The housing market’s home insurance shock, as told by an interactive map

Over the past few years, many housing markets have experienced a home insurance shock. Part of this is due to insurance models reassessing disaster risks, while much of it stems from rising housing and construction costs. Replacement and repair costs have soared, and insurers are trying to keep pace, though some state insurance commissions are slowing the process.

To better understand what has happened to home insurance across the country, ResiClub reached out to economists Benjamin Keys, a professor of real estate economics at the University of Pennsylvania’s Wharton School, and Philip Mulder, a professor of insurance at the University of Wisconsin-Madison. This summer, they published a paper for the National Bureau of Economic Research (NBER), conducting their analysis using raw data from CoreLogic.

They found that the three-year shift in the median annual U.S. home insurance premium from 2020 to 2023 was 33%. That’s a bit above the three-year shift in U.S. home prices from December 2020 to December 2023 (28%).

“We find that premiums have risen sharply since 2020, that this growth has been concentrated in disaster-prone ZIP codes, and that elevated reinsurance costs are a critical driver of the increase,” wrote Keys and Mulder in their NBER paper.

Among the 500 largest U.S. counties, these 15 counties saw the biggest three-year increase in median home insurance premiums from 2020 to 2023. Nine of them are in Florida:

  2. St. Tammany Parish, Louisiana: 117.8%
  3. Calcasieu Parish, Louisiana: 90.8% 
  4. Weber County, Utah: 86.4% 
  5. Flagler County, Florida: 79.7% 
  6. Martin County, Florida: 77.9%
  7. Santa Rosa County, Florida: 76.7%
  8. Escambia County, Florida: 74.2%
  9. Lee County, Florida: 72.2% 
  10. Utah County, Utah: 71.6%
  11. Marion County, Florida: 70.9% 
  12. Okaloosa County, Florida: 70.1%
  13. Guilford County, North Carolina: 70.1%
  14. St. Lucie County, Florida: 65.7%
  15. Manatee County, Florida: 64.7%

    These ATACMS missiles work with military grade GPS. Ukraine is going to cluster bomb Russian troops and probably hit many civilians as well and well zero aircraft which are the real danger now to Ukraine.

    Our media is doing a piss poor job of covering the war. Russia just launched over 100 cruise missiles and newer very dangerous glide bombs just yesterday. Their goal here is to darken Ukraine again as it was aimed at electrical infrastructure all over the country. We are firing missiles that cost upwards of 2 million dollars each in an attempt to shoot them down.

    The newer glide bombs are something the Russians thought up last year. They take large up to 3 ton regular bombs and add an inexpensive kit to them they are launched from a fighter jet too about 25 miles or more from targets. Cheap and effective. There is no hiding from a bomb like that on the front line or anywhere else. Their factory is close to Moscow way out of range anything Ukraine has except for their modified ultraligth aircraft drones.

    Just another day another escalation.

    What is interesting about the “unburdened” catch phraseology is during the campaign VP Harris had said almost nothing that hasn’t been on a teleprompter, and there were real seasoned writers behind those speeches, veterans of the trade and many successful campaigns.

    One of her main speechwriters was Adam Frankel a former top speechwriter for Obama. He came with top notch marks, and endorsements as he was the one who teamed up with Jon Favreau back in the day during the campaign of 2008 to defeat Jon Edwards and Hillary Clinton during the primaries. They wrote many great speeches…. but just like an over the hill athlete they could not perform this time around. I bet they were afraid of actually using the words “hope” and or “change” in any speech ever again.

    That’s who I am with for now. Everyone needs to remember, insurance works opposite of intuition. The longer you stay with one company, the more expensive they get. There is an anti-loyalty discount with insurance. They are all privy to your claims. Many often teaser rates for the first year so it pays to jump around. It’s not that terribly time consuming either. I change about every three years, usually prompted by a surprise rate increase. NJM has been great so far. We have not had one auto claim which was 100% the other driver’s fault (my son was our driver) and they handled everything for us even though it was the responsibility of the other driver’s insurance to pay. Though, their rental car reimbursement was paltry at $30 a day.
