House Prices Could Fall in Three ‘Vulnerable’ States

The housing market is vulnerable to decline in parts of the country with analysis suggesting that prices are more at risk of falling in three specific areas.

Real estate experts at ATTOM, a property data firm, suggested that California, New Jersey and Illinois are home to the counties with the most at-risk housing markets.

Some areas in Florida now fall into this category, according to the Quarter 3 2024 Housing Market Impact Risk Report, which was published on Friday.

The news follows a string of warnings about the state of the U.S. housing market in recent months, although the picture is very different depending on the location of the market.

Back in July, ATTOM warned that homes were becoming ever more unaffordable with Americans being forced to spend much more of their paychecks to achieve home ownership.

And house prices had hit an all-time high that same month, according to the National Association of Realtors. But, around the same time, an ATTOM study warned that some counties in California, Illinois, and New Jersey were among the most vulnerable housing markets in the country, with owners there more likely to see the value of their homes slide during a downturn.

ATTOM CEO Rob Barber said the analysis showed how the U.S. market is exposed to “varying pockets of vulnerability”.

He added: “As with past reports, this one is not meant to suggest any given area is about to fall or is immune from problems. Rather, it spotlights locations that look to be more or less able to withstand significant changes in market conditions. We will continue to keep a close watch on markets throughout the country to see how things track.”

The counties with the housing markets most at risk of decline, according to ATTOM, included Cook, Kane, Kendall, McHenry and Will counties in Illinois, while the counties of Essex, Passaic and Sussex featured in New Jersey. A further 13 most at-risk counties were in California: Butte, Contra Costa, El Dorado, Humboldt, Solano, Kern, Kings, Madera, Merced, San Joaquin, Stanislaus, Riverside and San Bernardino counties.

    Sussex County is always a bit erratic because of its locale. Passaic and Essex contain major cities that are ripe for speculation and foreclosure so, there’s that. The suburban areas of all NJ counties primarily north of I-95 and west of the NJT are solid and will not dip in price. If anything, sideways for a few years but that’s highly doubtful.

    I watched the Schwab forecast today. They agree with me that the tariffs will be a net negative as will exporting immigrants. Of course, they looked at Trump’s promises from last term and think again, he’ll speak loudly and do nearly nothing leaving his economic policies only doing minor damage even with today’s currently stretched valuations. Plus the impact of shutting down immigration will take at least a year to show up in the numbers. Just thought I’d share.

    The whole point of DOGE, is that Elon can point to NASA and say it is so inefficient and bad, It needs to change. The funding stays the same, but it gets channeled into Public/ Private partnerships with companies like say SpaceX.

    I don’t know but what I do know is we can hype it up to a 10 trillion dollar valuation. So there’s a reason to buy it just based off of greater fool theory. If you look at that market, there is an ETF, $DXYZ, invests in a lot of silicon valley startups/scams. It’s like 30% SpaceX on paper. It’s been a juggernaut of a mover in price.

    What I’ve learned lately is that A LOT of people in the public sector are really bad at their jobs. From teachers to transportation to border security to presidential security detail to the FBI to the current President and VP, horrible. In the private sector, when a division or employee is adding zero value, you’re gone. And yesterday, Murphy didn’t show up to a meeting on this drone stuff because he knew optics would be bad.

    The incoming Trump administration intends to rescind a long-standing policy that has prevented Immigration and Customs Enforcement agents from arresting immigrants at or near so-called sensitive locations, such as houses of worship, schools and hospitals or events like funerals, weddings and public demonstrations without approval from supervisors, according to three sources familiar with the plan.

    President-elect Donald Trump plans to rescind the policy as soon as the first day he is in office, the sources — who spoke on the condition of anonymity because they are not authorized to discuss the change publicly — said.

    The move would be intended to boost ICE’s authority to arrest migrants across the country, and its speed in doing so, as part of Trump’s plan to carry out what he has said he wants to be the “largest deportation operation in American history.”

    The policy preventing agents from making arrests in sensitive locations without approval started in 2011 with a memo sent by then-ICE director John Morton, and continued through the first Trump and Biden administrations. It was meant to allow undocumented immigrants to operate freely in certain public areas with the idea that doing so will ultimately benefit not just them but the larger community.

    “Immigration enforcement has always required a balance. In the past, Presidents of both parties have recognized that merely because it may be lawful to make arrests at hospitals and schools doesn’t mean it’s humane or wise public policy,” Lee Gelernt, an attorney with the American Civil Liberties Union, said.

    “We don’t want people with contagious diseases too scared to go to the hospital or children going uneducated because of poorly considered deportation policies.”

    Under the policy, ICE agents have been allowed to go into the sensitive locations to make arrests under certain conditions including a national security or terror issue, the arrest of a felon considered dangerous, or if there was imminent risk of death or physical harm to a person or property or concern that evidence in a criminal investigation would be destroyed.

    Even when those circumstances existed, though, agents had to get approval from superiors in order to plan an arrest in a sensitive location. They could also go in to make an arrest in exigent circumstances when they felt immediate action was required, but needed to consult with superiors after the fact.

    During the first Trump administration, there were at least 63 planned and five exigent ICE arrests at or near a sensitive location, according to ICE data covering the period from October 1, 2017, through October 31, 2020.

    The idea that Trump might allow ICE agents to arrest anywhere, even inside schools and houses of worship, without the current limitations began circulating in Project 2025, a list of policy proposals distributed by the Heritage Foundation prior to the election.

    The president has some limited power to change spending, but most of the spending power lies with congress.

    And with a razor thin majority in the house, R’s are unlikely to get the major spending cuts that DOGE will likely propose.

    Ultimately it will take a mix of spending cuts and tax increases to bring the deficit under control.

    Anyone who thinks it can be accomplished only by spending cuts is just not living in the real world.

    Is anyone here familiar with the Boom car law in NJ? I’m not finding conclusive reports on the scope of this law and if it went into effect.

    I have a neighbor – actually a 28year old son of a neighbor – who lives with his parents. This guy has a really loud, modified exhausts, lowered, car – a 2 door toyota solara. He revs up the car at 6 am every day. I’m a few houses away – but the noise pierces through my anderson windows and is a nuisance

    Any ideas on dealing with this nuisance? I tried writing a letter already. Reporting to the township would be the last resort.
