Florida’s crumbling home prices haven’t been this bad since 2011

Florida’s sun-soaked southwestern coast, known for its wealthy enclaves and retirement appeal, is grappling with the steepest home price drops in more than a decade. 

From Sarasota’s luxury listings to Punta Gorda’s booming developments, property values have fallen at rates not seen since the post-recession days of 2011. 

Despite rising home prices across most of the US, certain Southeast metros, especially in Florida, are bucking the trend.

Data from the National Association of Realtors (NAR) paints a grim picture. The Punta Gorda area witnessed a 6.5% price drop this past quarter, pulling the median down to $350,000. North Port-Sarasota-Bradenton wasn’t far behind with a 5.8% fall, pushing median prices to $485,000. 

Cape Coral-Fort Myers also recorded a 3.7% dip, adding to earlier declines this year. Economist Lawrence Yun from NAR highlighted a cocktail of challenges pressuring the market, including increased housing supply, skyrocketing insurance premiums and accelerated construction in recent years.

Florida isn’t alone in this reversal. San Antonio, Texas, and Durham, North Carolina — cities that saw their real estate boom with over 20% gains two years ago — are now facing price corrections. 

And while national home prices inched up by 3.1% in the third quarter, with the median hitting $418,700, the pace of growth is slowing, indicating that affordability is still a major concern in many places.

    If it was just Florida experiencing price drops, it would make sense with the insurance cost and the worry of being in hurricane alley. But with price corrections in Texas and North Carolina, it appears a correction is occurring across the board. I’ll assume Las Vegas and Phoenix are facing the same as they were culprits the last time? I’ve even noticed some drops in the Northern Jersey though, when your ‘ask’ is at sublime levels, a drop is still a 50% profit if you bought pre-covid. If you bought a few decades ago, you can sleep on a mattress of money. Money for nothing and chicks for free.

    In other news, our club doubled our position in ASML. It took a beat down from a shortcoming in orders last quarter that were likely caused by two customers who were simply delaying their orders (Intel and Samsung). Most analysts value them in the mid 900s conservatively. It is currently sitting at 658 and it may drop to closer to 600. Now is not a bad time to start scaling in. Last quarter reported a day early (by accident), about a month ago. Or just buy some Bitcoin and wonder why the fuck it has value.

    I have covered this in detail before. We don’t have as many homeless here in NY Metro area because of all of the public housing units that have been built over the decades.

    I recall about ten years ago reporting that Golden Gate Park was no longer useable after a trip out there. Even back then, the Mission District was scary. We drove from San Diego up to Santa Barbara during my son’s college search for three days almost three years ago and it was clearly a different place from when I lived there in the early 2000s. Drug use is a huge problem in our country that our leaders continue to ignore along with gun deaths. And you wonder why the kids are fed up with current leadership.

    CA is a little different in terms of costs. Our money went a lot further on a $750k purchase and the taxes and interest rate were low. LA itself is a strange and apparently moribund economy that’s been hammered by mergers, streaming, strikes and the like.
    Out in more rural Ventura Co you have a flat to negative growth cycle going on five years now. Clearly a weird place to try to find a job. No, California as most of you know is a place people do when they have a lot of money. If you can put up with the occasional wild fire and earthquake you are golden. I find the beaches too rocky and the water too cold for this former “Florida” boy and lover of the Cape May experience for a years on end. Good times!

    Then came W Bush with neo-conservative ideas and all the morbidity and mortality created along with all the economic and foreign relations blow back of the Iraq 2 fiasco. This did heavy damaged to working class families’ kids that join the military out of duty. As Bannon says, the meritocrats’ kids never do military service. A tid bit to this side is the amount of kids that joined the military during the late 90’s because they were wards of the State because of parental problems related to AIDS (remember that) or were abandoned because of finance after Clinton killed off the old welfare system.

    Then it was Hopium Obama. Everyone expected Shaft and they got nerdy Urkle that sold out to the banks. Any hope and trust were broken. Remember the anger of Occupy Wall Street from the left and Tea Party from the right.

    To make worse than you got Cankle Queen Clinton rigging the deck and booting out the only truth sayer Bernie Sander to be Cankle Queen of America. Here is where the Orange Turd fool comes in.

    The anger is palbable from many sides and as the election showed, a slight majority really does not care after 40yrs of drubbing horse do-do from all sides.
