount of time pulling weeds from my brick patio. It never fails I add new poly sand almost every year yet the weeds still grow between the bricks.

I also put down 100 lbs of new grass seed using a Self Propelled Overseeder machine I rented from home depot. Hopefully I will have it sprouting in two weeks as my lawn was destroyed by the drought and water restrictions last year. Lots of bare patches that weeded over during the winter. I killed what I could of the weeds about a month ago so hopefully these new seeds will be growing in no time. There is no preemergent down I did not put it down as I new I would be planting new grass.

Joys of home ownership if I am going to get a million + bucks for this place when I sell it I have to keep it looking great too.

Increase salaries across the board for full-time faculty and counselors by at least 14 percent by July 1, 2025.
Provide a 43.8 percent increase in the per-credit salary rate for part-time lecturers over the four years of the contract while strengthening their job security.
Increase the minimum salary for postdoctoral fellows and associates by 27.9 percent over the same contract period.
Provide “substantial enhancements” in wages, plus a commitment to multi-year university support for teaching assistants and graduate assistants. The graduate students, in addition to receiving health care coverage and free tuition and fees, will see their 10-month salaries increase to $40,000 over the course of the contract.

It’s also going to come in the form of tuition hikes. The reality is, there was plenty of money to go round, but it’s always gone to top heavy admin and a giant bureaucracy. They’ve also built countless new buildings. This is a textbook case of spending out of control on all levels. Meanwhile, while I generally sympathize with the grad students that worked like slave labor such as myself…I just can’t put you on the same level that me and my fellow grad students of 15-20 years ago were when you are making $40k a year to attend school. It literally makes me want to reapply for another grad degree in science and half-a55 it to take home another $40k like many of them did. They are part of the reason my kids will never attend Rutgers, as the return on investment just isn’t there anymore. This doesn’t come as a surprise to me. I watched the decay occur from the inside in every way imaginable, and even posted about it in real time here while I was still at Rutgers.

They were always there. But you weren’t rich or handsome yet, so they weren’t giving you any.

Technology is giving you a glimpse into true human female behavior that without text messaging, instant video, surveillance cameras, you wouldn’t think they would do or are capable of. I listen to them at work, you have no idea.

Just read an article where a NICU nurse slammed a baby head first into a bassinet. Dad caught it on camera-how many times has she done this before- maybe to her own kids as well- who would believe that, right???

Exactly what I said would happen as job market starts to weaken.

“Amazon Has Bad News for Workers Everywhere (Not Just Amazon Employees)
Just because you don’t work for Amazon doesn’t mean this major change won’t make your life worse.

Before the covid pandemic, unemployment hovered around all-time lows which forced companies to make worker-friendly concessions. That’s when you saw retailers like Walmart (WMT) and Target (TGT) begin pushing toward a $15 an hour minimum wage, which was something many other companies had to follow.
Now, to be clear, companies only pay the money they need to pay in order to meet the company’s, not the workers’, goals. Even a progressive retailer like Costco (COST) , which has long paid above-market rates to its employees, does not do so out of benevolence, it does so because it’s good for retention.
DON’T MISS: Walmart Has a Really Unexpected New Partnership
Those years, and really some of the period during the pandemic, gave workers something they rarely hold over their bosses, leverage. When it’s hard to hire people for open jobs, workers can negotiate better wages and better conditions of employment.
Covid made working from home a requirement in many white-collar fields because it wasn’t safe or practical to make people come into an office during the height of the pandemic. And even as vaccines became available, many companies still faced a labor shortage so they allowed workers to stay home.
Now, with the layoffs across the tech field and the general uneasiness about the economy (despite continued low unemployment) workers have largely lost the leverage edge they once enjoyed. That’s allowing major employers to force people to come back the office.
That’s a hammer Amazon  (AMZN)  CEO Andy Jassy has decided to wield and when a company that large makes coming into the office a requirement. That provides the needed cover for pretty much every other business to do the same.”

Showed a 3 bedroom, 2.5 bath, central air, 1A gar house in Glen Rock Saturday. Overall good condition and located on a busy 25 MPH street. Price is $749,900. No master bath. Corner lot with small backyard. GLA 1763.
Highest and best due today. Four days on market.

  29. Fast Eddie says:

    Highest and best due today.

It’s madness. I was cruising around yesterday, went through Mahwah, saw an open house for a 1bd/1bth condo. I went in for kicks, nice older woman running the open house. Ask was/is 345K. She had one offer so far.

  30. Juice Box says:

Govenor declares Bruce Springsteen day on Sept 23rd, he is away on his worldwide tour and will be back in September.

  31. Old realtor says:

If you want to live on a quiet, residential street with 3 bedrooms, 2 baths, central air, garage and average plus condition for 1600 to 1800 GLA in Ridgewood or Glen Rock, the entry fee starts at about $800,000.

In Paramus the new construction on existing foundation $2,000,000 house is now commonplace. In eastern Bergen towns like Cliffside Park, Pal Park and Ft Lee the $1,000,000 plus, half duplex is the thing.

  32. Juice Box says:

Starship launch just cancelled for today with about 8 minutes to go. Some kind of pressure valve frozen in the first stage.

  33. Boomer Remover says:

Lots of old decrepit homes bought and torn down in Ft. Lee to lay foundation for those sidebysides. In the Coyetsville section of Fort Lee, closer to Englewood Cliffs, they’re more like $1.39MM. They are *massive* though.

I realize life is about compromises but d’mn I can’t believe people fight and bid over to live in something like that Glenrock house in 2023.

  34. Bystander says:

    Boomer,

It makes no sense, particularly a busy double yellow road. I see these 1.5m Magnolia homes (1 m 3 years ago) on roads where you could never let kids play in driveway. I guess people enjoy lights and cars whizzing by at all hours of night. I lived on North Ave in Westfield and I knew it was time to wake-up when the cars would start coming every 3 secs. Never again. I live on dead end now and my son can ride his bike down road and people leisurely walk to school without fear of being run-over. That is priceless.

  35. 3b says:

Juice: I hope all the folks buying on double yellow line roads plan to stay for a long, long time. As for 2 million in Paramus ( as per Old Realtor), I don’t know why any one would spend that type of money in that town. Prices have become totally decoupled from reality.

  36. The Great Pumpkin says:

Realistically, there are not many places to live for the majority of the population due to their preference for big city living. Rural/small town living is not for the majority. Have to account for this….

Look at NJ….you can get rural homes for cheap in south jersey…but who want’s to live there? That’s the issue.

  37. The Great Pumpkin says:

Small town living in north jersey is really “big city” living. You have all these amenities that come with NYC, but still live in a faux “small town.”

  38. Old realtor says:

    3b,
Paramus has 6 properties currently listed at 2 million or more. Five currently under contract asking 2 million or more. In the last year seven properties closed above 2 million.

  39. The Great Pumpkin says:

“Companies are bringing back relocation benefits, paying for workers to move across the country and around the world again, in a sign of how much bosses really do want workers back in the office.”

    https://news.bloomberglaw.com/health-law-and-business/pbm-price-sharing-strategy-sees-new-threat-in-ohio-antitrust-suit

Pretty sure some of these laws have criminal penalties as well. Wonder why those are never enforced.

  41. 3b says:

Old Realtor: It’s insane people are paying that kind of money in Paramus, but as you note they are.

  42. Bystander says:

I take back whatever I said about a DeSantis presidency. The guy is thin-skinned moron who can’t move on. He is showing immaturity and possible insanity with DDS

During a press conference in Lake Buena Vista, Florida — the city where Disney is located — DeSantis announced a slew of reprisals against the resort and theme park, including building on the land that borders it. He floated the possibility of turning the land into a state park, another theme park, or even a state prison. Such development could affect home values on nearby properties.

“Who knows? I just think that the possibilities are endless,” DeSantis said, adding that the board he appointed would also consider selling utilities housed on the district to a private entity.

  43. No One says:

    Bystander,
Yeah, if DeSantis goes all in on culture wars, abortion bans, etc., then I can do without that. Politics these days is like rainbow mutant freakshows versus redneck wrestler preachers. It’s a weird and very selective definition of “liberty” that conservative republicans use these days. I think the last presidential candidate that I remember really liking was Pete du Pont back in 1988. Just discovered he died age 86 in 2021.

  44. Old realtor says:

According to data from NJMLS, 156 active listings, 53 under contract and 221 sold in the last year, single family homes over 2 million in Bergen County

  45. Hold my beer says:

We saw blackpink last year. We had nosebleed seats and they were $125 or $150 each.

I dont know how but they found me was a deal at $27.50 for the house of blues.

Rina Sawayama was a bargain. A genuine current pop star for $39.50 in a small place. Like Jenkinsons size.

Had floor seats for Smashing pumpkins last year for $100. Will never get floor seats again. So hard to see if you’re not in the front row.

  46. Hold my beer says:

If any of you guys like zeppelin, there’s a band called Greta van fleet is going to be in New Jersey in September for a beach festival I think. They do their own music but they sound a lot like zeppelin.

  47. Phoenix says:

    HMB
My kid dragging me to a kpop concert this summer. I don’t do concerts. Kids I work with tell me I will have a blast. Are they correct?

  48. The Great Pumpkin says:

Said this would happen to Texas eventually. It’s not a blue or red issue, it’s an economic issue. Wait till Florida and Texas stop growing so much…and then have to fix/maintain all that infrastructure and schools…welcome to the cost of economic success.

  49. The Great Pumpkin says:

Remember, they are making a hell of a lot of money on all this building as the population rapidly increases. What happens when it stops and it will?

  50. The Great Pumpkin says:

“A $1 million home with all county taxes averaging 2.3-2.5% (depending on area) comes out to around $24,000 annual property tax.

Some special places have extra MUD/PID taxes that push it to 2.7%

Plus a $150/month HOA in any planned community with fancy new builds”
