Shore rentals starting to look shaky?

Jersey Shore rental market sees cancellations, dropped prices, vacant weeks. What’s going on?

Is the “Shore crowd in Italy”? Again?

That’s the buzz, or rationalization, among some renters, real estate agents and homeowners at the Jersey Shore, who are seeing another summer of vacant weeks, price drops, and a rising chorus of people who say they can go to other destinations — Aruba, North Carolina, Italy — for less money than they’re being asked to pay Down the Shore.

And in those far-flung places, they don’t have to bring their own sheets and toilet paper, a time-honored practice at many Jersey Shore rental properties.

The cracks began to show last summer.

And the panic is setting in even earlier this season, with owners offering discounted weeks, incentives for last-minute bookings, and tossing out long-standing practices, like requiring renters to book Saturday to Saturday.

Facebook groups like Main Liners Shore House Rentals are filled with properties with vacancies, like the Avalon house that sleeps 10 asking weekly rates ranging from $5,250 in July to $3,000 in September. Or the Ventnor house that sleeps 12 and is now asking $7,600 a week (”just added — 6 seater golf cart and 2 paddle boards!”).

After a couple years of heady economics — with the pandemic sending people to the Shore in droves, buying up real estate, moving here year-round, and forgoing fancier vacations — reality is continuing to set in by the beach.

“I’ll tell you that there was a lot of inventory that went unrented for people asking $30,000 a month for houses that are only worth $20,000 a month,” said Cole Checkoff, who runs a short-term rental management website, Host House Rentals, in the Atlantic City to Ocean City area.

“That put me in a good position,” he said. “I slice up the calendar a little bit more, [offering rentals for a week or less]. Things have been booking more last-minute. The booking window has been reduced over the last couple of summers.”

One recent investment property buyer in Sea Isle, who did not want to be identified, raised his rents this year to help cover his mortgage, and said he’s been surprised at the difficulty in filling out a full season this summer.

“Last summer, I had the whole place rented,” he said. “People were reaching out left and right. I upped my rates slightly, the highest at $3,500 to $3,750. It’s a lot of work. I’m not making a lot of profit. I thought I’d have just an easier time filling it.”

    I find interesting when fully pensioned, retired 50 yr old men who lived all their lives of the government with taxpayer funded salary and lifetime taxpayer pensions.

    Turn and advocate hardcore against pensions, against the government and against taxpayer funded jobs.

    The cost of owning an electric vehicle in New Jersey just went up thanks to an additional annual EV registration fee that started on July 1.

    To register a zero emissions vehicle, owners now have to pay the regular registration fee plus an additional yearly fee of $250. This will increase $10 per year for the next four years, according to the governor’s office. The price will be capped at $290.

    The money will go into the Transportation Trust Fund program that will then support various transportation infrastructure projects. This all comes as New Jersey is set to ban the sale of new gasoline-powered vehicles by 2035 and limit those sales starting in 2027.New EV owners will be required to pay four years up front – an extra $1,000.

    “Went to the “Windjammer” last year in Seaside Park. Believe we paid $1300 for a week, which was cheap compared to everywhere else. I now know why… entire clientele were chain smoking cigarettes in every section of the motel. Coming from up north I’m not used to the smell of cigarettes like that anymore, it was absolutely disgusting. One redneck woman parked her ass at the pool with a very loud Bluetooth speaker and proceeded to smoke down an entire carton of cigarettes over the course of my stay in that same spot, everyday, from the moment the pool opened until it closed. It just had that meth head vibe and there were some younger people there I’m sure because of the price but the nasty trashy clientele basically would scare anyone “normal” away.

    I have a soft spot for the shore in my heart bc I grew up going most summers but it attracts way too many trash PA people living in 1990”

    “Just did six days, five nights (not ever a FULL WEEK) in Wildwood. 4K for the week, so $1600 from myself and my spouse. Beds were horrible, couch had wires poking out, wifi never worked, coffee maker was from the dollar tree. Amazing that this homeowner can pull a year’s salary in rental income but can’t be bothered to make improvements.

    But it’s not just the house. Our group of 7-8 consistently had $200 to $500 tabs for dinners most nights. Did the boardwalk one night – ride tickets another $100. Spouse and I decided that this was the last year we’re doing NJ. If the group decides they can’t move on to another location we’ll come and visit for the day.”

    Yeah. We found a house on short notice in Spray Beach. 4BR with a wet bar at street level. My son is super psyched. We hear the surf all day and the roof deck gives a direct view of the ocean. It was 75 here yesterday. The water is cold, but the was a school of dolphins.

    Went to dinner last night seafood at a well known Jersey Shore waterfront restaurant. 4 people and spent $360 bucks., We were not hitting the booze. Food was Meh….presentation was Meh…

    Seriously if I was trapped in LBI for a week with family and spent time eating at these places all week I too would consider a trip to Europe or to the Caribbean for sure, just because I know the cuisine would be that much better.

    That Sunday afternoon Monmouth traffic to get home is now insane. 35 backed up from Asbury to 138. Parkway apparently was slow and stopped from Asbury to Cranford. 195 had several stopped areas.

    Fantastic food on the French side of the island, very laid back vibe. Lots of villas for rent, at reasonable prices. Nice quality grocery stores (European style), and great restaurants. Ocean like glass. If you are feeling like you want to splurge, take the high speed over to St. Barts for the day.

    As empty nesters, my wife and I have been doing 8 days/7 nights, adults only, all inclusive (all meals, snacks drinks,liquor) transportation And Air fare, $4,000 to D.R.

    We did St. Martin/Marteen a couple times in the 80’s with friends.

    Was in Paris last week. Brunch at an organic sidewalk cafe in the general Gros-Callou area next to the Eifel tower. Avocado toast, side salad, greek salad w/quinoa, bottle of water, soft drink. $70. The 36 hours I spent in Paris felt like shoveling money into a furnace with a large shovel.

    Some towns, absolutely. I’ve always hated Manasquan (I lived there) and never saw the appeal. Crappy houses, crappy restaurants. They don’t even have a real boardwalk. But Spring Lake and Sea Girt look fantastic. Some towns are definitely on the upswing.

    It amazes me how much $$$ people are willing to spend for a few days at the beach.

    As for me, I spent the weekend at a cabin on Fire Island (Atlantique).

    My outdoor club has a cabin there with a couple of bunkhouses (sleeps 20). Right on the bay, short walk to a nice beach on the ocean side. Three meals a day included- good food. They’ve got kayaks, canoes, SUPs, and sailboats you can use out in the bay.

    It was a sailing instructional weekend, and I was one of the instructors, so my cost for the weekend was exactly $0.

    Let’s see Captain Cheapo beat that. :)

    The regular folks pay something like $100-$120/night. Midweek it’s only $70 (though meals aren’t provided).

    Of course, getting there from NJ is abit of a hassle (NJ Transit>LIRR>shuttle bus>ferry), but no worse than sitting in traffic on the GSP.

    My family will stay in Ocean Casino Resort. Beach is beautiful up by the inlet between AC and Brigantine. The Boardwalk up there is just boards. If the weather turns, they have a great indoor/outdoor pool. For cheap food, there’s a very good bagel shop and Tony Baloney’s Pizza within walking distance. Great mini-golf too and bike rentals at the inlet. Of course, I pay nothing for the rooms unless I lose. Besides all the cool restaurants in AC, within 30 minutes Drive is Lucy the Elephant, Margate, Sea Isle City and Ocean City. All very nice beaches with easy and often free parking. I know a lot of great inexpensive, but really good places to eat in these areas.

    We just returned from D off at a sleepaway camp for a week in the Lake George region upstate. Found plenty of good and reasonable places to eat. Yes, LBI is really not worth it anymore.

    Juice: We were in Paris a few years ago, stayed away from it due to so many people including friends/ family saying it was not good. We went and had an excellent time, and Paris was clean and the people very helpful. Took the train to Versailles, and again people were helpful . Did not see any dog crap on the streets in Paris . Could not get into Notre Dame due to a bomb threat.

    BRT: Spring Lake and Sea Girt are beautiful, a little quiet , but beautiful. Good friends of ours have a house in SL, it’s been in the family for decades. The property taxes are incredibly high.

    It is exciting. Really nice down here. No joke, I had to do a client meeting on Lake Packanack in Wayne today at 2PM. It was 90+ minutes back to the place. It was a ghost town everywhere. I gassed up at Costco in Stafford. 96 degrees. I felt bad for the guy. I told him thanks. He said dude I am so fried. I drove on 72, and got to the rental 79 with a stiff breeze. Man. It is so easy. Everyone is in Europe with the strong dollar.
