NY Metro tops the S&P Case Shiller in May

Home prices reach record high as affordability crisis worsens

Home prices reached a new record in May amid an ongoing housing shortage, even as high mortgage rates continued to push affordability out of reach for millions of Americans.

Prices increased 5.9% nationally in May when compared with the previous year, the S&P CoreLogic Case-Shiller index showed on Tuesday, down from the 6.4% pace recorded the previous month.

On a monthly basis, prices climbed 0.3%, according to the index.

“Home prices hit a new high in May,” said Lisa Sturtevant, Bright MLS chief economist. “But with affordability a growing challenge for homebuyers and more new listings coming onto the market, we could be at the peak.”

The 10-city composite, which encompasses Los Angeles, Miami and New York, rose 7.7% annually, compared with an increase of 8.1% in April.

The 20-city composite, which also tracks housing prices in Dallas and Seattle, posted an annual gain of 6.8%, a decrease from the 7.3% figure recorded the previous month.

Prices rose in all the 20 major metro markets tracked by the index.

“All 20 markets observed annual gains for the last six months,” said Brian Luke, head of commodities, real and digital assets at S&P DJI, in a release. “The last time we saw that long a streak was when all markets rose for three years consecutively during the COVID housing boom.”

The largest price gain took place in New York, which recorded a year-over-year increase of 9.4%. It was followed by San Diego and Las Vegas, with respective gains of 9.1% and 8.6%.

    If you watched the weeks leading up to the debate, he was all of the sudden made more public. At that point I grew suspicious because we were seeing daily highlights of the senility. I said back then they were getting ready to toss him. The early debate was clearly a setup. The fact that the networks immediately pounced about 30 seconds after they were done also verified that it was all by design. Not sure there was a real solid plan in place after that. I think the assassination attempt was the straw that broke the camels back. Once that happened, anyone who was running just in case (Newsome & Whitmer) then magically faded to the background. But either way, the media control by the left is scary Orwelian.

    Right now they are 100% trying to manufacture excitement for Harris. Meanwhile, you have google & news sites doing their best to scrub and modify past articles.     I’ve eliminated a number of food establishments/products from my willing to buy list. A local mexican joint by me is the most recent casualty. Loved their tortas. Used to be $11 for a solid sandwich with the works. Today, it’s $16, and bread is now 3/4 of the original size. Morever, the 2 full chicken cutlets have been reduced to a 1/2 cutlet chopped up. Now…in the grand scheme of things, those two cutlets at cost were probably less than $1. I’d rather them charge me $17 for the full sandwich to cover the cost of the chicken instead of $16 and ripping me off.

    You do realize that Biden always had a speech disorder. He was a terrible stutterer as a kid and learned how to overcome it. He might not be unsharp mentally as you might think because it could very well be his inability to put his thoughts into the spoken word.

    Here’s an example. My brain damaged/autistic kid has serious speech synthesis issues. He’s been seeing speech therapists for twice a week since he was three. If you judged him by his speaking ability, you might think he was on the 2nd grade level or worse. But ask him what 17 x 12 is and he can tell you. Or ask him for turn by turn directions with street names to nearly any address within 20 miles of our home and he can tell you. And he only discovered Google Earth a little over a year ago.

    There is no doubt that Biden’s health is in decline. So was Reagans. Both men ended up leading just fine as their mental acuity diminished. Pointing out his worsening speaking ability with every slurred word did little good. And if you want a prize for being right, I’ll take it back for believing the election was rigged, or Obama was a Muslim or any other of the thousands upon thousands of lies the right conjures up every day.     Lib, you can go through Biden’s public appearances on video from the late 80s all the way to his Vice Presidency. The stutter was completely gone. Did he grow up with one, I’ll bet he did. I know several people who overcame the same issue. The stutter reference was always a deflection. The mental decline started to show signs in 2019. Subtle signs here and there.

    2019 was the first time I saw it when he would lose track of himself and go offscript and would blurt out insane things. 2020, it was evident the problem was growing in his various gaffes. The fact that they hid him in the basement during his entire campaign was only reinforcement of this view. By the time he was in office, it was obvious he was immediately being “handled”. No press conferences. A swarm of women screaming over and shutting down the press and pushing them out immediately. His immediately beeline turn for the backroom after every speech. Then, he started getting lost onstage. Then he started shaking hands with invisible people. And those facial expressions he makes are completely recognizable to anyone who has had a grandparent or friend go through this.

    And for reference, one of my best friends was a former coworker (Physics teacher) who is the exact same age as Biden. He taught to age 74. He was diagnosed with early stage Alzheimers in 2020. At the time he was still golfing everyday and going out to eat. When I called him last year, he could barely put a sentence together without issues. As of 9 months ago, he is now in assisted living.

    Lib, I know you are incredibly high IQ. My plea to you is this, your information pipeline is filtered if you didn’t see any of that stuff. So your conclusions are built off bad inputs. This is a consequence of the digital age, algorithms, and mega tech dominating the landscape. I don’t get my news from any source. I try to build my opinions of raw data that’s been properly corrected. Some raw data is pure garbage based on methodology. I don’t make my opinions on any edited videos, only raw uncut videos. There comes a point at which you are lied to and fooled that you reevaluate these things. I hit that point long ago. I turned off cable news at age 24.

    Now, to be honest, I can only say that I’m a little to keen on looking for the signs no of mental decline. I know for a fact I have bad genetics and probably expect it to start happening in my early 60s based on family history. I already have some signs that my brain isn’t quite functioning to perfection anymore. Back in the early 2000s, I could tell you what I did for every day going 2 and 3 days back. In case you haven’t noticed, I have a habit for remembering what everyone on this board has said and when. Comes in incredibly helpful when Pumpkin mouths off. I can tell you, those abilities are fading with age. There’s a whole list of celebrities names who I’ve forgotten. I went from remembering every student I had 15 years ago to only being able to retain about 25% of last names of students from 10 years ago (yes I measured). Ironically, I still have 100% of first names and can tell you all about each student. Part of the reason I do enjoy teaching Physics is it constantly forces me to be exercise my brain at a high level. Hopefully that can slow the process.

    I won’t bore you with my brushes with journalism it’s a bit cultish as I recall (I was an ad major/school of journalism) anyhow. Many rules of writing that I simply ignored and yes a certain nerdy quality to many of its denizens. I worked in the comics section of my paper in grad school (FL) and enjoyed old-school layout fun just before wide adoption of the computer. Journalism never made big bucks and the work seems slavish so I avoided it. But I did “date” the daughter of the publisher of the St Pete Times when I lived in the area. She was pretty nice! Tall brunette. Now, a Trumper in Texas. Good memories.

Humans are sometimes not nice. So, forget about “buying” any votes with kind gestures. Promises of “I will deport ten million people” will buy more votes for much less cost.

    Point taken. And honestly, I’m not trying to make excuses here. I was never a fan of Biden from his many lies told when chairing the foreign affairs committee. But I was never threatened by his potential cognitive decline. I knew he wasn’t running the show. The Dems are run by committee. The committee made up of the largest receivers of corporate financing. It’s all about keeping that gravy train rolling. Unfortunately, their social policies tend to agree with mine. Again, I have no issue voting Republican when the candidate is not about restricting rights, mixing the church and state, and playing the politics of hatred. All three things Trump wasn’t before he adorned the MAGA crown.

    As to filters and not letting biases get in the way of my thought processes, trust me when I tell you I do not get my news from mass media. I read Tangle and I’ll occasionally watch the 10 or 11pm news which is mostly made up of stabbings and shootings these days. You do know I studied quite a bit of marketing and psychology, as I’ve always had a fascination of how dumb humans tend to be. We are so genetically programmed to want to be just like everyone else. It’s entirely what fashion is and why we are so hellbent to keep up with the Joneses or waste 90K on a college education that could be had for half. Especially if you are going to participate in post-secondary. You don’t want to watch television with me. I point out the fallacies in nearly every commercial. Heck, I can’t even watch the Olympics anymore with the volume turned in. You would think it was a competition for damaged athletes. I don’t care if your grandmother overdosed when you were three. Just fucking get on that pommel horse already. And the shot of the required shot of the exuberant parents? Enough already.

    But I digress. It’s really a zero sum game to argue with anyone about politics. There is absolutely nothing to gain from it. No one is changing their mind and it’s even less likely that anyone will admit they are wrong. Worse yet, the wonkier one is, the more likely they are going to pass along what you already knew or heard about. I’m not in love with the Dems. I’m a registered Republican more so that my vote might one stay steer the party that was once considered the fiscally responsible in the direction of increasing their humanism. It’s really that simple. MAGA is really the opposite of that. Maga is massively testosterone driven. Put down those who can’t defend themselves. Call all immigrants rapists, murderers and miscreants. Tell gay people they are simply misguided. Easy pickings for those who don’t think critically. Let’s Make America Great Again. Just think about it. Is it really THAT BAD? Or is the narrative just that it’s bad? In my opinion, a Great America does not call immigrants rapists and murderers. In my opinion, getting felt up in a movie theater is something practiced by 15 year olds and not Congresspeople. But what do I really know? I’m apparently the one who is being duped and fooled! And again arguing over politics.

    That said, Jim is correct here. Trump will be insufferable and really create a lot of tension for the public while he is in office. That said, the country will be much better off with him, because Harris will perpetuate a whole spectrum of bad ideas that will really degrade our lives and safety. Let me reiterate, Trump’s presence is unwelcomed. This evaluation is RELATIVE. Both choices provide negative outcomes, just one is vastly worse.
