NJ takes top spot in price growth

US Home Price Insights –  December 2024

Home prices nationwide, including distressed sales, increased year over year by 3.4% in October 2024 compared with October 2023. On a month-over-month basis, home prices increased by 0.02% in October 2024 compared with September 2024 (revisions with public records data are standard, and to ensure accuracy, CoreLogic incorporates the newly released public data to provide updated results). 

The CoreLogic HPI Forecast indicates that home prices will drop by -0.03% from October 2024 to November 2024 and increase by 2.4% on a year-over-year basis from October 2024 to October 2025. 

U.S. home price growth has remained relatively flat since this summer, only eking out gains in certain pockets of the country. The Northeast has proved particularly resilient to current economic conditions despite slower job growth, elevated interest rates, and ongoing affordability concerns.  

New Jersey, Rhode Island, and New Hampshire claimed three out of the top five spots for year-over-year price gains, rising 8.1%, 7.5%, and 6.3%, respectively. Rhode Island and New Jersey prices reached new highs in October.  

Meanwhile Washington D.C., Idaho, and Montana top the list this month for the states that are furthest from their price peaks. Each location was down from its former high point by -3.5%, -2.5%, -2.1%, respectively. However, on a year-over-year basis, Washington D.C. prices are still up 4.7%. 

Despite the price declines seen in certain areas of the country, overall national price growth is expected to continue at a muted pace. Still, forecasts suggest that national single-family home prices will reach a new peak level in April 2025. Currently, the median sales price for all single-family homes in the U.S. is $385,000.

    An experienced shooter: Police recovered three live 9mm rounds and three discharged 9mm shell casings from the scene. The words “deny,” “defend” and “depose” were found on the casings, ABC News reported, citing police sources. Detectives believe the gunman operated in a way that suggested he was an experienced marksman, police officials told CNN. The shooter also used what appeared to be a silencer on the gun.

    Some speculation that sub-sonic (low-power) rounds were use to further suppress gunshot noise, which can significantly increase the chance of the gun jamming as there isn’t enough energy to effectively eject the shell and reload the next round. Another tip towards being a very skilled or well equipped shooter. However, 3 jams and 3 fired rounds doesn’t exactly sound like that setup was tested, practiced with.

    I predicted at worst, we’d have a sideways or flat price point for a few years in NJ. I’m altering that prediction; after the covid increases in the Northern NJ sphere, we can expect a steady 3% to 4% rise for the next few years. For once, the rhetoric spewed by the house tour guides is correct: Buy now or be priced out forever. In our lifetimes, houses may become property of the government. Your responsibility will be to pay the property taxes which will be out of reach for most. Either way, “owning” a house will be a status symbol for the “haves” while assorted levels of riff raff and rabble will dwell in pods constructed with Chinese made particle board.

    In the latest acknowledgement that the long anticipated ‘fiscal cliff’ is coming, the Murphy administration, in an email sent last week, notified the heads of all the cabinet departments that the state will pause approvals for discretionary salary increases and that each department should limit new hire requests to those that are “mission critical” to the functioning of the department, ROI-NJ has exclusively learned.

    ROI-NJ also has learned the email, sent last Thursday afternoon, comes approximately seven weeks after the administration told all the department heads, in an email sent Oct. 1, that they should be prepared to cut their operating budgets by 5% for the Fiscal Year 2026 budget.

    Both emails were seen by ROI-NJ.

    The governor’s office acknowledged the emails but declined a request to comment.

    Here’s what I’m tracking for 2025 tax increases.

    Gas – Increases by 2.6 cents on Jan 1
    EV Sales – Full sales tax 6.625% on July 1
    EV Registrations – New $250 annual road tax fee on EVs (highest in the country)
    NJ Turnpike – 3% increase in tolls on Jan 1
    GSP – 3% increase in tolls on Jan 1
    AC Express Way – 3% increase in tolls on Jan 1
    Discussions taking place to push sales tax from 6.625% to 7% and eliminate sales tax “holidays” (like back to school, etc) going forward – this was cancelled in 2024.
    Corporate Transit Fee Tax (WTF?) – 2.5% surcharge on top of the 9% corporate tax rate for businesses with a net taxable income over $10m (will now be the highest in the country)

    Indirectly, minimum wage moves up $0.36 to $15.49 – This is actually a smaller jump than in previous years on a percentage basis, but still meaningful in increasing costs and resulting pass-thru to prices.

    NJ minimum wage was at a somewhat stagnant level for years, right? Regardless of the inflation rate, the average increase YOY was relatively fixed. In 2019, a law was passed to up the min. rate aggressively. Then Covid hit and the price of everything skyrocketed. Does a wage of $15.49/hr. today accurately reflect the wage over time graph or should that min. wage now be much higher because of runaway inflation over the last four years?

    Also, COLA adjustments are now mandated, so we should see annual indexing vs. the historic trends of longer periods of stagnant wages and occasional jumps.

    The shooter bought coffee and water at a nearby Starbucks and left them in a garbage can at the scene along with DNA. Also possibly left a phone behind and wore a very distinct backpack. Lots of mistake for a professional criminal. More likely someone who knows guns. Since the casing were engraved possibly into hand loading.

    I was referring to my younger years in the min. wage growth. It was stagnant as the visual indicates and we used to mock it. The last ten years have shown significant change. So, with COLA adjustments, you’re saying 2025 and beyond will be reflected in the inflation increases of the last four years? I need more coffee. lol.

    From 1968 to 2005, that chart is painful to look at. And saying it increased 3 or 4 fold means nothing when you’re making nothing. Even 2005 to 2015 is hard to look at. It’s only the last ten years that the min. wage push was substantial.

    You talk as if getting a Ph. D is a walk in the park. And the long drawn academic life of a post doc working for pittance, then the struggle to get an offer, much less tenure ship.

    Actually earning a PhD is not a walk in the park. Getting a grant from a high profile federal program, screwing up, and getting pushed through in 5 years to save money is a walk in the park…and that what happens in the universities now. 50% earn it. 50% get pushed through. That’s why employers are very wary of PhDs in science these days. I posted about all of this on this forum in real time in grad school 15-20 years ago. Not all Drs. are equivalent bro.

    This CEO murder is like something out of a Jack Reacher novel. I read the gun may be a Welrod suppressed pistol. It is a single shot bolt action, therefore the gun did not jam as some people said. An interesting piece of kit that the casual shooter would not have access to.
