US new home sales exceed expectations; rising supply curbs house price growth

Sales of new U.S. single-family homes increased more than expected in December, further evidence that housing market activity regained some momentum at the end of 2024, though rising mortgage rates remain a constraint.

The report from the Commerce Department on Monday also showed the rebound in home sales in November was much stronger than initially estimated. It added to data this month that showed single-family housing starts and building permits increased to a 10-month high in December, while sales of previously owned houses also rose to the highest level since February.

“New home sales in December wraps up a solid year for newbuild demand in an otherwise stagnant housing market,” said Thomas Ryan, North America economist at Capital Economics. “We expect new home sales to continue to grind higher this year.”

New home sales rose 3.6% to a seasonally adjusted annual rate of 698,000 units last month, the Commerce Department’s Census Bureau said. The sales pace for November was revised higher to a rate of 674,000 units from the previously reported 664,000 units.

Economists polled by Reuters had forecast new home sales, which account for about 14% of U.S. home sales, would rise to a rate of 675,000 units. New home sales are counted at the signing of a contract, and can be volatile on a month-to-month basis. They increased 6.7% on a year-on-year basis in December.

An estimated 683,000 new homes were sold in 2024, up 2.5% compared to 2023. The median new house price increased 2.1% to $427,000 in December from a year earlier. The pace of increase in home prices is slowing amid rising inventory of new homes.

    What a scam from the OrangeTurd crowd. You have to be fearful, uneducated and not paying attention to take this moronic threat, is not even an offer. Is a threat because they know they can’t do anything else.

    The ” OMB Letter” offering employees a way out is just a “psych you out” letter. What they offer is a “Deferred Resignation Program” where you resign 0n 9/30/2025 the end of this fiscal year. There is no “Buy Out” or here $XX and get out or “Early Retirement Option” where penalties associated with leaving before 60 are removed and enhances the pension. Anyone can resign anytime for any reason when is convenient to you, this is not the Jehovah Witnesseses, Scientology or the Mob.

    Overall it looks like a move to delay having to fight for an increase in the debt ceiling. The rules are rules and are set a certain way to prevent issues and maintain legality and accountability with the Chain of Command, just in like in the movie in the bridge of a Navy ship, the Captain gives the order to the Lieutenant, which gives to Petty Officer, which gives to Seaman., unless a serious emergency -the Captain does not generally give the orders to the Seaman bypassing the Chain of Command.

    What these OrangeTurd dumbasses are trying to do with the OMB stunts is to bypass the system by scaring people. Of course this will end badly, looking back a decade from now.

    Reference the ‚offer‘ being made to Federal employees, I imagine those able to retire now will do so. There will obviously be RIFs coming for certain employees, for example those working in the DEI field. But the thing is that the Federal government is just too big and we just can’t keep spending money we don’t have and continuing to increase the national debt.

More importantly, because of decentralization of our federal and state system is very inefficient, so it relies on contractors.

    There is 1 fed employee to 2 contractors in the Federal system. Let’s say FEMA disappeared and the it is up to the states.     One arguments that keeps standing out is the pandemic and loss of working adults in all countries. In the USA we lost about ~1 million, but we have had ~3 millions new (legal/illegal) immigrants since then.

    Questions being asked many times are – Did those ~3millions make the difference in our economic growth vs the rest of the world? – What is the size/amount of economic growth that will be affected by the anti-immigration policies?

    The officials have also spoken to Mr. Adams’s defense team since Mr. Trump took office, the people said. The defense team is led by Alex Spiro, who is also the personal lawyer for Elon Musk, the world’s richest man and one of the president’s closest advisers.

    Mr. Adams was indicted in September on charges including bribery, fraud and soliciting illegal foreign campaign contributions after an investigation that began in 2021. He has pleaded not guilty, maintained his innocence and contended that he is being prosecuted because he criticized the Biden administration.

    In recent weeks, Mr. Adams, a Democrat, has curried favor with Mr. Trump. He met with the president-elect near Mar-a-Lago, attended the inauguration and has said that, from now on, he will share any criticisms of the president in private. Mr. Trump has the power to pardon Mr. Adams, and in December said that the mayor had been treated “pretty unfairly” by prosecutors, and suggested he was considering issuing a pardon.

    The two men, according to several people close to the mayor, have been in direct communication for weeks, speaking on the phone.

    A spokesman for the office of the U.S. attorney for the Southern District of New York, which is prosecuting the case, declined to comment. As I noted some of the most wealthy, and highly educated towns in Bergen County voted for Trump in the majority and he did extraordinarily well in other highly educated and wealthy BC towns. That’s only one small sample of course, but I suspect it was the case in many educated affluent towns across the country. So the old only the ignorant blue collar plumber crack people voted for Trump is tiresome. Trump even increased his percentage of Black and Hispanic voters, and specifically increased the share of Black American males in the Bronx. The fact is right or wrong or for better or worse, people are not buying the Democrats message. You seem to have great difficulty in acknowledging that. As for immigration, I have no issue with violent criminals being rounded up and sent back to where they came from. As for the rest a path to citizenship. Secure the border and follow an orderly process to enter this country just like we did in the past. Millions over the years came this way, and it worked.

    Anyhow, I will leave it at that. Have to rest up, off to Orlando on Friday to pick up a cruise to the Caribbean. I will let you guys continue to do what you are doing here. Peace.

It got to the point where some of the Trump supporters on the call apologized for their ill-advised decision to not just vote for him, but to promote him. And if you think the current executive orders which would have stopped such programs as before school breakfasts and medicare payments, the union head claimed he heard much more (many illegal) were coming.

    And this ignores the monumental grift.

    But Harris, a federal prosecutor, was unqualified. Yes she was, but she wouldn’t have been opening Patriot banks, selling MEME coins and threatening repercussions to those who didn’t agree with her. But ues, she would have been unqualified.

    You can hear the Regan Air Traffic Controller telling the helicopter pilot to GTFO. That American Airlines Jet was on final approach on runway 33 at about 400 ft. Collision avoidance does not operate below 1000 ft. Plane pilot was doing a visual approach and was maybe 10 seconds from landing… Army Helicopter was flying south along the river…they should have moved out of the way and didn’t.

    These Military helicopters (if it is the gold topped one) are generally VIP transportation for the Department of Defense, they land at the Pentagon for example and fly down the Potomac river sometimes to Andrews Air Force base or other places. It’s very crowed airspace, but because it’s the military they are allowed to cross directly in front of those runways and scoot across the river. That is a very bad practice that has been going on for many years and probably should be changed now.

    Lib – You know they considered closing Regan Airport permanently after 9/11.
    The airspace near the Pentagon and Airport has been flight restricted airspace since 9/11. Only commercial planes with pilots that have been vetted by TSA can takeoff and land there, they are vectored in too. Must stay within the ILS up and down the river. NORAD even has a laser light system that will shine directly into the cockpit of any private or other aircraft violating the 33 mile zone around Washington DC. If they don’t respond to hails and the laser lights and turn away immediately jets are scrambled to intercept.

    I have stayed near there a few times for conferences. If you watch the river it has helicopters flying up and down it all the time at low altitudes, and all were military, even saw a formation of three MV-22 Osprey Ospreys training along the river…

    There is a military base with a helipad directly across from the airport and the Pentagon has a helipad and it’s next to Regan Airport just to the west only a few hundred yards at the end of that runway 33. As I said the military are the only ones allowed to fly near those runways up and down the river. It was perhaps only a matter of time that a collision would occur.

    Very tight rules to fly there as I said, they can only get tighter. There can’t really be any good reason to fly right in front of a very active airport runways at a few hundred feet, even if you are training to evacuate the Pentagon.
