NJ home sales poised for a 2024 comeback?

In the first days of the new year, New Jersey analysts predicted that New Jersey’s beleaguered housing market is poised to make a comeback in 2024 if interest rates continue to fall.

Home sales in the Garden State plunged 23% last year, even as prices rose. And for now, inventory is very low. But analysts told NJ Spotlight News that the market could change if the Federal Reserve decides to lower interest rates.

“I’m very optimistic,” says Gloria Monks, president of New Jersey Realtors. “I do feel that buyers will have more of an opportunity to come back into the market. If indeed the interest rates do come down, it is going to give them much more buying power. It’s hundreds of dollars every month in their pocket once that occurs.”

What can buyers and sellers expect? For now, Realtor.com forecasts an almost 11% drop in existing home sales — with prices up 3% — and mortgage rates averaging 6.8%. Ken Baris, CEO of Berkshire Hathaway HomeServices, said homeowners who locked in very low mortgage rates years ago and delayed selling when the market went nuts will finally feel motivated to list their properties in 2024.

“I would take a huge bet, that you will see more transactions in 2024 than 2023,” he said. But again, he said a lot depends on interest rates.

“When interest rates go below 5% — if they do — you’ll see a blizzard of listings hit the market like we haven’t seen in an incredibly long time,” Baris said. “And I’ve told every realtor in our company and all of our offices, if rates go below 5%, cancel your vacation because it’s all hands on deck. We’re gonna be listing and selling an incredible amount of real estate.”

Realtors advised that South Jersey’s housing market around Philadelphia is more fluid because there’s more space to build. But they suspect bidding wars will continue. So, what should anxious home buyers do? Market analyst Jeff Otteau recommended home buyers start looking in February.

    Yes Fed projected three rate cuts this year perhaps all three even before the election. As I mentioned the Fed’s schedule in the past here. Pick a date for one of the three rate cuts and place your bets accordingly. It should be like shooting fish in a barrel.

    David Rasavong is the owner of Love & Thai in Fresno, California – a restaurant packed with nods to his family’s Thai heritage in the dishes and decor.

    The proud restaurant owner was forced to temporarily his restaurant in May 2023 after wild rumors based on the stereotype that Asian people eat dog meat began circulating online.

    Rasavong, 41, had only opened his previous restaurant, named Tasty Thai, seven months before the racist claims emerged.

    The rumor was sparked by Maria Alvarez Garcia – who uploaded a video back in May claiming that the restaurant was serving dog meat.

    A day after Garcia’s bombshell video, Rasavong was flooded with vitriolic statements, voicemails and calls.

    Rasavong’s body still tenses up when recounting, in particular, a call from an elderly woman.

    ‘She was so disgusted by me and yelling and screaming, and the only thing I can remember hearing her say at the end was ‘Go back to the country you came from you dog-eating mother-effer,’ Rasavong told The Associated Press

    A Proud Boy from Florida who went on the lam after being convicted of using pepper spray on police officers during the attack on the Capitol on Jan. 6, 2021, was sentenced on Thursday to 10 years in prison.

    The Proud Boy, Christopher Worrell, was found guilty at a bench trial in Federal District Court in Washington in May on charges of assault, civil disorder and the obstruction of an official proceeding for his role in the Capitol attack. Prosecutors said that Mr. Worrell, 52, arrived in Washington on Jan. 6 “ready for battle” and wearing body armor, and with other members of the far-right organization “played a pivotal role in collapsing the police line on the west front, leading to the first breach of the Capitol building.”

    The man — who responders said appeared to be in his 20s — was struck near the Clinton Avenue crossing off Briarwood Lane near Veterans Memorial Park shortly after 9 p.m. Wednesday, Jan. 3.

    Northvale police officers who were called by a CSX employee found the victim face down along the tracks south of the crossing, Northvale Police Chief Howard J. Ostrow said.

    He had no pulse, wasn’t breathing and was pronounced dead at the scene via an Advanced Life Support unit a short time later, the chief said.

    I remember Monmouth Mall in the 90s was a ghost town. Then it got revitalized around maybe 95. I was there watching Bad Boys 2 on opening day. Gangs showed up from Asbury/Neptune.     Micron will be spending up to $100B in Syracuse on a chip factor.
    Intel doing the same in Columbus Ohio where the initial spend is $20B
    Samsung spending $17B outside of Austin for a new factory and a few hours away in Sherman Tx another $30B spend.

    Outside of chip fabs, highest spend on manufacturing plants in decades. Yes more automation but some FTE in the factories as well. Better to have the plants here and whatever jobs they create plus the multiplier effect of paychecks going into their respective communities. Just had dinner with a guy who put in the robots at a car battery factory – place is over a mile long and will give a nice boost to local economy with new jobs.

    Eddie-

    Any comparisons of current hourly earnings to hourly earnings during covid are going to give you very misleading results.

    That’s because hourly earnings spiked during covid- despite the high unemployment rate- because layoffs were concentrated among low wage workers, while higher wage workers were able to continue working from home.

    A more realistic comparison would be to compare hourly earnings immediately pre-covid (2019) to today.

    If grocery prices were declining that would be called “deflation” not lower inflation, and the Fed would probably panic and cancel interest rates again. Unless grocery prices fell while other prices rose.

    Why would grocery prices fall? The component costs aren’t falling. The biggest cost of food is energy – fuel for tractors, energy embedded in fertilizer, mined and transported. Then the food has to be shipped – more energy, lots of trucks involved, increasingly regulated. Food packaging has to be made – more energy – paper, metal, plastics. But I think that “green” regulations mostly show up via rising energy and transport costs. And it will get much worse if the climate alarmist regulators have their way. The green scolds at The Economist want everyone to stop eating meat and go back to poor Chinese peasant life and just eat tofu instead.
    And then people are involved and everyone’s wages are rising. Supermarkets are full of people making wages at or influenced by minimum wage.
    Then there’s the demand side. Are incomes falling, no.

    No One: All understood. My point is only that prices are high, and while inflation may not be rising, prices are not falling, and that’s why many people may not be feeling good about the economy. I pretty much only buy for myself, except for household stuff, as my wife oftentimes buys her own food stuffs etc. I could also shop around, like Aldi s but I am too busy/ lazy. If you have 2 or 3 kids that have to be fed, it becomes a very expensive exercise. You can spend 100 bucks and have just one bag, and not much in it.

    I’ve been the victim of two bouts of road rage today. The first was I didn’t want to ‘block the box’ at a red light, though I probably could have squeezed further up. I was letting people turn left and the fat fuck in a moustache behind me was cursing me out. I could see him saying. “WTF are you doing” with both arms raised. I gave him a shrug in return which pissed him off more. Of course, when the light turned green, he had to ride very close to me to show his displeasure. I just turned up “Ozzy’s Boneyard” a bit louder and ignored him.

    The 2nd was in a gas station and a menopausal Karen was pissed at me for not backing up fast enough to let her through. She came in the wrong way and expected me to accommodate her. Women get panicky when it comes to backing up a car so I just avoided the aggravation and backed out and left when I was done filling up.

    Bottom line… people seem to be very edgy and short-fused more than ever. I guess money and the state of the country is a stressful issue and wearing on people.

I noticed that the black car slowed down to match my pace, and because I needed to make it over to the left lane, I mashed the throttle of my EV and blasted off on a rainbow of instant torque.     The push to get the oil companies out of CA has a political component. Just like Texas taxes EV with higher registration fees. TX would be foolish not to. The reason that they have no state income tax is because of oil industries royalties.

    However, there is another component apart from the fact that just as TX is vested in fossil fuels outcome, CA is as vested going back to the 70’s and LA smog to get rid of fossil fuels.

    That is real estate. There is a new HBO/MAX series “Bookies” that I highly recommend. In one scene grandma is upset because she had to move from a Brentwood mansion to a small house in a neighborhood with oil wells pumping outside their kitchen window.

    With the issue of real estate in greater Los Angeles, there are a lot of bested interests that want that real estate and are going to push for it. No different that how any industry got zoned out of Hoboken.
