Home sales fell to a 13-year low in October as prices rose

Sales of previously owned homes were 4.1% lower in October compared with September, running at a seasonally adjusted annualized rate of 3.79 million units, according to the National Association of Realtors.

It was the slowest sales pace since August 2010. Analysts were expecting a smaller drop, to 3.9 million units. Sales were down 14.6% year over year.

The October sales count is based on closings from contracts likely signed in August and September. The average rate on the 30-year fixed mortgage had dropped to near 7% at the end of August, but then began rising sharply, jumping over 8% by mid-October. Rates have since retreated somewhat.

“Prospective home buyers experienced another difficult month due to the persistent lack of housing inventory and the highest mortgage rates in a generation,” said Lawrence Yun, NAR’s chief economist. “Multiple offers, however, are still occurring, especially on starter and mid-priced homes, even as price concessions are happening in the upper end of the market.”

At the end of October there were 1.15 million homes for sale, down 5.7% from a year earlier. This is about half as many homes as were available for sale pre-Covid. At the current sales pace, that represents a 3.6-month supply. a six-month supply is considered a balanced market between buyer and seller.

Tight supply kept pressure under prices. The median price of an existing home sold in October was $391,800, an increase of 3.4% from a year ago ($378,800). Prices rose in all regions of the country. These annual price increases have been getting larger for four straight months. Roughly 28% of homes sold above list price.

“While circumstances for buyers remain tight, home sellers have done well as prices continue to rise year-over-year, including a new all-time high for the month of October,” Yun said. “In fact, a typical homeowner has accumulated more than $100,000 in housing wealth over the past three years.”

    All the optimism going forward is based on the Fed cutting rates next year, some are are saying as soon as March. Market dismissive of higher for longer. Fed minutes show they all appear to be concerned that inflation risk on the upside is still a big concern.

    That happened twice before Volcker absolutely put a lid on it by doing what HAD to be done. That was also in the Tangle interview. If my memory serves me right, Powell is afraid of inflation coming back the moment rates are cut. The author argues that it won’t because the inflation as of late was almost entirely rent inflation and that’s long gone though it’s not reflected in the data yet. He knows it’s long gone because that’s the industry he’s in.

    Lib: I am not convinced inflation is gone, long or otherwise. If it is, and we are going to have a soft landing or no landing, then why the belief by many market participants now that the Fed will cut rates? Why not leave them higher for longer, even with a mild recession I would argue no need to cut rates. As soon as the Fed cuts, then the market will immediately be expecting the next cut, and the one after that.

    My guess, two things.

    Feminism and technology. You have no idea how aggressive young women are until you start working with them. And most don’t have their thought processes really sorted out.
    Some I work with are in outer space with no affect at all-yet bossy and manipulative, and worst of all, they think they know everything until they go in full panic mode.

    As far as technology, they are fully addicted. The texting is non stop. More even than web browsing. They have a comment to make, or someone to talk about every minute of the day. And so many judge them as if they went to medical school and could do better, they have no idea what is actually being performed.

    Women’s brains may be more adult before men’s, we do have some in their 20’s that are more serious and aren’t total ditzes. But there are a whole lot that are in their thirties, unmarried, and thirsty as hell.
    One thing they have all pretty much realized, is that the feminist tripe where they “earn their own money and don’t need a man” is a bunch of bull unless they are happy living in a townhouse or apartment for the rest of their lives with a salary in our career. It sounds good until you actually want to buy something.

    They need men (or women if they switch hit) in order to make any progress in this world, just like Elizabeth Warren wrote in her book, the two income trap. Plus also at the time they need to get themselves a house (women’s ultimate dream), that whole child birthing clock thing is staring them in the face every minute, and they don’t want to settle.

    Sorry honey, but your plane is fully loaded, you only have a 3800 foot runway, and although feminism told you that you can fly yourself, that one engine of yours isn’t going to get you past the treeline at the other side of the runway. Hopefully you choose the correct partner engine lest you crash halfway to to your destination of happiness of death do us part.

    You are young and have had many good second engines to choose from. Being a bit too snobby and waiting too long is cutting hundreds of feet of available runway from you.

    We declined two offers that were $100k over asking due to the fact that they would not waive inspection and appraisal contingencies. We would have been fine with just waiving inspection, however they weren’t willing to accept that either. Given their aggressive offers, we were pretty confident they were going to attempt to renegotiate price post-inspection. Closing is Tuesday.

Their initial promo is also incredible. I only use the card for car rentals. Remember to cut it down to the regular card to avoid the annual fee if you don’t plan on using it after your first year. Another thing a lot of people don’t know. your auto policy that you must have to drive your personal car. Also applies to your rental car. As you know, there is no recourse for the seller besides backing out. I was so pissed. Not because of what happened, but because our selling agent knew the buyer and claimed she was not going to do that to the point where they almost waived inspection. The inspector found 200K worth of stuff to make the house a nice flip. Things like, replace the toilet because it’s not modern. Replace the entire heating system since the pipes were original. Looks like Toner was the lead, because she received very vocal criticism from Altman for a paper she co-authored that was very negative on OpenAI, and very positive on competitor Anthropic. Apparently, this paper was a surprise, was not “approved”, and was not disclosed before publishing. So who, exactly, has not been truthful to the board here?

    The fact that a board member published a hyper-critical paper, lauded a competitor publicly, and then attempted a coup because Altman raised concerns about it?

    She advocated for a merger with Anthropic during the weekend. Who does she work for, anyway?!?

    They made offers to (what sounds like) more than 2 potential CEO candidates as well, and 2 of them have publicly acknowledged that they declined those offers, before going with Mr. Twitch, who didn’t last 24 hours.

    By the way, they called an all-hands with Emmot on the internal Slack. Nearly the entire company responded with the “Fuck You” emoji”.

    If you didn’t hear, the board decided to replace Mira as interim CEO because she had secretly planned to bring Greg and Sam back. The coup didn’t care for that, so she was fired as well.

    This was an inept board that made a stupid, rash decision, and then chaotically attempted to save face over the weekend, before it all came crashing down on them.

    Need any more clues? Just look to who IS NOT on the board, or in the company anymore, all you need to know.

    The reconstituted Board of OpenAI is a start to bringing in the experience, knowledge, and industry connections one would expect. Watch for more announcements of real names to join…my guess the biggest issue is going to be getting the highly qualified people they actually want because of potential conflicts of interest…the area is so hot many desirable candidates likely have projects ongoing or investments that may have them taking a pass…

    UPDATE: The survivors of a worker who fell to his death from a residential roof in Haledon will receive $75,000 after his employer admitted in federal court this week that his Middlesex County construction company failed to provide any fall protection equipment or training.

    The unidentified worker was installing insulation for a second-floor subroof in August 2019 when he took a step back and fell more than 20 feet, first onto a scaffold and then to a concrete floor below, U.S. Attorney for New Jersey Philip R. Sellinger said.

    He was later pronounced dead of a head injury.

    Despite the height, the crew members handling the roof replacement that day at 34 John Street weren’t given safety harnesses, lanyards, tie-off ropes, guard rails, safety nets, or other feasible means of fall protection, in violation of OSHA regulations, the U.S. attorney said.

    Nor were any of them trained in fall protection or measures that could be taken to minimize any hazards, as also required, he said.

    Keep in mind, we will probably spent a good 4-5 years in the “near AGI” era, where there are glimmers, but overall performance is miserable, and slow.

    Nobody is stumbling on to it accidentally.

    Feeling toppy here and I don’t want to play chicken with the market with those returns. Not expecting a downturn but I’d feel pretty stupid here if there were….

    But more likely is “Someone stumbling with it”.

    The Demon Core is the perfect example. People could not stop “tickling the dragon’s tail”.

    How are you so sure, when Sama himself said they accidentally stumbled upon AGI in an interview?

    This is such an irresponsible comment. Sure there are clowns in DC, and they cannot be trusted. But at least they are so inefficient or fight endlessly that “nothing” gets done.

    Meanwhile, what WE can do is question everything. Question every motive and hold them to at least same standards as we hold the “DC clowns”. I don’t trust Satya.. I don’t trust Sama and I certainly don’t trust the big investors dumping billions into OpenAI.

    The DC clowns should start asking for roadmaps, whatifs, and accountability at every step of the way from here with respect to AI. That’s why we vote.
